A unique feature of this 1929 pre-war apartment is washer and vented dryer in the kitchen. While a welcome asset in such a compact old kitchen, we had to move the door entrance to accommodate a full sized unit. This required shrinking the cabinets directly across from it for adequate passage. We concealed the unit in the beautiful matching custom cabinetry so that it essentially disappears. In addition, we added the required electrical bridge for future upgrade from the service entrance to the breaker panel, which is hidden above the crown.

This garden path was created next to the new master bedroom addition we designed as part of the Orr Residence renovation. The curving limestone paver path is defined by the plantings. RDM and the client selected plantings that are very happy in the shade as this part of the yard gets very little direct sunlight. Perched above the beautiful Delaware River in the historic village of New Hope, Bucks County, Pennsylvania sits this magnificent custom home designed by OMNIA Group Architects. According to Partner, Brian Mann,"This riverside property required a nuanced approach so that it could at once be both a part of this eclectic village streetscape and take advantage of the spectacular waterfront setting." Further complicating the study, the lot was narrow, it resides in the floodplain and the program required the Master Suite to be on the main level. To meet these demands, OMNIA dispensed with conventional historicist styles and created an open plan blended with traditional forms punctuated by vast rows of glass windows and doors to bring in the panoramic views of Lambertville, the bridge, the wooded opposite bank and the river. Mann adds, "Because I too live along the river, I have a special respect for its ever changing beauty - and I appreciate that riverfront structures have a responsibility to enhance the views from those on the water." Hence the riverside facade is as beautiful as the street facade. A sweeping front porch integrates the entry with the vibrant pedestrian streetscape. Low garden walls enclose a beautifully landscaped courtyard defining private space without turning its back on the street. Once inside, the natural setting explodes into view across the back of each of the main living spaces. For a home with so few walls, spaces feel surprisingly intimate and well defined. The foyer is elegant and features a free flowing curved stair that rises in a turret like enclosure dotted with windows that follow the ascending stairs like a sculpture. "Using changes in ceiling height, finish materials and lighting, we were able to define spaces without boxing spaces in" says Mann adding, "the dynamic horizontality of the river is echoed along the axis of the living space; the natural movement from kitchen to dining to living rooms following the current of the river." Service elements are concentrated along the front to create a visual and noise barrier from the street and buttress a calm hall that leads to the Master Suite. The master bedroom shares the views of the river, while the bath and closet program are set up for pure luxuriating. The second floor features a common loft area with a large balcony overlooking the water. Two children's suites flank the loft - each with their own exquisitely crafted baths and closets. Continuing the balance between street and river, an open air bell-tower sits above the entry porch to bring life and light to the street. Outdoor living was part of the program from the start. A covered porch with outdoor kitchen and dining and lounge area and a fireplace brings 3-season living to the river. And a lovely curved patio lounge surrounded by grand landscaping by LDG finishes the experience. OMNIA was able to bring their design talents to the finish materials too including cabinetry, lighting, fixtures, colors and furniture

Inspired by the vivid tones of the surrounding waterways, we created a calming sanctuary. The grand open concept required us to define areas for sitting, dining and entertaining that were cohesive in overall design. The thread of the teal color weaves from room to room as a constant reminder of the beauty surrounding the home. Lush textures make each room a tactile experience as well as a visual pleasure. The winning entry of the Dwell Home Design Invitational is situated on a hilly site in North Carolina among seven wooded acres. The home takes full advantage of it’s natural surroundings: bringing in the woodland views and natural light through plentiful windows, generously sized decks off the front and rear facades, and a roof deck with an outdoor fireplace. With 2,400 sf divided among five prefabricated modules, the home offers compact and efficient quarters made up of large open living spaces and cozy private enclaves. To meet the necessity of creating a livable floor plan and a well-orchestrated flow of space, the ground floor is an open plan module containing a living room, dining area, and a kitchen that can be entirely open to the outside or enclosed by a curtain. Sensitive to the clients’ desire for more defined communal/private spaces, the private spaces are more compartmentalized making up the second floor of the home. The master bedroom at one end of the volume looks out onto a grove of trees, and two bathrooms and a guest/office run along the same axis. The design of the home responds specifically to the location and immediate surroundings in terms of solar orientation and footprint, therefore maximizing the microclimate. The construction process also leveraged the efficiency of wood-frame modulars, where approximately 80% of the house was built in a factory. By utilizing the opportunities available for off-site construction, the time required of crews on-site was significantly diminished, minimizing the environmental impact on the local ecosystem, the waste that is typically deposited on or near the site, and the transport of crews and materials. The Dwell Home has become a precedent in demonstrating the superiority of prefabricated building technology over site-built homes in terms of environmental factors, quality and efficiency of building, and the cost and speed of construction and design. Photographer: Tom Crane Made of 300, 10-foot steel blades set upright 8 inches apart, the award winning Cor-Ten Cattails Sculptural fence was designed for a home in Berwyn, Pennsylvania as a yard sculpture that also keeps deer out. Made of COR-TEN, a steel alloy that eliminates the need for painting and maintains a rich, dark rust color without corroding, the fence stanchions were cut with a plasma cutter from sheets of the alloy. Each blade stands 8 feet above grade, set in concrete 3 feet below, weighs 80-90 pounds and is 5/8 inch thick. The profile of the blades is an irregular trapezoid with no horizontal connections or supports. Only the gate has two horizontal bars, and each leaf weighs 1200 pounds.

