Eldorado Stone
After an unsuccessful attempt at finding the original brick for this home, we were excited to present Eldorado Stone to our homeowners for its very natural look, high quality, and reputation. We chose the Cambria Cliffstone for its elegance and rich color tones.
The residents wanted to expand the kitchen into a large open space where they could entertain family and friends, so the design goal was to create a comfortable outdoor space that complimented the home’s existing exterior. Additionally, large windows were installed in an effort to bring the outdoors in as well as compliment their landscaping. Eldorado Stone proved to be a perfect fit for the exterior of this addition, as it blends in with the greenery around the home in addition to the neighborhood as a whole.

Custom Home Theater
The creative minds behind Theater Monster put their heads together to develop an inspired and unique home theater for the residents of this particular home. They wanted to design a rustic theater that their client would be proud to show to guests, so it was a must to think outside the box. After conducting extensive research, Eldorado Stone was selected to meet their design needs and Autumn Leaf RoughCut was applied to the main walls. Additionally, they incorporated further visual appeal by constructing a modern, rolling tongue and groove ceiling to resemble a sound wave.
Surprisingly, the use of architectural stone veneer in this space didn’t interfere with the quality of sound throughout the home theater. The rough edges of the stone helped to break up the sound waves emitted from the sound system and resulted in an even emission of sound in this space. Smooth walls typically cause refraction of sound unless heavily insulated, so the stone did double-duty by not only looking aesthetically appealing but also acting as natural insulation.
Considering this was the first time the professionals at Theater Monster veered from more standard materials and utilized stone in a theater, they couldn’t have been happier with the end result.

J Design Group - Interior Designers Miami - Modern
Modern - Interior Design projects by J Design Group Miami. http://www.JDesignGroup.com
JW Magazine publishes a client’s luxury waterfront condo in Miami and she states:
WHEN JENNIFER CORREDOR OF THE
J Design Group designed this 2- bedroom, 2½-bath, waterfront condo in Miami, her biggest challenge was to add color and create a dining area out of a small but charming space. The Coral Gables-based designer had never met the couple when they hired her earlier this year to transform their 15thfloor, 2000-square-foot vacation home into a modern, minimalist stunner with splashy sub-tropical colors.
The globe-trotting, Barcelona-based executive and his engineer wife had seen Corredor’s work on the Internet and were blown away by her use of art, color and clean design to create a livable environment.
They learned through continuous telephone conversations that the designer understood how to utilize the beauty of Miami and its dazzling waterfront while keeping the home spare, lean and bright. So they hired her at the end of January to work her magic on their new American home “This was a fascinating project that moved at lightning speed,” says Corredor, a native of Jamaica. “The wife is Colombian and the husband is Canadian. They live in Spain with their two children, and basically hired me by phone to furnish their condo. But I had changes in mind to help them enjoy Miami. And they agreed.”
For example, Corredor thought the powder room needed to be dressed up, so she changed the doors to become modern and warm with clean lines. She also ordered a special green glass treatment that she designed and had installed by K&G. She added a green frosted glass pedestal sink and matching green sun fixture on the wall. For the den/guest room, she added a glass partition and worked to transform a dark and somber space into a playful palette of bold color. “I added a red wall in geometric design and a frosted door outlined with exotic wood,” she says. “I used furnishings to make the den lively, including a modern carpet from Sweden, and I added punches of color.”
For the difficult dining area, she incorporated the table into an island junction off of the kitchen, adding a clever vignette that is both functional and fashionable. The dining table was custom designed, produced and installed by the Miami Wall Unit Group, a company that knows how to incorporate furniture into tight spaces.
“The island is used for dining and doing work,” the designer says. “The family can eat at the table, and for other purposes that they choose, it also becomes a standard island.
This is a vacation home, so the family doesn’t cook much. But they will spend more time here now that the design is complete.”
