When presented with the overall layout of the kitchen, this dining space called out for more interest than just your standard table. We chose to make a statement with a custom three-sided seated banquette. Completed in early 2020, this family gathering space is complete with storage beneath and electrical charging stations on each end. Underneath three large window walls, our built-in banquette and custom table provide a comfortable, intimate dining nook for the family and a few guests while the stunning oversized chandelier ties in nicely with the other brass accents in the kitchen. The thin black window mullions offer a sharp, clean contrast to the crisp white walls and coordinate well with the dark banquette, sprayed to match the dark charcoal doors in the home. The finishing touch is our faux distressed leather cushions, topped with a variety of pillows in shapes and cozy fabrics. We love that this family hangs out here in every season!

This brownstone, located in Harlem, consists of five stories which had been duplexed to create a two story rental unit and a 3 story home for the owners. The owner hired us to do a modern renovation of their home and rear garden. The garden was under utilized, barely visible from the interior and could only be accessed via a small steel stair at the rear of the second floor. We enlarged the owner’s home to include the rear third of the floor below which had walk out access to the garden. The additional square footage became a new family room connected to the living room and kitchen on the floor above via a double height space and a new sculptural stair. The rear facade was completely restructured to allow us to install a wall to wall two story window and door system within the new double height space creating a connection not only between the two floors but with the outside. The garden itself was terraced into two levels, the bottom level of which is directly accessed from the new family room space, the upper level accessed via a few stone clad steps. The upper level of the garden features a playful interplay of stone pavers with wood decking adjacent to a large seating area and a new planting bed. Wet bar cabinetry at the family room level is mirrored by an outside cabinetry/grill configuration as another way to visually tie inside to out. The second floor features the dining room, kitchen and living room in a large open space. Wall to wall builtins from the front to the rear transition from storage to dining display to kitchen; ending at an open shelf display with a fireplace feature in the base. The third floor serves as the children’s floor with two bedrooms and two ensuite baths. The fourth floor is a master suite with a large bedroom and a large bathroom bridged by a walnut clad hall that conceals a closet system and features a built in desk. The master bath consists of a tiled partition wall dividing the space to create a large walkthrough shower for two on one side and showcasing a free standing tub on the other. The house is full of custom modern details such as the recessed, lit handrail at the house’s main stair, floor to ceiling glass partitions separating the halls from the stairs and a whimsical builtin bench in the entry.

Featuring 11,000 square feet of open area lavish living this residence does not disappoint with the attention to detail throughout. Elegant features embellish this home with the intricate woodworking and exposed wood beams, ceiling details, gorgeous stonework, European Oak flooring throughout, and unique lighting. This is luxury at its finest!

