Located in an enviable position within arm’s reach of a beach pier, the refurbishment of Coastal Beach House references the home’s coastal context and pays homage to it’s mid-century bones. “Our client’s brief sought to rejuvenate the double storey residence, whilst maintaining the existing building footprint”, explains Sarah Cosentino, director of Studio Esteta.
As the orientation of the original dwelling already maximized the coastal aspect, the client engaged Studio Esteta to tailor the spatial arrangement to better accommodate their love for entertaining with minor modifications.
“In response, our design seeks to be in synergy with the mid-century character that presented, emphasizing its stylistic significance to create a light-filled, serene and relaxed interior that feels wholly connected to the adjacent bay”, Sarah explains.
The client’s deep appreciation of the mid-century design aesthetic also called for original details to be preserved or used as reference points in the refurbishment. Items such as the unique wall hooks were repurposed and a light, tactile palette of natural materials was adopted. The neutral backdrop allowed space for the client’s extensive collection of art and ceramics and avoided distracting from the coastal views.

To preserve the open-plan nature of the residence the concept of “flexible space” is employed through furniture mounted on castors and the use of customized movable partitions and shelving to define the sleeping area without compromising the space. Slatted poplar wood partition walls with light transmitting polycarbonate panels are designed to light both interior and exterior of dressing area closet. Bold use of color creates visual boundaries, defining space and highlighting the striking orange sofa and barrel seat that are complimented by several large abstract paintings. Displayed together with many pieces of modern ceramics and sculptural light fittings they create a gallery feel whilst maintaining a comfortable, peaceful home.

A luxury 1700 Sqft residence, in the heart of TriBeCa, one of New York City’s most desirable neighborhoods. The apartment is designed for modern living, whilst maximizing the comfort and ease of every day life. With an ode to the 70’s, this residence is a clever combination of sourced vintage pieces and bespoke designed interiors from wallpaper to soft furnishings. Whilst boasting top of line appliances and integrated living system including lights, music and drapery.
Design and storage solutions were tasked to Labscape, who maximized space by integrating existing, oversized structural columns into the dynamic design of a wet bar in the living/ dining area and vanity desk in bedroom, both with incorporated hidden storage.

The Island Prep area features a snow white Krion countertop with integrated Krion sinks. An integrated Miele Dishwasher, and a four compartment trash / recycle drawer operating with a touch servo for when your hands are wet or full.
The 80mm thick raised walnut top provides a nice "stand up" area to allow guests to gather and participate in the preparation of food, whilst adding another dimensional element and texture to the space.
