The 1,750-square foot Manhattan Beach bungalow is home to two humans and three dogs. Originally built in 1929, the bungalow had undergone various renovations that convoluted its original Moorish style. We gutted the home and completely updated both the interior and exterior. We opened the floor plan, rebuilt the ceiling with reclaimed hand-hewn oak beams and created hand-troweled plaster walls that mimicked the construction and look of the original walls. We also rebuilt the living room fireplace by hand, brick-by-brick, and replaced the generic roof tiles with antique handmade clay tiles. We returned much of this 3-bed, 2-bath home to a more authentic aesthetic, while adding modern touches of luxury, like radiant-heated floors, bi-fold doors that open from the kitchen/dining area to a large deck, and a custom steam shower, with Moroccan-inspired tile and an antique mirror. The end result is evocative luxury in a compact space.

This was a gut remodel of a 1950’s 3 bedroom, 2 bath, 1200-square-foot home. The main house was composed of two bedrooms with one bathroom, and a separate studio unit with a full bathroom was located in the backyard. The new owners, a family of 4, wanted to remove the studio unit and increase the square footage of the main house to include a new master suite, family room, and powder room while leaving enough space for the possible addition of a pool in the backyard down the road. We also expanded the kitchen and remodeled the kids’ shared bathroom. White Sands advised during the architectural stage of the project to perfect the layout and ensure enough space was carved out for the new kitchen, family room, and master bedroom. We designed a modified galley kitchen with a large eat-in island in the center. Custom cabinetry was key in making the layout work. To provide ample storage, we created a European-style larder pantry, which is flanked by full-height glass hutches and appliance garages to keep countertop gadgets concealed. The family room is anchored by a new fireplace, complete with custom built-ins flanking each side. The client’s goal for the overall aesthetic is very simple, classic coastal cottage. They wanted cutesy charm. They did not want anything fussy or fancy, requesting selections to be pared down and approachable. All tile and counter finishes selected were in timeless shapes and color palettes. We brought in color and personality with the accessories- cabinet hardware, mirrors, wallcoverings, and styling accessories.

One of the home's noteworthy design features is a peaked roof that uses Kalwall's translucent day-lighting system, the most highly insulating, diffuse light-transmitting, structural panel technology. This protected area on the hill provides a dramatic roar from the ocean waves but without any of the threats of oceanfront living. Built on one of the last remaining one-acre coastline lots on the west side of the hill at Stinson Beach, the design of the residence is site friendly, using materials and finishes that meld into the hillside. The landscaping features low-maintenance succulents and butterfly friendly plantings appropriate for the adjacent Monarch Butterfly Preserve. Recalibrate your dreams in this natural environment, and make the choice to live in complete privacy on this one acre retreat. This home includes Miele appliances, Thermadore refrigerator and freezer, an entire home water filtration system, kitchen and bathroom cabinetry by SieMatic, Ceasarstone kitchen counter tops, hardwood and Italian ceramic radiant tile floors using Warmboard technology, Electric blinds, Dornbracht faucets, Kalwall skylights throughout livingroom and garage, Jeldwen windows and sliding doors. Located 5-8 minute walk to the ocean, downtown Stinson and the community center. It is less than a five minute walk away from the trail heads such as Steep Ravine and Willow Camp.

A simple front facade consisting solely of ten-foot shuttered French doors radiates elegance in this new traditional foursquare home in Washington, D.C. Featured in Country Living magazine, the airy plan offers spaciousness in a limited-fronted site of the American foursquare house. The goal for the design was creating a contemporary foursquare style house. The family room and kitchen of this American foursquare interior are separated by a glassy built-in rather than walls, encouraging visual connection between the spaces in the four square house. Though nestled in the city, this American foursquare home feels like a classic country home.

New white cabinets and bookshelves flank the real wood burning fire place. Simple clean white cabinetry in the kitchen with x designs on glass cabinet doors and peninsula ends. Durable, beautiful white quartzite counter tops and yes! porcelain planked floors for durability! The girls can run in and out without worrying about the beach sand damage!.
