The homeowers' home is in the Napa Valley area of California where style is everything. The area has a rich history and the home has a magnificent view of Mt. Diablo.
The clients wanted to upgrade from the 80s tract look to early California Colonial look. They wanted attention to detail, and they wanted an indoor and outdoor "living" home because they wanted to spend as much time outdoors as indoors. They also wanted to construct an open, outside cabana style living room with a classic fireplace.
The home was completely remodeled. Every room and every surface, inside and out, to some extent, got a makeover. The existing "typical" California patio was made part of the structure with a 20x20, 400 square foot cabana style addition, with 14' ceilings under a new roof system. In an effort to bring the outside in, a two-tiered pre-cast concrete fountain was installed, providing just the right touch of ambiance. A pre-cast concrete fireplace with a double corbel Mediterranean mantle was then set and surrounded with tile. The floor was set with travertine and the walls were finished with a smooth finish plaster.
To create a more formal atmosphere, the cabana patio has Mediterranean archways with fabric curtains for inclement weather. The cabana patio is divided into two separate areas, one for enjoying a meal with friends, and the other for merely sitting and enjoying the beautiful Northern California weather. Each of the areas received Mission-style chandeliers; task lighting was provided by recessed can lights. Hacienda blend cap and pan roof tiles were applied to the entire roof and then finished with a copper Conestoga chimney top. Smooth stucco was applied and painted in a Fallbrook color.
A new, stamped concrete driveway accents and welcomes visitors The new front door is a custom round top plank door from Antigua Door with a round transom system, 2-1/4" thick Spanish cedar planks, round transom-lights, and a speakeasy opening with an inset diamond grill; it received a light glaze and was manually distressed.
The kitchen ceiling became a vaulted ceiling. The floor was covered with travertine set in a basket weave pattern and the back splash as set with 4x4, multi-color tiles set on a center grid pattern. The cabinet carcasses were custom manufactured Cimino doors and finished with an opaque conversion varnish with a two-art glaze. Display cabinets were inset with decorative wire grilles and then finished with a custom glaze. Bourdeux granite was used on the countertops. A new Thermodor gas range was installed with a custom built plaster range hood with a Vent-a-hood liner insert. This was particularly troublesome because structural members had to be modfied to accommodate the installation. New drywall was installed with an imperfect, smooth finish.
The family room also received a vaulted ceiling and ten-lite exterior, out-swing, wooden doors with a walnut finish and dark glaze. A flat screen TV was placed over the mantle with three surrounding speakers. The mantle is of hand-hewn alder, distressed, and finished with a dark glaze. The cabinetry matches that of the kitchen with Juliano upper doors, shaker lower doors with lattice inset to allow air cooling for the electronics, and a rope detail flanking either end. These were finished with a pigmented glaze. The inside fireplace mantle was constructed from a single, hand-hewn, irregular planed, 8" alder timber. The tile on the fireplace consisted of 4x8 Gamelan Border, 6x6 W.Z. Lambok, and 6x24 W.Z. Buyan in burnt umber from Walker Zanger.
The entry powder room received custom cabinets with custom furniture finish of opaque conversion varnish with glaze top coats. The floor received the same tile as the kitchen. The great room has a 14' ceiling, three 5-foot by 7-foot wood outswing doors with arched tops, and the tile used was the same as that used in the kitchen.
The custom front door has an arch and is made of knotty alder. The master bathroom was finished with custom furniture style cabinetry using opaque conversion varnish with glaze top coats. Countertops were Onyx. Inset into the ceiling is a custom, plaster dome with rope lighting and a central, Mission-style chandelier.
The shower is appointed with travertine tile and edging, and enclosed with custom frameless glass front panels and door. Then this well-appointed room was finished with a slipper style tub. In an effort to bring sound throughout the house, an RA, wireless radio system was installed with separate controls in each room. This was an afterthought of the clients, thus the use of wireless technology. Two spaces originally dedicated to smaller bedrooms, were converted into a state-of-the-art workout room replete with mirrors surrounding the walls. And a custom office was constructed in the other. The office, build in a "L" shape received the same cabinetry with places for computer, fax, etc., as the rest of the house and the closet received custom storage units.
California living at its best.

An empty-nester couple in a quiet, hilly neighborhood, found themselves ready to remodel their 2nd floor master suite as they had often dreamed of. The original tract home layout and street façade left something to be desired with no framed views, a cramped master bath, and minimal storage & ventilation.
ENRarchitects composed a new addition over the garage, in front of the original gable, which features a large picture window with operable sashes. The features include a vaulted ceiling Master Bath, a spacious, glass-enclosed shower & bench, a luxurious spa, “His & Her” walk-in closets, and a bonus attic storage. All the house baths were also updated, with the upstairs bath getting a new lavatory skylight. New accent windows frame the Master Bed.
Now the Master Bath is flooded with natural light, ventilation and views of the hills beyond, either directly, or as reflected in the lavatory mirrors.
The collaboration with the Owners was a huge success in the selections of materials, fixtures and colors.

This whole house remodel touched every inch of this four-bedroom, two-bath tract home, built in 1977, giving it new life and personality.