Corredor found just the right places in the kitchen to add color. The backspash shines in aqua glass emulating tones from the ocean, and the vivid green bar stools which double as dining chairs by Icon Furniture blend with the earth tones of the cabinets, bases and countertops as well as the stainless steel appliances. Bold greens in the floral art work hanging on the wall are intended to capture the purity of Miami and play off of the color of the bar stools. The contemporary living room/family room is another brilliant use of color on white, which again, started as a virtual blank palette. With great floor-to-ceiling window/door views of Biscayne Bay leading to Key Biscayne, the designer had to decide what colors would work with the outside sneaking in via a spacious balcony. So she found a bold orange contemporary painting to hang above the white sofa made of versatile Alcantara fabric from KMP Furniture. She picked a splashy orange and white throw rug to go over the Opus Stone floors. The orange painting brings out the orange in the rug, adding understated zip to the room. Atop the rug is an imported tempered glass coffee table curved underneath for magazines.
White swivel chairs round out the vignette. She designed a green wall as the backdrop to the Samsung LED7000 TV and used cable lighting and sconces to complete the ambience in this room. The outdoor colors work well with the great water views visible through the window/doors. Similarly, the master bedroom has beautiful bay views with the blue of the water and sky dominating a full side of the room from window/doors leading to the balcony.
The room has a hushed silence in pure white repeated by the low, modern, king-sized bed appointed in white with a beige pillow. Above is a rectangular framed painting absent of bright color but for yellow.
To perk up the room and accentuate the yellow, Corredor added a red swivel chair, which plays off of the hanging pendant lamps in red glass. “We are in Miami and with an all-white apartment, I had to bring back warmth and color,” she laughs. “Besides, the clients wanted something different from what they have in Barcelona. I made it refreshing and revitalizing.”
The children’s room also has the water views and features a pair of Trundle beds with white side tables and lamps with glass shades on pedestals from WestElm. The walls are off white so the designer added a sassy green stripe to jazz it up. “This room is different from what you would expect,” says Corredor. “I wanted the stripe across the wall to add both color and design to the all-white room.
People like color, and I love to integrate it into these wonderful water views.”
She went for more outdoor colors on the balcony that wraps around the condo. Green bean bag chairs surround a modern resin coffee table with stained glass legs, continuing on the outside what she had accomplished inside.
“We did quite a bit in a short amount of time, and it all blends to showcase the beauty of the water,” she says. It’s no secret that Corredor loves her work. To recreate such a bland space into a spectacular contemporary condo in less than a year is quite a task. But the clients gave her free reign to do her thing, and they have no regrets. “I feel exhilarated when I look at the finished product,” says Corredor. “I do every project with heart. But I feel especially proud of this one and am pleased with the materials we selected. In the end, it is all about the client’s happiness. From the look of excitement on their faces, I know we have a winner.”

Advance Design Studio, Ltd.
The couple who embarked on this Lake Zurich Illinois home renovation spent years planning a move from Virginia to the rolling hills of Northern Illinois when their first grandchild was born. Wanting to be closer to their grown children so they could enjoy their new role, they first embarked upon finding the right realtor and the right home. They settled on the “perfect” home; perfect that is to transform.
The seriously outdated 1,800 square foot ranch had a closed outdated kitchen, 3 bedrooms, a living room with a fireplace, a full basement and 2 baths. Although it had “good bones”, it was straight out of a builder’s catalog with wall to wall carpet, standard tile and honey oak everywhere you looked. But this couple had big plans for this home.
In tandem with their home purchase, they began the search for the just the right renovation company. The team they chose needed to be cohesive, as the whole house renovation would be designed hundreds of miles from their home several states away. She found Advance Design Studio, Ltd. online, and was quickly enamored by the team and by Common Sense Remodeling, simply by studying the website. Her decision to choose Advance Design to partner on this complete ranch renovation was confirmed quickly upon her first face to face meeting with owner Todd Jurs, and later by Advance’s designer, Nicole Ryan.
