home portfolio RYE REDEVELOPMENT RYE REDEVELOPMENT RYE, NEW YORK EXPECTED COMPLETION: FALL 2007 141 Purchase Street Townhouses 151 Purchase Street Lofts Currently in the construction document production phase, this project includes converting existing rental units in a 1920’s masonry courtyard building to upscale condominiums. The project combines four existing lots, and when completed will provide a range of services to its residents. Improvements include a re-designed courtyard, elevators at each of the seven entrances, a parking facility, and security kiosk. All units will have new kitchens and bathrooms in addition to new heating and cooling systems. In this project, KSA was asked to design the renovation with respect to the existing built fabric of Rye while providing substantial modernization of the kitchens and baths. The result is a clean modern look with well-crafted details that recognize the existing small-town feel of this close knit Westchester city. New windows to be installed throughout the building will provide insulating value well above the code requirements, in addition to being specially designed and fabricated to reduce outside noise. The re-designed courtyard incorporates a new reflecting pool which will improve the character of the street as a whole, as well as being an asset to the residents of 141. The 151 Purchase Street Lofts, adjacent to the main courtyard building at 141 Purchase Street, are being designed for a younger profile of residents with distinct minimal, modern detailing utilizing clean lines and high quality finishes. When Menges & Curtis Pharmacy opened during the height of the Industrial Revolution on Saratoga Springs’ main street, its druggists mixed tinctures and remedies to their own formulas, examined and treated patients and even applied leeches if it was deemed appropriate.
By 2010, the family that had owned the Menges & Curtis for the past 50 years was struggling with the conventional pharmacist’s lot in modern life: handing out prepared medications for an increasingly lower insurance reimbursements, and trying to make up the difference by selling spa and personal care products. All the while, M&C’s traditional clientele was drifting away to chain drugstores, supermarkets and retailers such as Walmart stores, which were dispensing medications at low margins to lure shoppers into their aisles while they waited for their prescriptions.
The owner restructured his business plan, selling his traditional pharmacy assets to a chain and creating a partnership with a “compounding shop” in Latham to go back to time-honored methods of creating personally formulated nutritional and vitamin supplements, hormone balancers and natural wellness herbal extracts for preventative health maintenance, chronic illnesses, veterinary and pediatric care.
Now a new business with an old-school ethos, Fallon Wellness Pharmacy needed substantial renovations to its iconic storefront in the S.W. Ainsworth Building in Saratoga’s Broadway Historic District. The low ceilings made the space feel cramped, and storage was ineffective. The new partners called upon Old Saratoga Restorations to project manage a complete modernization of the space, adding graceful private consultation rooms and compounding labs to comply with health and safety codes, while respecting the integrity of the ornate High Victorian 1871 brick commercial block building.

This project was to create a “virtual art gallery exhibit” featuring all six. Have any of you noticed that a lot of shops and galleries don’t seem to be open these days ;) - well I thought with the help of some online and my open digital assets I might be able to create at least a part of the experience. (Albeit without the wine and cheese snacks)
So here is my virtual exhibit. I painted all the originals on 12 x 12 canvas. The “exhibit” would be what 24 x 24 inch framed prints would appear like together. The quality of the images used to produce the prints is high enough to go up to 36 x 36 with good confidence. Framed those are substantial pieces of artwork in either residential or office settings. In the future I’ll try going bigger and share the quality with you.
Also what is showing in this virtual setting would be traditional framing and matting over giclee, acrylic sealed or metal prints. The frames for canvas wrap prints would look much better using the floating frame format - especially if you choose the option for having the artwork image “wrap” over the sides.
