Use high quality grass seed and make sure the grass seeds gets worked into the soil, use the right type of slow release fertilizer, give the seed something nutritious to grow in (like the compost/topsoil mixture pictured below) and provide ample amounts of water and sun... okay, you're really only responsible for the water, not so much the sun. If you do all of these things you can really grow grass just about anywhere.

CHROFI
A former dairy property, Lune de Sang is now the centre of an ambitious project that is bringing back a pocket of subtropical rainforest to the Byron Bay hinterland. The first seedlings are beginning to form an impressive canopy but it will be another 3 centuries before this slow growth forest reaches maturity. This enduring, multi-generational project demands architecture to match; if not in a continuously functioning capacity, then in the capacity of ancient stone and concrete ruins; witnesses to the early years of this extraordinary project.
The project’s latest component, the Pavilion, sits as part of a suite of 5 structures on the Lune de Sang site. These include two working sheds, a guesthouse and a general manager’s residence. While categorically a dwelling too, the Pavilion’s function is distinctly communal in nature. The building is divided into two, very discrete parts: an open, functionally public, local gathering space, and a hidden, intensely private retreat.
The communal component of the pavilion has more in common with public architecture than with private dwellings. Its scale walks a fine line between retaining a degree of domestic comfort without feeling oppressively private – you won’t feel awkward waiting on this couch. The pool and accompanying amenities are similarly geared toward visitors and the space has already played host to community and family gatherings. At no point is the connection to the emerging forest interrupted; its only solid wall is a continuation of a stone landscape retaining wall, while floor to ceiling glass brings the forest inside.
Physically the building is one structure but the two parts are so distinct that to enter the private retreat one must step outside into the landscape before coming in. Once inside a kitchenette and living space stress the pavilion’s public function. There are no sweeping views of the landscape, instead the glass perimeter looks onto a lush rainforest embankment lending the space a subterranean quality. An exquisitely refined concrete and stone structure provides the thermal mass that keeps the space cool while robust blackbutt joinery partitions the space.
The proportions and scale of the retreat are intimate and reveal the refined craftsmanship so critical to ensuring this building capacity to stand the test of centuries. It’s an outcome that demanded an incredibly close partnership between client, architect, engineer, builder and expert craftsmen, each spending months on careful, hands-on iteration.
While endurance is a defining feature of the architecture, it is also a key feature to the building’s ecological response to the site. Great care was taken in ensuring a minimised carbon investment and this was bolstered by using locally sourced and recycled materials.
All water is collected locally and returned back into the forest ecosystem after use; a level of integration that demanded close partnership with forestry and hydraulics specialists.
Between endurance, integration into a forest ecosystem and the careful use of locally sourced materials, Lune de Sang’s Pavilion aspires to be a sustainable project that will serve a family and their local community for generations to come.

Paradise Found Construction
Keith and Amy loved their home in quiet Wake Forest neighborhood on a large corner lot on a cul-de-sac. Over time, Amy had developed allergic reactions to unknown allergens in their home. As her condition worsened, it became impossible for her to spend much time in the home, and they were forced to move out and find temporary housing accommodations.
After months of talking with other home improvement providers and indoor air “experts” and trying other solutions to no avail including having their HVAC ducting cleaned, they turned to Paradise Found Construction and our expertise and experience in transforming indoor environments in homes into healthy and clean living spaces. Because many of the improvements we undertook to create a cleaner environment also provided energy savings, we had our work certified under the 2012 National Green Building Standards (NGBS) and were award a Bronze level certification for the home.
We conducted a thorough investigation and testing regimen that included bringing in our team industry leading air quality and HVAC experts, we developed a comprehensive plan of action that would solve their “sick home syndrome”.
We removed all of the carpeting and pad from the home and thoroughly cleaned all surfaces and filtered the air with advanced HEPA filtration units. There were a few areas of mold in the crawl space which we mitigated as well. We thoroughly air sealed the home, paying particular attention to the ground level and attic floor system. Since the HVAC systems and ducting had become re-contaminated, we cleaned both units and all associated duct work.
To eliminate unhealthy air being drawn into the home from the crawl space, we completely sealed and conditioned the crawl. In order to provide a controlled entry point for clean fresh air into the home we installed an energy efficient stand-alone Energy Recovery Ventilator (ERV).
We installed wood flooring in all of the living areas that did not have wood flooring, and finished all of the flooring using a NO-VOC water-based floor finish. All of the painted surfaces of the home were sealed and painted with NO-VOC latex paint.
To further improve the energy performance of the home in addition to thoroughly air-sealing and sealing and conditioning the crawl space, we installed 100% LED lighting in the home. We improved the water efficiency of the home by installing low-flow EPA WaterSense rated toilets and shower heads, converted all of the bathroom and kitchen faucets to be more water efficient.
Upon completion, Amy and her family was able to move back into their cozy and clean “new home”, and are once again able to enjoy and be comfortable in their home.

