Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary. Inspiration for a small coastal light wood floor sunroom remodel in Boston with no fireplace

These clients have a high sense of design and have always built their own homes. They just downsized into a typical town home and needed this new space to stand out but also be accommodating of aging in place. The client, Jim, has a handful of challenges ahead of him with dealing with Parkinson and all of it symptoms. We optimized the shower, enlarging it by eliminating the tub and not using a shower door. We were able to do a curbless shower, reducing the likelihood of falling. We used larger tiles in the bathroom and shower but added the anti slip porcelain. I included a built-in seat in the shower and a stand-alone bench on the other side. We used a separate hand shower and easy to grab handles. A natural palette peppered with some aqua and green breathes fresh, new life into a re-imagined UTC town home. Choosing materials and finishes that have higher contrast helps make the change from flooring to wall, as well as cabinet to counter, more obvious. Large glass wall tiles make the bathroom seem much larger. A flush installation of drywall to tile is easy on the eye while showing the attention to detail. A modern custom floating vanity allows for walker wheels if needed. Personal touches like adding a filter faucet at the sink makes his trips to take medicine a bit easier. One of my favorite things in design for any project is lighting. Not only can lighting add to the look and feel of the space, but it can also create a safer environment. Installing different types of lighting, including scones on either side of the mirror, recessed can lights both inside and outside of the shower, and LED strip lighting under the floating vanity, keep this modern bathroom current and very functional. Because of the skylight and the round window, light is allowed in to play with the different colors in the glass and the shapes around the room, which created a bright and playful bathroom. It is not often that I get to play with stain-glass, but this existing circular window, that we could NOT change, needed some love. We used a local craftsman that allowed us to design a playful stain-glass piece for the inside of the bathroom window, reminding them of their front door in their custom home years ago.

Inspiration for a mid-sized coastal screened-in porch remodel in Boston with decking and a roof extension

The goal of this project was to build a house that would be energy efficient using materials that were both economical and environmentally conscious. Due to the extremely cold winter weather conditions in the Catskills, insulating the house was a primary concern. The main structure of the house is a timber frame from an nineteenth century barn that has been restored and raised on this new site. The entirety of this frame has then been wrapped in SIPs (structural insulated panels), both walls and the roof. The house is slab on grade, insulated from below. The concrete slab was poured with a radiant heating system inside and the top of the slab was polished and left exposed as the flooring surface. Fiberglass windows with an extremely high R-value were chosen for their green properties. Care was also taken during construction to make all of the joints between the SIPs panels and around window and door openings as airtight as possible. The fact that the house is so airtight along with the high overall insulatory value achieved from the insulated slab, SIPs panels, and windows make the house very energy efficient. The house utilizes an air exchanger, a device that brings fresh air in from outside without loosing heat and circulates the air within the house to move warmer air down from the second floor. Other green materials in the home include reclaimed barn wood used for the floor and ceiling of the second floor, reclaimed wood stairs and bathroom vanity, and an on-demand hot water/boiler system. The exterior of the house is clad in black corrugated aluminum with an aluminum standing seam roof. Because of the extremely cold winter temperatures windows are used discerningly, the three largest windows are on the first floor providing the main living areas with a majestic view of the Catskill mountains.

Complete backyard renovation from a traditional cottage garden into a contemporary outdoor living space including patios, decking, seating, water and fire features. Plant combinations were selected relative to the architecture and environmental conditions along with owner desires.

The steep site on which this residence is located dictated the use of a retaining wall to create a level grade. This retaining wall, or “the line”, became the driving element behind the parti of the home and serves to organize the program for the clients. The rituals of daily life fall into place along the line which is expressed as sandblasted exposed concrete and modular block. Three aspects of a house were seperated in this project: Thinking, Living, & Doing. ‘Thinking’ is done in the library, the main house is for ‘living’, and ‘doing’ is in the shop. While each space is separated by walls and windows they are nonetheless connected by “the line”. Sustainability is married in equal parts to the concept of The Line House. The residence is located along an east/west axis to maximize the benefits of daylighting and solar heat gain. PROJECT SPECIFICATIONS The architect specified two butting/side by side 173.93 inch wide x 240.0 inch projection retractable canopy systems to be inserted in to a new steel frame structure. Each of the areas to be covered used one continuous piece of fabric and one motor. The system frame and guides specified are made entirely of aluminum which is powder coated using the Qualicoat® powder coating process. Custom color chosen for the guides by the Architect was RAL 9006 known as White Aluminum. The stainless steel components used were Inox (470LI and 316) which are of the highest quality and have an extremely high corrosion resistance. In fact, the components passed the European salt spray corrosion test as tested by Centro Sviluppo Materiali in Italy. Fabric is Ferrari 86 Color 2044 White, a fabric that is self-extinguishing (fire retardant). These retracting canopy systems has a Beaufort wind load rating Scale 10 (up to 63 mph) with the fabric fully extended and in use. A grey hood with end caps was requested for each end to prevent rain water (location is Alexandria, Virginia) from collecting in the folds of fabric when not in use. A running profile which runs from end to end in the rear of each section was necessary to attach the Somfy RTS motor which is installed inside a motor safety box. The client chose to control the system with two remote controls, two white wall switches and two Somfy wind sensors. PURPOSE OF THE PROJECT Our original contact was from the architect who requested two retractable systems that would attach to a new steel structure and that would meet local wind load requirements since the units are installed on the top of the building known as Metro Park VI. The architect wanted a contemporary, modern and very clean appearance and a product that would also meet International Building Code Requirements. The purpose of the project was to provide an area for shade, heat, sun, glare and UV protection but not rain protection thus the use of Soltis 86 sheer mesh fabric. The client stated to the Architect that the area was to be used for entertainment purposes in good weather conditions. UNIQUENESS AND COMPLEXITY OF THE PROJECT This project was a challenge since the steel structure was being built at the same time (simultaneously) as the retractable patio cover systems were being manufactured to meet a deadline therefore there was no room for error. In addition, removing all the extrusions, fabric etc. from the crate and hoisting them to the top of the building was indeed difficult but accomplished. PROJECT RESULTS The client is elated with the results of both retractable canopy cover systems. Along with landscaping, the exterior top floor of the Metro Park VI building was transformed and is truly a stunning example of design, function and aesthetics as can be seen in the pictures. Goal accomplished – All customer requirements were met including a contemporary, modern, stylish and very clean appearance along with providing shade, sun, UV, glare and heat reduction.