This Eichler-esque house, in a neighborhood known for its tracts of homes by the famous developer, was a little different from the rest- a one-off custom build from 1962 that had mid-century modern bones but funky, neo-traditional finishes in the worn-out, time capsule state that the new owners found it. This called for an almost-gut remodel to keep the good, upgrade the building’s envelope and MEP systems, and reimagine the home’s character. To create a home that feels of its times, both now and then- A mid-century for the 21st century.
At the center of the existing home was a long, slender rectangular form that contained a fireplace, an indoor BBQ, and kitchen storage, and on the other side an original, suspended wood and steel rod stair down to the bedroom level below. Under the carpeted treads we were sure we’d find beautiful oak, as this stair was identical to one at our earlier Clarendon heights mid-century project.
This elegant core was obscured by walls that enclosed the kitchen and breakfast areas and a jumble of aged finishes that hid the elegance of this defining element. Lincoln Lighthill Architect removed the walls and unified the core’s finishes with light grey ground-face concrete block on the upgraded fireplace and BBQ, lacquered cabinets, and chalkboard paint at the stair wall for the owners’ young children to decorate. A new skylight above the stair washes this wall with light and brightens up the formerly dark center of the house.
The rest of the interior is a combination of mid-century-inspired elements and modern updates. New finishes throughout- cork flooring, ground-face concrete block, Heath tile, and white birch millwork give the interior the mid-century character it never fully had, while modern, minimalist detailing gives it a timeless, serene simplicity.
New lighting throughout, mostly indirect and all warm-dim LED , subtly and efficiently lights the home. All new plumbing and fixtures similarly reduce the home’s use of precious resources. On the exterior, new windows, insulation, and roofing provide modern standards of comfort and efficiency, while a new paint job and brick stain give the house an elegant yet playful character, with the golden yellow Heath tile from the primary bathroom floor reappearing on the front door.

San Felicia Way Residence Los Altos, California Located in the desirable Bay Area suburb of Los Altos, this ranch-style tract house had some charming exterior style, but lacked a usable interior plan. The lot is located at the end of a cul-de-sac, which results in a very generous rear yard. Our goal was to add a bedroom and bathroom to the house, enhance the ease of entertainment in the public space, and develop the rear yard space as a series of exterior "rooms". We removed all interior walls in the public areas of the house, as well as the attic space. The result is a spacious warm modern living space ringing an updated kitchen at the center. The new curving entry court wraps around an existing Japanese maple tree. The new Family room wall is curved to suggest enclosure of the main public exterior "room". Remodelled living room

In January of 2017, I decided to remodel the entire 1st floor of my own home. I love midcentury modern style and wanted to change our tract home to a style I loved.
We removed the 3 types of flooring we had (carpet, hardwood and vinyl) and installed Coretec LVT XL Metropolis Oak throughout the 1st floor.
We chose to save money in the kitchen and paint out maple cabinetry that had yellowed, to Sherwin Williams Pure White and update all of the knobs to bar pulls. Our Formica countertops also had to go, and we replaced them with Silestone Royal Reef quartz with a square edge detail. An Artisan 16 guage undermount rectangle sink was added to complete the modern look I wanted. We additionally changed out the light fixtures in the living and dining rooms, and installed a new gas cooktop.
Our existing fireplace mantle was large and very traditional - not the style we wanted so we removed it and the tile surround and hearth. It was replaced with stacked stone to the ceiling with a curly walnut floating mantle we found on Etsy.
We have a small 1/2 bath on the 1st floor and we changed out the lighting to LED bulbs, added a new midcentury mirror and installed Coretec LVT flooring to replace the vinyl flooring.
This project took a month to complete and we love the transformation. We no longer have a home that looks like our neighbors - on the inside!
To complete the remodel we purchased a midcentury modern sofa and dining set.

Remodel of 1970 Dana Point, CA tract house into modern and transitional beach house for easy family living. Interior Design by Exotica Design Group. Photos by Jeri Koegel

This downstairs bathroom serves as both a powder room and a pool bathroom for the clients. It’s a tight space that follows a typical tract-home layout.
The clients were remodeling their dated kitchen, carrying the wood-look, plank tile throughout the lower level of their home, so it made sense to update this bathroom at the same time. They are from Europe and desired a chic, clean, contemporary, look that was cohesive with the kitchen and family room remodel. They wanted it to feel bright and open, and above all, easy to clean.
We removed the shower dam and essentially created a wet room, running the dark floor tile into the shower towards a linear drain at the back of the room. The side walls of the shower are a large, matte, white tile bordered by a chrome Schluter trim. The same tile was used as a baseboard to protect the walls from splashes from pool visitors and shower users.
The focal point on the back wall is a large format tile, installed to showcase its horizontal ombre striations. The colors are muted tones of white, taupe, and brown; tying together the crisp white tile of the side walls of the shower and the dark color of the floor and vanity.
The room is quite small, so we installed a simple glass partition between the shower head and the toilet from floor to ceiling, to allow light to flow through the room. The contemporary, dark, wood vanity floats on the wall to further enhance the spacious, open feeling.
As the vanity is only 24” wide, a mirror with integrated lighting was selected to maintain the clean, simple look above. The fixtures have sleek, angular, contemporary lines to echo the crisp linear themes in the space. Their chrome finish adds some sparkle to the room.
The result is a bright, calm, sophisticated, modern space that is highly functional, easy to maintain and harmonious with the other remodeled areas of the home.

A pull out coffee and small appliance storage in the corner by the sink provides a readily accessible way to access and store away these appliances. Creating ease in the kitchen is key!

We removed an awkwardly shaped walk in pantry with 2 cabinet pantries. One is for food and the other for small appliances and larger bakeware. This storage is more accessible and creates a fluid design for the appliance wall.
