While cleaning out the attic of this recently purchased Arlington farmhouse, an amazing view was discovered: the Washington Monument was visible on the horizon. The architect and owner agreed that this was a serendipitous opportunity. A badly needed renovation and addition of this residence was organized around a grand gesture reinforcing this view shed. A glassy “look out room” caps a new tower element added to the left side of the house and reveals distant views east over the Rosslyn business district and beyond to the National Mall. A two-story addition, containing a new kitchen and master suite, was placed in the rear yard, where a crumbling former porch and oddly shaped closet addition was removed. The new work defers to the original structure, stepping back to maintain a reading of the historic house. The dwelling was completely restored and repaired, maintaining existing room proportions as much as possible, while opening up views and adding larger windows. A small mudroom appendage engages the landscape and helps to create an outdoor room at the rear of the property. It also provides a secondary entrance to the house from the detached garage. The library is a room within a room -- an effect that is enhanced by a material inversion; the living room has ebony, fired oak floors and a white ceiling, while the stepped up library has a white epoxy resin floor with an ebony oak ceiling.

The site for this new house was specifically selected for its proximity to nature while remaining connected to the urban amenities of Arlington and DC. From the beginning, the homeowners were mindful of the environmental impact of this house, so the goal was to get the project LEED certified. Even though the owner’s programmatic needs ultimately grew the house to almost 8,000 square feet, the design team was able to obtain LEED Silver for the project. The first floor houses the public spaces of the program: living, dining, kitchen, family room, power room, library, mudroom and screened porch. The second and third floors contain the master suite, four bedrooms, office, three bathrooms and laundry. The entire basement is dedicated to recreational spaces which include a billiard room, craft room, exercise room, media room and a wine cellar. To minimize the mass of the house, the architects designed low bearing roofs to reduce the height from above, while bringing the ground plain up by specifying local Carder Rock stone for the foundation walls. The landscape around the house further anchored the house by installing retaining walls using the same stone as the foundation. The remaining areas on the property were heavily landscaped with climate appropriate vegetation, retaining walls, and minimal turf. Clients' first home and there forever home with a family of four and in laws close, this home needed to be able to grow with the family. This most recent growth included a few home additions including the kids bathrooms (on suite) added on to the East end, the two original bathrooms were converted into one larger hall bath, the kitchen wall was blown out, entrying into a complete 22'x22' great room addition with a mudroom and half bath leading to the garage and the final addition a third car garage. This space is transitional and classic to last the test of time.

A traditional house that meanders around courtyards built as though it where built in stages over time. Well proportioned and timeless. Presenting its modest humble face this large home is filled with surprises as it demands that you take your time to experience it.

Conceived as a remodel and addition, the final design iteration for this home is uniquely multifaceted. Structural considerations required a more extensive tear down, however the clients wanted the entire remodel design kept intact, essentially recreating much of the existing home. The overall floor plan design centers on maximizing the views, while extensive glazing is carefully placed to frame and enhance them. The residence opens up to the outdoor living and views from multiple spaces and visually connects interior spaces in the inner court. The client, who also specializes in residential interiors, had a vision of ‘transitional’ style for the home, marrying clean and contemporary elements with touches of antique charm. Energy efficient materials along with reclaimed architectural wood details were seamlessly integrated, adding sustainable design elements to this transitional design.
