Alvan Homes
The challenge of this project was to get permits from city of West Vancouver where the basement legal suite could not accomodate a third parking space for the secondary suite. Built in the 2011, the basement was unfinished and unlike what the owners were told had not been piped for a suite addition. Little more than 700 square feet; it was just enough space for a 2 bedroom kitchen and living area.
taking the new plans to the board of Variance we were able to grant relaxation and amend the 3rd parking spot and approving the new proposed plan.
Working with our in-house designer, the underlying idea of this project was to create a significant space that could be rented to a family to avoid the empty home tax governed on the greater Vancouver area.
Careful placement of walls and glass doors, as well as addition of kitchen and bathroom, turn what could have been a dark and dingy “basement” into a light, bright and airy living space in keeping with the high quality of the home above.