Three bedrooms were converted into a one master suite with ample bath and walk in closet, laundry, and a 2nd multi-purpose room designed for movies and entertainment, a home office, and a guest room all in one. A doorway leading to the garage was reconfigured to create a foyer area, and allowed for a better flow to an open modern kitchen complete with a large island for cooking and entertaining, which included a wide bench seat overlooking the back yard and opening onto an eating area flanked with a fireplace and TV.
The piece de resistance culminated with 3 walls of full glass anchored by a striking fireplace in the new four season’s room where the homeowners enjoy coffee every morning while gazing at the current day’s mid-western landscape. The open floorplan encourages living in “one space” throughout the day.
Ryan worked with the couple remotely, exchanging 3D color renderings and floorplans with detailed budget updates until the project took on the very image they had envisioned. “Working with them was a change from our normal meeting process since they were literally in a different state. We conducted meetings by phone, while reviewing materials and drawings via computer. It was a fun process that necessitated lots of detail and careful coordination, but we made it happen and the process was as smooth as if they were right here like normal”, says Nicole. During a stressful time planning their move, the constant interaction with Nicole assured the couple that all was being addressed by the Advance team and they could relax and focus on other important things (like moving cross country).
The new master bath incorporated heated flooring, a walk in shower with seating and custom shower niches, and an elegant double sink vanity with ample space for two. “The layout of each of the rooms is exactly what I envisioned,” the client said. “Advance’s attention to details such as light switch placement, electrical outlets, and many other minute details you wouldn’t even think of was the icing on the cake. If I didn’t think of it first, they certainly did,” said the happy homeowner. Small details like the crown molding, the custom designed fireplace mantle, the under-cabinet lighting and etched door glass, and even subtle rhinestones shimmering like delicate jewelry in the tile backsplash brought the whole project together. The clients were extremely happy with the way the Advance team made sure these small things were executed perfectly.
“It’s just gorgeous,” they said at a celebratory event in their home hosted shortly after completion for the entire Advance Design team that made it happen. “The entire crew at Advance Design was a pleasure to work with. We couldn’t have done this with a lesser team,” they concluded.

Twelve Stones Designs, LLC
The owners of this kitchen had spent the money to upgrade the finishes in their kitchen upon building the home 12 years ago, but after living in the space for several years they realized how nonfunctional the layout really was. The (then) two preschool aged children had grown into busy, hungry teenagers with many friends who also liked to hang out at the house. So the family needed a more functional kitchen with better traffic flow, space for daily activities revolving around the kitchen at different times of day, and a kitchen that could accommodate cooking for and serving large groups. Furthermore, the dark, traditional finishes no longer reflected the homeowners’ style. They requested a brighter, more relaxed, coastal style that reflected their love of the seaside cities they like to visit.
Originally, the kitchen was U-shaped with a narrow island in the middle. The island created narrow aisles that bottle-necked at the dishwasher, refrigerator, and cooktop areas. There was a pass-through from the foyer into the kitchen, but the owners never liked that the pass-through was also located so close to the powder room. The awkward proximity was unappealing and made guests feel uncomfortable.
The kitchen’s storage was made up of lots of narrow cabinets, apothecary drawers, clipped corner units, and very few drawers. It lacked useful storage for the larger items the family used on a daily basis. And the kitchen’s only pantry was small closet that had only builder-grade, narrow shelving with no illumination to be able to see the contents inside.
Overall, the kitchen’s lighting plan was poorly executed. Only six recessed cans illuminated the entire kitchen and nook areas. The under cabinet lighting was not evenly distributed either. In fact, the builder had mis-placed the under cabinet lighting around the decorative pilasters which made for choppy, dark cubbies. Further, the builder didn’t include any lighting over the sink or the bar area, which meant whoever was doing the dishes was always in their own shadow. That, coupled with the steep overhang of the game room above made the bar area feel like a dim, cavernous space that wasn’t inviting or task oriented. The kitchen looked out into the main living space, but the raised bar and a narrow wall (which held the only large cabinet in the kitchen) created more of a barrier than a relationship to the living room or breakfast nook. In fact, one couldn’t even see the breakfast nook from the cooktop or sink areas due to its orientation. The raised bar top was too narrow to comfortably sit to either dine at or chat from due to the lack of knee space. The the homeowners confided that the kitchen felt more like a dark, dirty prison than place where the family, or their guests, wanted to gather and commune.