The client’s needs and the architecture of the home made it apparent that the perfect design solution for the home was to swap the spaces. The homeowners entertain frequently and wanted the new layout to accommodate a lot of counter seating, a bar/buffet for serving hors d’oeuvres, an island with prep sink, and all new appliances. They had a strong preference that the hood be a focal point and wanted to go beyond a typical white color scheme even though they wanted white cabinets. While moving the kitchen to the dining space gave us a generous amount of real estate to work with, two of the exterior walls are occupied with full-height glass creating a challenge how best to fulfill their wish list. We used one available wall for the needed tall appliances, taking advantage of its height to create the hood as a focal point. We opted for both a peninsula and island instead of one large island in order to maximize the seating requirements and create a barrier when entertaining so guests do not flow directly into the work area of the kitchen. This also made it possible to add a second sink as requested. Lastly, the peninsula sets up a well-defined path to the new dining room without feeling like you are walking through the kitchen. We used the remaining fourth wall for the bar/buffet. Black cabinetry adds strong contrast in several areas of the new kitchen. Wire mesh wall cabinet doors at the bar and gold accents on the hardware, light fixtures, faucets and furniture add further drama to the concept. The focal point is definitely the black hood, looking both dramatic and cohesive at the same time.

This contemporary renovation makes no concession towards differentiating the old from the new. Rather than razing the entire residence an effort was made to conserve what elements could be worked with and added space where an expanded program required it. Clad with cedar, the addition contains a master suite on the first floor and two children’s rooms and playroom on the second floor. A small vegetated roof is located adjacent to the stairwell and is visible from the upper landing. Interiors throughout the house, both in new construction and in the existing renovation, were handled with great care to ensure an experience that is cohesive. Partition walls that once differentiated living, dining, and kitchen spaces, were removed and ceiling vaults expressed. A new kitchen island both defines and complements this singular space. The parti is a modern addition to a suburban midcentury ranch house. Hence, the name “Modern with Ranch.”

the bamboo is a clumping variety called Bambusa eutuldoides viridi-vittata , Asian lemon bamboo. This variety is a clumper and you do not need to contain it, however, do allow an 8'by 10' area for its ultimate growth. Bamboo does require constant maintenance and you will need to do some research for the specific variety you choose. Reconfiguration of the exising kitchen/living room area yielded a more gracious entertaining space with unobstructed views and natural lighting. The pre-finished flooring is a 5" width plank from Dansk Hardwood: Vintage Birch Hard-scraped Solid in the "Toast" finish with satin sheen. Last I checked, it was discontinued by the manufacturer.

When this suburban family decided to renovate their kitchen, they knew that they wanted a little more space. Advance Design worked together with the homeowner to design a kitchen that would work for a large family who loved to gather regularly and always ended up in the kitchen! So the project began with extending out an exterior wall to accommodate a larger island and more moving-around space between the island and the perimeter cabinetry. Style was important to the cook, who began collecting accessories and photos of the look she loved for months prior to the project design. She was drawn to the brightness of whites and grays, and the design accentuated this color palette brilliantly with the incorporation of a warm shade of brown woods that originated from a dining room table that was a family favorite. Classic gray and white cabinetry from Dura Supreme hits the mark creating a perfect balance between bright and subdued. Hints of gray appear in the bead board detail peeking just behind glass doors, and in the application of the handsome floating wood shelves between cabinets.
