Inspiration for a large contemporary brown two-story mixed siding exterior home remodel in DC Metro

The design of this home was driven by the owners’ desire for a three-bedroom waterfront home that showcased the spectacular views and park-like setting. As nature lovers, they wanted their home to be organic, minimize any environmental impact on the sensitive site and embrace nature. This unique home is sited on a high ridge with a 45° slope to the water on the right and a deep ravine on the left. The five-acre site is completely wooded and tree preservation was a major emphasis. Very few trees were removed and special care was taken to protect the trees and environment throughout the project. To further minimize disturbance, grades were not changed and the home was designed to take full advantage of the site’s natural topography. Oak from the home site was re-purposed for the mantle, powder room counter and select furniture. The visually powerful twin pavilions were born from the need for level ground and parking on an otherwise challenging site. Fill dirt excavated from the main home provided the foundation. All structures are anchored with a natural stone base and exterior materials include timber framing, fir ceilings, shingle siding, a partial metal roof and corten steel walls. Stone, wood, metal and glass transition the exterior to the interior and large wood windows flood the home with light and showcase the setting. Interior finishes include reclaimed heart pine floors, Douglas fir trim, dry-stacked stone, rustic cherry cabinets and soapstone counters. Exterior spaces include a timber-framed porch, stone patio with fire pit and commanding views of the Occoquan reservoir. A second porch overlooks the ravine and a breezeway connects the garage to the home. Numerous energy-saving features have been incorporated, including LED lighting, on-demand gas water heating and special insulation. Smart technology helps manage and control the entire house. The Watermill House is a beautiful example of a classic Hamptons wood shingle style home. The design and renovation would maintain the character of the exterior while transforming the interiors to create an open and airy getaway for a busy and active family. The house comfortably sits within its one acre lot surrounded by tall hedges, old growth trees, and beautiful hydrangeas. The landscape influenced the design approach of the main floor interiors. Walls were removed and the kitchen was relocated to the front of the house to create an open plan for better flow and views to both the front and rear yards. The kitchen was designed to be both practical and beautiful. The u-shape design features modern appliances, white cabinetry and Corian countertops, and is anchored by a beautiful island with a knife-edge marble countertop. The island and the dining room table create a strong axis to the living room at the rear of the house. To further strengthen the connection to the outdoor decks and pool area of the rear yard, a full height sliding glass window system was installed. The clean lines and modern profiles of the window frames create unobstructed views and virtually remove the barrier between the interior and exterior spaces. The open plan allowed a new sitting area to be created between the dining room and stair. A screen, comprised of vertical fins, allows for a degree of openness, while creating enough separation to make the sitting area feel comfortable and nestled in its own area. The stair at the entry of the house was redesigned to match the new elegant and sophisticated spaces connected to it. New treads were installed to articulate and contrast the soft palette of finishes of the floors, walls, and ceilings. Center Island with overhanging marble countertop can be a place to relax with extra drawer storage including our felt lined double jewelry drawer. This design also includes tilt-out removable hampers, pants rack, tie rack and accessory rack. transFORM’s custom designed walk-in closets, organize and showcase your belongings, creating your sanctuary to mix and match the perfect ensemble.

This outdoor kitchen overlooking the pool and ocean was completely reimagined. A new kitchen with upgraded appliances, lighting, tile and cabinetry it is the ideal outdoor entertaining space. Retractable screens surround the area.

A freestanding tub anchored by art on one wall and a cabinet with storage and display shelves on the other end has a wonderful view of the back patio and distant views.

With our design expertise and experienced project management, Lorain Design remodeled all 3 Bathrooms and the Laundry Room for these clients with large format patterned wood grain tile and light textured laminate cabinets that we fell in love with. The warm look of wood-tone tile is one of our current favorites for creating an inviting spa-like ambiance for bathrooms. The Primary Bath was made with an eye for aging in place and it's gorgeous! One sink is lower with knee space for a wheelchair if needed and the shower access has no curb or shower door to get in the way.

A merge of modern lines with classic shapes and materials creates a refreshingly timeless appeal for these secondary bath remodels. All three baths showcasing different design elements with a continuity of warm woods, natural stone, and scaled lighting making them perfect for guest retreats.

One small window, faux woodgrain cabinets and lots of doors made this closed-off Arlington kitchen feel dark and drab, the total opposite of the vibrant young family of four that lives here. To brighten and open up the small kitchen, we removed the wall separating the dining room, expanded the window above the sink and installed a French door to let even more light in from an adjoining sun room. Light now pours into the kitchen, making it feel welcoming, airy and bright. To accommodate the expanded kitchen, we removed a hulking set of built-ins from the dining room which provided two extra feet to work with. The larger footprint allowed us to relocate major appliances and provide a generous amount of storage and prep space including a food safe butcher block to the right of the range. Natural wood elements such as the chopping block, reclaimed shelves and beautiful new floors add character and warmth to the all-white kitchen. One of the must-haves in this renovation was a farmhouse sink which is a great way to maximize function when a smaller sink base is used. We opted to take the tile backsplash all the way to the ceiling along the window wall, creating a more polished look with the added bonus of making the ceiling feel taller. The subway tiles’ subtle texture adds depth to the simple white-on-white motif and the change to a herringbone pattern behind the range adds visual interest without feeling too busy. A crisp white backdrop is perfect for adding pops of color with dishware, accessories and the family’s vintage stand mixer. The newly renovated kitchen-dining area is much better suited for this family’s active lifestyle and the updated design now complements the rest of their stylish home. Photos by Stacy Zarin Goldberg

THEME Created for a baby girl, this room is magical, feminine and very pink. At its heart is the Carriage Crib, surrounded by a large oak tree with delightful animals, baby blocks, a cozy window seat and an upholstered play area on the floor. FOCUS The eye-catching size and detail of the Carriage Crib, with a dainty canopy held in place by woodland creatures immediately catches a visitor’s attention, and is enhanced by the piece’s fascinating colors and textures. Wall murals, fabrics, accent furniture and lighting accent the beauty of the crib. A handsome Dutch door with a minientrance just for her ensures that this princess feels at home as soon as she steps in the room. STORAGE The room has closet organizers for everyday items, and cubicle storage is beautifully hidden behind the wall letter blocks. GROWTH As the room’s occupant grows from baby to toddler to child and ‘tween, the room is easily transformed with age-appropriate toys, pictures, bedding and fabrics. The crib portion of the carriage can be removed and fitted with a larger mattress, saving both time and money in the future. Letter blocks are easily updated by simply removing the letters and replacing them with mirrors, colors or other images. SAFETY Standard precautions are taken to secure power outlets and keep exposed shelving out of reach. Thickly padded upholstered squares featuring colors and patterns that coordinate with the fabrics on the window seat and valance create a visually inviting, comfortable and safe place to play.