The clients' needs and desires were:
➢ to create a kitchen that would be a space the family loved to be in; to relate to the adjacent spaces all around, and to have better flow for entertaining large groups
➢ to remove the walls between the breakfast nook and living area and to be able to utilize the natural light from the windows in both those areas
➢ to incorporate a functional chopping block for prepping fresh food for home cooked meals, an island with a large sink and drain board, 2 pull out trash cans, and seating for at least the 2 teens to eat or do homework
➢ to design a kitchen and breakfast nook with an airy, coastal, relaxed vibe that blended with the rest of the house's coastal theme
➢ to integrate a layered lighting plan which would include ample general illumination, specific task lighting, decorative lighting, and lots of illuminated storage
➢ to design a kitchen with not only more storage for all the husband’s kitchen gadgets and collection of oils and spices, but smart storage, including a coffee/breakfast bar and a place to store and conceal the toaster oven and microwave
➢ to find a way to utilize the large open space between the kitchen, pantry area, and breakfast nook
Twelve Stones Designs achieved the owner's goals by:
➢ removing the walls between the kitchen and living room to allow the natural light to filter in from the adjacent rooms and to create a connection between the kitchen, nook, and living spaces for a sense of unity and communion
➢ removing the existing pantry and designing 3 large pantry style cabinets with LED tape lights and rollout drawers to house lots of kitchen appliances, gadgets, and tons of groceries. We also took the cabinets all the way up to the 9’ ceiling for additional storage for seasonal items and bulk storage.
➢ designing 2 islands - 1 with a gorgeous black walnut chopping block that houses a drawer for chopping and carving knives and a custom double pull out trash unit for point of use utilization - and 1 that houses the dishwasher, a large Blanco Gourmet sink with integrated drain board, woven baskets for fresh root vegetables and kitchen towels, plenty of drawer storage for kitchen items, and bar seating for up to 4 diners.
➢ closing off the space between the kitchen and the powder room to create a beautiful new private alcove for the powder room as well as adding some decorative storage. This also gave us space to include more tall storage near the new range for precision placement of the husband’s extensive oil and spice collection as well as a location for a combo-steam oven the wife wanted for baking and cooking healthy meals.
The project is enhanced functionally by:
➢ incorporated USB and standard receptacles for the kids’ laptops and phone charging in the large island
➢ designing the small island to include additional open shelving for items used on a daily basis such as a variety of bowls, plates, and colanders. This set up also works well for the husband who prefers to “plate” his dinners in restaurant-style fashion before presenting them to the table.
➢ the integration of specific storage units, such as double stacked cutlery drawers, a custom spice pull-out, a Kuerig coffee and tea pod drawer, and custom double stacked utensil drawers
➢ moving the refrigerator to the old oven location - this eliminated the bottle neck as well as created a better relationship to the eating table. It also utilizes the floor space between the pantry, nook, and kitchen
➢ creating a banquet style breakfast nook - this banquette seating not only doubles the amount of seating for large gatherings but it better utilizes the odd space between the kitchen and the previous nook area. It also helps to create a distinct pathway from the mudroom room through the pantry area, kitchen, nook, and living room.
➢ the coffee/breakfast bar area which includes the perfect location for the concealed microwave and toaster oven, convenient storage for the coffee pods and tea accoutrements. Roll-out drawers below also house the smoothie maker, hot water kettle, and a plethora of smoothie-making ingredients such as protein powders, smoothie additives, etc. Furthermore, the drawers below the Keurig house measuring utensil, cutlery, baking supplies and tupperware storage.