For this project, the goals were straight forward - a low energy, low maintenance home that would allow the "60 something couple” time and money to enjoy all their interests. Accessibility was also important since this is likely their last home. In the end the style is minimalist, but the raw, natural materials add texture that give the home a warm, inviting feeling.
The home has R-67.5 walls, R-90 in the attic, is extremely air tight (0.4 ACH) and is oriented to work with the sun throughout the year. As a result, operating costs of the home are minimal. The HVAC systems were chosen to work efficiently, but not to be complicated. They were designed to perform to the highest standards, but be simple enough for the owners to understand and manage.
The owners spend a lot of time camping and traveling and wanted the home to capture the same feeling of freedom that the outdoors offers. The spaces are practical, easy to keep clean and designed to create a free flowing space that opens up to nature beyond the large triple glazed Passive House windows. Built-in cubbies and shelving help keep everything organized and there is no wasted space in the house - Enough space for yoga, visiting family, relaxing, sculling boats and two home offices.
The most frequent comment of visitors is how relaxed they feel. This is a result of the unique connection to nature, the abundance of natural materials, great air quality, and the play of light throughout the house.
The exterior of the house is simple, but a striking reflection of the local farming environment. The materials are low maintenance, as is the landscaping. The siting of the home combined with the natural landscaping gives privacy and encourages the residents to feel close to local flora and fauna.

Having purchased our first house in Valley Glen, North Hollywood, we were aware it was in need of serious remodeling. A 1950s Ranch-style home, it came complete with peeling wallpaper, musty carpeting, and even some dilapidated walls. As first-time homeowners we were prepared to spend more money to improve it, but weary when we began meeting contractors. Buyer’s remorse already set in when we interviewed several contractors who were either aloof or unscrupulous.
Then we were fortunate enough to find Mike Ross. He immediately allayed our stress with his professional and forthright demeanor and his integrity was as rock solid from the day we met him through the several months it took to complete our large renovation.
While we had some specific things we wanted in our house, Mike and his team took our wish list and far exceeded our expectations to help truly realize the vision of our dream. Originally a three-bedroom, fourteen-hundred square foot home, our remodel brought an addition of a thousand square feet as well as an overhaul of the landscape; this prospect was particularly daunting for uninitiated owners such as us, but Mike’s consummate professionalism shone through and made the task exponentially less stressful for us.
As well as a new 850 sf Master Bedroom, including a fireplace, and a steam unit in the bath, we added a cozy home theater room, laundry room, and the once forgotten backyard brought a new deck and patio with a trellis. Furthermore, because we went green and made it a smart home, we’re already more energy efficient. In several rooms, as well as the main hallway, for example, Mike installed solar tubes and the amount of natural light that bathes the house is amazing. Even my mom, when she came to visit, was always looking for a light-switch.
As our contractor, Mike Ross took the reins to steer the project and keep it on course and he did so exceptionally. Mike and his team were as attentive to the quality of every nook and corner and he always sought our approval and happiness. Consistently communicative, he always kept us in the loop about progress and was always there to answer any questions and concerns. When an unforeseen contingency did arise, Mike assuaged our concerns by taking action ASAP to rectify the problem. Mike’s team, too, all take pleasure in their efforts. An eclectic group of skilled artisans and craftsmen, they are all polite, punctual, and proud of their work.

Alchemy Architecture
The site is located in the north western area of Sydney within the Ryde City Municipality. The challenges of this site were varied with the main issue relating to part of the land being a flood-controlled lot. Our clients were astute developers who were focused on producing a bespoke architecturally designed solution for a new house using Complying Development approval. Our relationship with the developer was seamless having worked with them on a number of previous projects. We were governed by materials and floor area to ensure focus on their anticipated budget spend and worked in collaboration with them to maintain focus on this consistently throughout the process. The design is intentionally modern and contemporary, whereby a conscious effort was taken regarding the selection of finishes, interior and exterior relationship as well as orientation and building performance, to ensure comfort and appeal. Light, ventilation and simplicity of the space also play an important role ensuring the spaces are humanly comfortable and relaxing when used. Equally important was the client’s appreciation of design and architecture and their desire to ensure quality craftsmanship in the end result and ultimately delivering beyond all of our expectations.

These clients spend most of their time between their kitchen and living room where they enjoy their fireplace. The original kitchen was not only cut off from the living room but was tight and not functional for clients that enjoy cooking and entertaining. They wanted to open the floor plan and update the finishes throughout; starting with the front door! The fireplace in the living room was the first thing you saw when you walked into the house. The old fireplace had a tall curved brick hearth with a simple boring wood mantel. We modernized the fireplace by surrounding it with tile and removing the tall hearth. The same Uliano Gray Vicostone Quartz from the kitchen island now topped the lowered hearth. There were three different ceiling heights in the kitchen, to include some decorative wood ceiling panels and two pop ups that were removed and leveled out when the wall was removed between the kitchen and living room. The new large spacious island with a sink now sits where that wall once was. The original pantry was in the hallway adjacent to the kitchen, so it was not convenient at all. Space was taken from what used to be the formal dining for a new conveniently located pantry. The original formal dining was transformed into an office, which is more functional space for these clients. The coat closet that was once accessible from the entry way was closed off becoming a closet for the guest bedroom. We removed the chair rail and picture frame molding from the entry way and once the new front door was hung, the entry way was now completely transformed, to match the new kitchen and living area!
