WHOLE HOUSE RENOVATION AND ADDITION Built in the 1940s, this cottage had an incredible amount of character and personality but was not conducive to the way we live today. The rooms were small and did not flow well into one another. The renovation of this house required opening up several rooms and adding square footage to the back of the home, all the while, keeping the curb appeal of a small cottage. This is an example of a mid-sized southwestern drought-tolerant, partial sun and desert side yard brick landscaping in Phoenix.

This was a neat job in it's scope. There was a nice Victorian style home sitting on lots of land but no landscape or usable space to speak of. We created separate spaces, including a vanishing edge natural feeling pool and built in spa. A cascading water feature linking an outdoor fireplace and built in grill. We also did a low maintenance driveway using an exposed aggregate, gray stained concrete with grass strip. The client supplied a greenhouse which we created a stone based and outdoor garden area for. It was all very natural and flowing. This garden was featured on HGTV's Ground Breaker Series. Mark Schisler, Legacy Landscapes, Inc.

The garden that we created unifies the property by knitting together five different garden areas into an elegant landscape surrounding the house. Different garden rooms, each with their own character and “mood”, offer places to sit or wander through to enjoy the property. The result is that in a small space you have several different garden experiences all while understanding the context of the larger garden plan.

The entire grounds of this Lake Minnetonka home was renovated as part of a major home remodel. The orientation of the entrance was improved to better align automobile traffic. The new permeable driveway is built of recycled clay bricks placed on gravel. The remainder of the front yard is organized by soft lawn spaces and large Birch trees. The entrance to the home is accentuated by masses of annual flowers that frame the bluestone steps. On the lake side of the home a secluded, private patio offers refuge from the more publicly viewed backyard. This existing client reached out to MMI Design for help shortly after the flood waters of Harvey subsided. Her home was ravaged by 5 feet of water throughout the first floor. What had been this client's long-term dream renovation became a reality, turning the nightmare of Harvey's wrath into one of the loveliest homes designed to date by MMI. We led the team to transform this home into a showplace. Our work included a complete redesign of her kitchen and family room, master bathroom, two powders, butler's pantry, and a large living room. MMI designed all millwork and cabinetry, adjusted the floor plans in various rooms, and assisted the client with all material specifications and furnishings selections. Returning these clients to their beautiful '"new" home is one of MMI's proudest moments!

Conceptually the Clark Street remodel began with an idea of creating a new entry. The existing home foyer was non-existent and cramped with the back of the stair abutting the front door. By defining an exterior point of entry and creating a radius interior stair, the home instantly opens up and becomes more inviting. From there, further connections to the exterior were made through large sliding doors and a redesigned exterior deck. Inspiration for a timeless beige two-story wood exterior home remodel in DC Metro

This classically designed French Manor house brings the timeless style of Paris to Texas. The roof is natural slate. The elevation is Cast Stone. The sidewalk is Leuters Limestone inset with Pennsylvania Bluestone.

Don't forget about those left over spaces in your back yard. Winding gravel paths with shade plantings under existing trees offer unique opportunites for garden spaces.

The Cleveland Park neighborhood of Washington, D.C boasts some of the most beautiful and well maintained bungalows of the late 19th century. Residential streets are distinguished by the most significant craftsman icon, the front porch. Porter Street Bungalow was different. The stucco walls on the right and left side elevations were the first indication of an original bungalow form. Yet the swooping roof, so characteristic of the period, was terminated at the front by a first floor enclosure that had almost no penetrations and presented an unwelcoming face. Original timber beams buried within the enclosed mass provided the only fenestration where they nudged through. The house, known affectionately as ‘the bunker’, was in serious need of a significant renovation and restoration. A young couple purchased the house over 10 years ago as a first home. As their family grew and professional lives matured the inadequacies of the small rooms and out of date systems had to be addressed. The program called to significantly enlarge the house with a major new rear addition. The completed house had to fulfill all of the requirements of a modern house: a reconfigured larger living room, new shared kitchen and breakfast room and large family room on the first floor and three modified bedrooms and master suite on the second floor.