San Marino based clients were interested in developing a property that had been in their family for generations. This was an exciting proposition as it was one of the last surviving bayside double lots on the scenic Coronado peninsula in San Diego. They desired a holiday home that would be a gathering place for their large, close- knit family. This was an exciting proposition as it was one of the last surviving bayside double lots on the scenic Coronado peninsula in San Diego. They desired a holiday home that would be a gathering place for their large, close-knit family. Facing the Back Bay, overlooking downtown and the Bay Bridge, this property presented us with a unique opportunity to design a vacation home with a dual personality. One side faces a bustling harbor with a constant parade of yachts, cargo vessels and military ships while the other opens onto a deep, quiet contemplative garden. The home’s shingle-style influence carries on the historical Coronado tradition of clapboard and Craftsman bungalows built in the shadow of the great Hotel Del Coronado which was erected at the turn of the last century. In order to create an informal feel to the residence, we devised a concept that eliminated the need for a “front door”. Instead, one walks through the garden and enters the “Great Hall” through either one of two French doors flanking a walk-in stone fireplace. Both two-story bedroom wings bookend this central wood beam vaulted room which serves as the “heart of the home”, and opens to both views. Three sets of stairs are discretely tucked away inside the bedroom wings. In lieu of a formal dining room, the family convenes and dines around a beautiful table and banquette set into a circular window bay off the kitchen which overlooks the lights of the city beyond the harbor. Working with noted interior designer Betty Ann Marshall, we designed a unique kitchen that was inspired by the colors and textures of a fossil the couple found on a honeymoon trip to the quarries of Montana. We set that ancient fossil into a matte glass backsplash behind the professional cook’s stove. A warm library with walnut paneling and a bayed window seat affords a refuge for the family to read or play board games. The couple’s fine craft and folk art collection is on prominent display throughout the house and helps to set an intimate and whimsical tone. Another architectural feature devoted to family is the play room lit by a dramatic cupola which beacons the older grandchildren and their friends. Below the play room is a four car garage that allows the patriarch space to refurbish an antique fire truck, a mahogany launch boat and several vintage cars. Their jet skis and kayaks are housed in another garage designed for that purpose. Lattice covered skylights that allow dappled sunlight to bathe the loggia affords a comfortable refuge to watch the kids swim and gaze out upon the rushing water, the Coronado Bay Bridge and the romantic downtown San Diego skyline. A complete full gut remodel of a 4,000 sq ft two-story penthouse residence, this project featured one of a kind views of the Boston public garden and Beacon Hill. A large central gallery flooded with gorgeous diffused light through two full stories of window glass. Clean linear millwork details compliment the structural glass, steel and walnut balustrades and handrailings that grace the upper gallery, reading nook, and stairs. A bleached walnut wet bar with backlit honey onyx backsplash and floating star fire glass shelves illuminated the lower gallery. It was part of a larger motif, which resonated through each of the unique and separate living spaces, connecting them to the larger design intention. A bleached walnut media room doubles as a fourth bedroom. It features a king size murphy bed seamlessly integrated into the full wall panel. A gracious shower in the adjoining bathroom, cleverly concealed behind an innocuous interior door, created a truly unique formal powder room that can reveal a full bath when the house is full of guests. A blend of warm wood, soft whites, and a palate of golds reflected in the stone (calacatta/onyx) textiles and wall coverings, this project demonstrates the powerful results of a consistent design intention, thoughtful engineering, and best practice construction as executed by our talented team of craftsmen and women. This unique city-home is designed with a center entry, flanked by formal living and dining rooms on either side. An expansive gourmet kitchen / great room spans the rear of the main floor, opening onto a terraced outdoor space comprised of more than 700SF. The home also boasts an open, four-story staircase flooded with natural, southern light, as well as a lower level family room, four bedrooms (including two en-suite) on the second floor, and an additional two bedrooms and study on the third floor. A spacious, 500SF roof deck is accessible from the top of the staircase, providing additional outdoor space for play and entertainment. Due to the location and shape of the site, there is a 2-car, heated garage under the house, providing direct entry from the garage into the lower level mudroom. Two additional off-street parking spots are also provided in the covered driveway leading to the garage. A young family with a wooded, triangular lot in Ipswich, Massachusetts wanted to take on a highly creative, organic, and unrushed process in designing their new home. The parents of three boys had contemporary ideas for living, including phasing the construction of different structures over time as the kids grew so they could maximize the options for use on their land. They hoped to build a net zero energy home that would be cozy on the very coldest days of winter, using cost-efficient methods of home building. The house needed to be sited to minimize impact on the land and trees, and it was critical to respect a conservation easement on the south border of the lot. Finally, the design would be contemporary in form and feel, but it would also need to fit into a classic New England context, both in terms of materials used and durability. We were asked to honor the notions of “surprise and delight,” and that inspired everything we designed for the family. The highly unique home consists of a three-story form, composed mostly of bedrooms and baths on the top two floors and a cross axis of shared living spaces on the first level. This axis extends out to an oversized covered porch, open to the south and west. The porch connects to a two-story garage with flex space above, used as a guest house, play room, and yoga studio depending on the day. A floor-to-ceiling ribbon of glass wraps the south and west walls of the lower level, bringing in an abundance of natural light and linking the entire open plan to the yard beyond. The master suite takes up the entire top floor, and includes an outdoor deck with a shower. The middle floor has extra height to accommodate a variety of multi-level play scenarios in the kids’ rooms. Many of the materials used in this house are made from recycled or environmentally friendly content, or they come from local sources.
