This is a split-level home, so there were limited aesthetic options in the entryway. The landing is presented upon entering and the choice to go up or down stairs must be made immediately.

This is the addition to a early 1960's split level. The addition encloses a family room and dining room. The dining room is defined by the higher ceiling. Daylighting is brought further into the interior by the use of a light shelf, which bounces the daylighting off of it and reflects it up onto the ceiling of the taller space. The overhang that the light shelf is made from blocks out the high summer sun, while still admitting the low winter sun for passive solar gain.

This 1964 split-level looked like every other house on the block before adding a 1,000sf addition over the existing Living, Dining, Kitchen and Family rooms. New siding, trim and columns were added throughout, while the existing brick remained.

Example of a mid-sized classic gray split-level vinyl exterior home design in Columbus

This brick and limestone, 6,000-square-foot residence exemplifies understated elegance. Located in the award-wining Blaine School District and within close proximity to the Southport Corridor, this is city living at its finest!
The foyer, with herringbone wood floors, leads to a dramatic, hand-milled oval staircase; an architectural element that allows sunlight to cascade down from skylights and to filter throughout the house. The floor plan has stately-proportioned rooms and includes formal Living and Dining Rooms; an expansive, eat-in, gourmet Kitchen/Great Room; four bedrooms on the second level with three additional bedrooms and a Family Room on the lower level; a Penthouse Playroom leading to a roof-top deck and green roof; and an attached, heated 3-car garage. Additional features include hardwood flooring throughout the main level and upper two floors; sophisticated architectural detailing throughout the house including coffered ceiling details, barrel and groin vaulted ceilings; painted, glazed and wood paneling; laundry rooms on the bedroom level and on the lower level; five fireplaces, including one outdoors; and HD Video, Audio and Surround Sound pre-wire distribution through the house and grounds. The home also features extensively landscaped exterior spaces, designed by Prassas Landscape Studio.
This home went under contract within 90 days during the Great Recession.

Front Yard
The original 1950s split level was expanded and completely reworked. A front porch was added, siding and stone are new, as are all the windows. The substantial addition at the rear of the home is barely visible here--the only hint being that the main ridge is a little higher from this point of view. Landscaping is new. The front yard tree was protected and preserved through the construction period.
At twilight the house comes aglow with warmth. The remodel welcomes a covered front porch that was absent in the original. To the right of the front door is a tiny window allowing peek-a-boo views of guest arrivals from inside the daughter's closet. Planters surrounding the home are made from raw sheet steel. Garage doors are clad in metal. The south roof slope of the home hosts a large solar array, barely visible here.

Needing more space for their growing family, these young homeowners approached us to help them create an updated, larger home from their existing 1953 split-level.
On the first floor, walls were removed to create an open concept kitchen and living room. A new dining room addition was constructed in the back, as well as a new tandem 2-car garage.
A new second floor addition was created to include 2 bedrooms, a hall bathroom, a master bedroom suite, and a laundry room.
On the exterior, a completely new, refreshed and updated look was achieved through the use of new siding, windows and roofing. By more than doubling the size of the existing home, the family is now ready to enjoy all of the space that they need.

The main shared spaces of the home are at a mid-level floor. Front door is protected by a glazed storm door that lets in plenty of daylight when the solid door is opened.