➢ incorporating lots of wide drawers and pullouts to accommodate large cookware.
➢ utilizing as much vertical space as possible by building storage to the ceiling which accommodates the family’s abundant amount of serving platters, baking sheets, bakeware, casserole dishes, and additional cutting boards.
The project is enhanced aesthetically by:
➢ new 5-piece Versailles pattern porcelain tile that now seamlessly joins the entire down stairs area together creating a bright, cohesiveness feeling instead of choppy separated spaces - it also adds a coastal feeling
➢ designing a cabinet to conceal the microwave and toaster oven
➢ the coastal influenced light fixtures over the nook table and island
➢ the sandy colors of the Langdon Cambria countertops. The swirling pattern and sparkling quartz pieces remind the homeowner of black-and-tan sandy beaches
➢ the striped banquet seating whose creamy white background and blue-green stripes were the inspiration for the cabinet and wall colors.
➢ All the interior doors were painted black to coordinate with the blacks and grays in the backsplash tile and countertop. This also adds a hint of tailored formality to an otherwise casual space.
➢ the use of WAC's Oculux small aperture LED units for the overhead lighting complimented with Diode LED strips for task lighting under the cabinets and inside the pantry and glass wall cabinets. All of the lighting applications are on separate dimmer switches.
Innovative uses of materials or construction methods by Realty Restoration LLC:
➢ Each 1-1/2” x 3” block of reclaimed end-grain black walnut that makes up the center island chopping block was hand milled and built in the shop. It was designed to look substantial and proportional to the surrounding elements, executed by creating the 4 inch tall top with a solid wood chamfered edge band.
➢ The metal doors on either side of the vent hood were also custom designed for this project and built in the Realty Restoration LLC shop. They are made 1x2, 11-gauge mild steel with ribbed glass. Weighing 60 lbs a piece, heavy duty cabinet hinges were added to support the weight of the door and keep them from sagging.
➢ Under-cabinet receptacles were added along the range wall in order to have a clean, uninterrupted backsplash.
Design obstacles to overcome:
➢ Because we were removing the demising walls between the kitchen and living room, we had to find a way to plumb and vent the new island. We did this by tunneling through the slab (the slab had post tension cables which prevented us from just trenching) to run a new wet vent through a nearby structural wall. We pulled the existing hot and cold lines between upper floor joists and ran them down the structural wall as well and up through a conduit in the tunnel.
➢ Since we were converting from wall overs to a gas range it allowed us to utilize the 220 feed for the wall ovens to provide a new sub panel for all the new kitchen circuits
➢ Due to framing deficiencies inherited from the original build there was a 1-1/2” differential in the floor-to-ceiling height over a 20 foot span; by utilizing the process of cutting and furring coupled with the crown moulding details on the cabinet elevations we were able to mask the problem and provide seamless transitions between the cabinet components.
Evidence of superior craftsmanship:
➢ uniquely designed, one-of-a-kind metal “X” end panels on the large island. The end panels were custom made in the Realty Restoration LLC shop and fitted to the exact dimensions of the island. The welding seams are completely indistinguishable - the posts look like they are cut from a single sheet of metal
➢ square metal posts on the small island were also custom made and designed to compliment and carry through the metal element s throughout the kitchen
➢ the beautiful, oversized end panels on the pantry cabinets which give the breakfast nook a tailored look
➢ integrating a large format 5 piece Versailles tile pattern to seamlessly flow from the existing spaces into the new kitchen space
➢ By constructing a custom cabinet that jogged around a corner we could not remodel (housing the entry way coat closet) we were able to camouflage the adjacent wall offset within the upper and lower cabinets. By designing around the existing jog in the structural walls we accomplished a few things: we were able to find the space to house, and hide, the microwave and toaster oven yet still have a clean cohesive appearance from the kitchen side. Additionally, the owners were able to keep their much needed coat closet and we didn’t have to increase the budget with unnecessary structural work.
