Roundhay is an affluent area of North Leeds which is well-known for the fantastic Roundhay Park. The park is large enough to contain two lakes, extensive woodland, formal gardens and even golf courses! It’s the premier attraction for anyone fortunate enough to live in the area, or anyone visiting from nearby. I recently visited a customer who lives in Roundhay and was looking for help in restoring the small Victorian tiled entranceway at the front of her house. The tiles were in a shocking state, but it’s not hard to imagine why – the entrance to a house receives a lot of foot traffic and is not typically taken care of regularly. These tiles were also marked with paint splashes left over from decoration work, making them look even worse. The appearance of the entranceway did not set the right standard for the rest of the house, so the property owner was keen to have it restored professionally. I informed the customer that I could have the tiles rejuvenated within a day’s work. To begin, I used a scrapper and wire wool brush to manually remove some of the most stubborn paint marks. Following this, I applied a strong solution of Tile Doctor Remove and Go, before leaving the product to dwell for about an hour. Remove and Go is multi-purpose stripping agent that can remove any adhesive and paint deposits, as well as many types of old coatings and sealers. To work the product deep into the tiles, I agitated with an abrasive cleaning pad and then rinsed the area with fresh water. This had the desired affect and all the unsightly paint marks were removed. Next, I gave the floor another thorough clean to remove any general muck and ingrained dirt. This was done using our high-alkaline cleaner, which we typically use on Victorian tiles, known as Tile Doctor Pro-Clean. In fact, Pro-Clean is a very reliable cleaner for all types of tile and grout including natural stone, Limestone, Slate and Travertine, amongst others. Since I told the customer I would able to finish the job within a day, I dried the floor quickly using a heat gun so it could be sealed there and then. To seal the floor, I applied four coats of Tile Doctor Seal and Go, which is a topical sealer formulated to provide maximum protection along with a high-quality, low sheen finish. As you can see from the photos above, the entranceway was absolutely transformed. These tiles are now a true asset to the rest of the property, rather than looking out of place! I’m please to say my customer was amazed by how quickly such a big difference could be made and left the following glowing feedback. I can’t believe the before and after pictures. The restoration of the tiles is top quality, they are so much brighter and richer in colour – especially without the garage paint hiding the detail! This fantastic Travertine tiled kitchen floor was in a bad way. Not only had it not been treated to a proper clean and seal in a long while, but it has also suffered from natural pitting, leaving lots of little holes that damaged the overall appearance of the floor. Travertine is very aesthetic, but suffers from the drawback of being quite soft compared to other types of stone (typically it sits between 3-4 on the Moh’s scale of mineral hardness). The customer, who lives in the town of Sleaford a small Lincolnshire market town, was keen to have the situation remedied through a complete restoration. This would need to include small repairs, along with a deep clean and a fresh seal. My first job was to deep clean the whole area, which I did using a solution of Tile Doctor Pro Clean and clean water. Pro Clean is a strong alkaline product which has a long history of producing reliable results of a wide range of natural stone floors, including Travertine, Granite, Limestone, and Slate. I applied the solution to both the tiles and the grout lines, and proceeded to scrub it in using a scrubbing pad fitted to a rotary floor machine. This left the floor fresh and clean, but I would also need to restore the polish to the Travertine to really take its appearance to the next level. To do this I used the process known as burnishing, which essentially involves the consecutive application of different gritted pads to achieve a high quality polish on tiles. Our burnishing system, which consists of four pads, achieves fantastic results on high-end polished stone like Limestone, Marble and, of course, Travertine. I started by applying the Coarse grit burnishing pad, before gradually working my way through to the Medium, Fine, and finally Very Fine pads to achieve a brilliant shine and light reflection finish. To round off the first day of the restoration, I used a flexible matching filler to fill up any pitted holes present on the surface of the tiles. Following this, I installed a turbo dryer to make sure the floor would dry fully overnight, and be ready to seal the following day. The next day I returned to the property and proceeded to seal the Travertine tiles using several costs of Tile Doctor Colour Grow sealer to protect the tiles and also really enhance the natural colours in the stone. As an impregnating sealer, Colour Grow penetrates into the stone and fills its pores to safeguard it against ingrained dirt and stains from within. As you can see from the photographs, the combination of a deep clean, high quality polish and fresh seal really transformed the appearance of the floor from dull and lifeless to a really asset to the kitchen. It’s fairly common for owners of older properties – especially houses those that are over 100 years old or more – to find original Victorian tiled flooring hidden underneath carpet. It can wait years for the tiles to be discovered, by which time they have amassed huge amounts of dirt and dust. Such was the case at this property in Bridlington, a Yorkshire town through which a stream known as the ‘Gypsey Race’ runs, before emptying in the North Sea at the Bridlington Harbour. Interestingly enough, folklore says that when the stream is flowing, bad fortune is at hand. The stream must not have been running on the day that we restored this Victorian hallway, as we managed to achieve some truly fantastic results!! The hallway had been severely dulled after going years without professional care. We set about giving it the thorough clean and fresh seal that I’d des partly needed. Here’s how we did it. Our first task was to remove any old, no longer effectual sealer. We did this by liberally applying a strong dilution of our alkaline-based Tile a Doctor Pro Clean, which doubles as a reliable cleaner and a stripper capable of stripping away old sealer. The product was worked into the tiles using a black stripping pad fitted to a 17″ rotary machine, and the process was repeated three times. I noticed that there was still some stubborn dirt and old sealer around the edges of the hallway, so I used some of our handheld diamond encrusted burnishing blocks to grind it away. To finish the cleaning process, we washed the floor with Tile Doctor pH Neutral Tile Cleaner, leaving it fresh and ready to be sealed once left to dry overnight. Upon our return to the property the next day, we ran some quick tests to check for any excess moisture (even a small amount could have damaged the performance of the new sealer). Once satisfied with the the condition of the floor, we proceeded to see it with an impregnating sealer, meaning a sealer that penetrates into the pores of the tile to fill them and therefore prevent trapped dirt and ingrained stains. Our impregnating sealer, Tile Doctor Colour Grow, has the added benefit of being colour intensifying, which really highlights the unique colourful patterns of the tiles. To give the floor a durable sheen finish, as requested by the customer, we also added a coat of Tile Doctor Seal and Go sealer. The result was a complete transformation of the condition and appearance of this great Victorian tiled hallway.
