To create the airy Key West feel, a vaulted ceiling was added in the great room by redistributing the roof load with an 8’x18’ engineered ridge beam for support.

Past clients of Feinmann Design|Build, sought our design assistance on a project for their Belmont home that they’d long been dreaming of: a comfortable outdoor space creating a screened porch with heating elements to extend the seasons. Our team had renovated the homes’ Kitchen, Master Bedroom and Master Bath and was eager to begin work on establishing a place for our clients to gather with guest’s outdoors. Of critical importance to the plan was having easy access from the outdoor room to the hot tub area outdoors.
A cube design proved to be an innovative solution for the relatively small footprint of the home and yard. A square cut was made into the existing space and new doors were installed as one entrance to the porch. Similar to those found on the patios of restaurants, heating elements were installed. Connected to the hot tub area by a screen door, the homeowners are now able to dry off in the warmth and comfort of the outdoor room. Heaters and smart interior design created a space worthy of enjoyment in the fall and winter as well as in the warmer months.
Due to the close proximity to wetlands, our team developed a working relationship with the Environmental Commission to ensure that environmental standards were being met in the design and construction. Alongside the commission, Feinmann designed a rainwater mitigation system to direct the screen porch roof runoff into a collection tank. Unique design solutions, considerate project management and expert craftsmanship have helped Feinmann build a long relationship with our clients – for all their renovation needs.

This project aims to be the first residence in San Francisco that is completely self-powering and carbon neutral. The architecture has been developed in conjunction with the mechanical systems and landscape design, each influencing the other to arrive at an integrated solution. Working from the historic façade, the design preserves the traditional formal parlors transitioning to an open plan at the central stairwell which defines the distinction between eras. The new floor plates act as passive solar collectors and radiant tubing redistributes collected warmth to the original, North facing portions of the house. Careful consideration has been given to the envelope design in order to reduce the overall space conditioning needs, retrofitting the old and maximizing insulation in the new.

In this iteration of the 20K house, the team took much care to examine the successes and failures of all previous versions, deciding it would be more beneficial to improve upon the existing research than start anew.
Dave's house has the same footprint as earlier 20K houses, but the size and placement of the porches has been redistributed to allow a larger front porch, a small back stoop, and an additional 9' length of interior space. Enclosing more space did not significantly affect the budget, since a large portion of the cost was embedded in the foundation and floor platform work. Construction techniques and details were streamlined and materials selected to allow for a very quick building timeline: the home could be built in 3-4 weeks.
The gabled form of the house gives it presence and a sense of pride. The front facade consists of corrugated metal, while painted white metal (a more economical cladding material) was placed on the sides and rear of the home.

This single family home in the Greenlake neighborhood of Seattle is a modern home with a strong emphasis on sustainability. The house includes a rainwater harvesting system that supplies the toilets and laundry with water. On-site storm water treatment, native and low maintenance plants reduce the site impact of this project. This project emphasizes the relationship between site and building by creating indoor and outdoor spaces that respond to the surrounding environment and change throughout the seasons.


Use every inch of available storage space with a well-planned Reach-In Closet. EasyClosets' wall-mounted solutions allow for additional storage above and below the installed material. Stow away off-season clothing on the top shelf and place shoes on the floor for easy, everyday access.


We took the original steel pipe columns and redistributed them, remaining true to the original feel of the Front Entry. the Red door invites people to enter.

Old Main Residence: Quogue, New York
Situated on the Quantuck Creek, the long thin site provides a quite setting with beautiful views to the water. The program for the house was to combine a “shingle style” vernacular building form with a contemporary floor plan and energy systems. The house is organized by creating an Entry Court on the street side of the property where the main Entry is situated on a raised porch nestled between the House and Garage and surrounded by gardens. On the waterside we created an open Living, Dining & Kitchen space that is surrounded by a deck and pool all at the same level. The Master Bedroom suite also opens onto this space with views of the water and provides a visual separation from the Entry Courtyard. On the second floor are three additional Bedrooms with suited Bathrooms and exterior balconies, all with views of the water.
The long house volume runs east to west with an 8kw Photovoltaic system on the south facing gabled roof. It provides all the electricity required to run the 2 zoned geo-thermal forced air HVAC system. At the top of the centrally located 2-story stair space an ERV will be installed to redistribute the conditioned air and exchange with fresh exterior air. The ground level Living, Dining, Kitchen space will have a radiant heated poured concrete slab. The large continuous south & west facing double hung windows provide passive heating during the winter months.
The exterior of the house will be clad in natural white cedar shingles and stained red cedar trim. A standing seam metal roof will cover the lower shed roof while light grey asphalt shingles will cover the upper gabled roofs and allow for an easier application of the PV system. IPE decking will clad the deck surfaces and be surrounded by colorful gardens of indigenous plant species. Dark stained red cedar fencing and gates will provide privacy and define the outside spaces.
