The development of the architecture and the site were critical to blend the home into this well established, but evolving, neighborhood. One goal was to make the home appear as if it had been there 20 years. The home is designed on just under an acre of land with a primary concern of working around the old, established trees (all but one was saved). The exterior style, driven by the client’s taste of a modern Craftsman home, marries materials, finishes and technologies to create a very comfortable environment both inside and out. Sustainable materials and technologies throughout the home create a warm, comfortable, and casual home for the family of four. Considerations from air quality, interior finishes, exterior materials, plan layout and orientation, thermal envelope and energy efficient appliances give this home the warmth of a craftsman with the technological edge of a green home.

Modern Master Bathroom with floating vanities. Square aperture adjustable recessed lighting was used to complement the rectilinear interiors. A custom LED strip light and mirror detail provides soft illumination for anyone standing at the vanity and looking in the mirror.

Nestled into sloping topography, the design of this home allows privacy from the street while providing unique vistas throughout the house and to the surrounding hill country and downtown skyline. Layering rooms with each other as well as circulation galleries, insures seclusion while allowing stunning downtown views. The owners' goals of creating a home with a contemporary flow and finish while providing a warm setting for daily life was accomplished through mixing warm natural finishes such as stained wood with gray tones in concrete and local limestone. The home's program also hinged around using both passive and active green features. Sustainable elements include geothermal heating/cooling, rainwater harvesting, spray foam insulation, high efficiency glazing, recessing lower spaces into the hillside on the west side, and roof/overhang design to provide passive solar coverage of walls and windows. The resulting design is a sustainably balanced, visually pleasing home which reflects the lifestyle and needs of the clients.

Originally the hope was to open up the wall between the kitchen and dining room but, because this was a structural wall, it would have impacted the unit on the first floor below by forcing the owners into an unwanted construction project of their own. With this in mind, the next best option was to open up the non-structural wall between the kitchen and living room. To allow the owner to separate these two spaces as needed, a custom made, white oak pocket door (with frosted glass) and bi-fold doors over the wet bar were installed.


A monochromatic color palette of white, cream and ivory creates a soft and dreamy master bedroom. Textures and patterns keep the space calm without getting boring.
