M.I.R. Phase 3 denotes the third phase of the transformation of a 1950’s daylight rambler on Mercer Island, Washington into a contemporary family dwelling in tune with the Northwest environment. Phase one modified the front half of the structure which included expanding the Entry and converting a Carport into a Garage and Shop. Phase two involved the renovation of the Basement level. Phase three involves the renovation and expansion of the Upper Level of the structure which was designed to take advantage of views to the "Green-Belt" to the rear of the property. Existing interior walls were removed in the Main Living Area spaces were enlarged slightly to allow for a more open floor plan for the Dining, Kitchen and Living Rooms. The Living Room now reorients itself to a new deck at the rear of the property. At the other end of the Residence the existing Master Bedroom was converted into the Master Bathroom and a Walk-in-closet. A new Master Bedroom wing projects from here out into a grouping of cedar trees and a stand of bamboo to the rear of the lot giving the impression of a tree-house. A new semi-detached multi-purpose space is located below the projection of the Master Bedroom and serves as a Recreation Room for the family's children. As the children mature the Room is than envisioned as an In-home Office with the distant possibility of having it evolve into a Mother-in-law Suite. Hydronic floor heat featuring a tankless water heater, rain-screen façade technology, “cool roof” with standing seam sheet metal panels, Energy Star appliances and generous amounts of natural light provided by insulated glass windows, transoms and skylights are some of the sustainable features incorporated into the design. “Green” materials such as recycled glass countertops, salvaging and refinishing the existing hardwood flooring, cementitous wall panels and "rusty metal" wall panels have been used throughout the Project. However, the most compelling element that exemplifies the project's sustainability is that it was not torn down and replaced wholesale as so many of the homes in the neighborhood have.

This renovation to a prototypical Toronto semi-detached home makes the most of a compact, urban property. Several strategies to maximize tight spaces extend the boundaries of the house. Opening up the main level and adding an oversized sliding door to the backyard fills the living spaces with light and air while extending the house visually to the outdoors during the cooler months and physically in the summer. Custom built-in millwork optimizes small spaces by adding storage while doubling as furniture, and the new finished basement provides overflow space for guests and active kids.

This project involved a two storey extension to the side and a single storey extension to the rear of an existing 1930′s semi-detached house with a revised internal layout to create a family home suitable for today’s living standards. The single storey extension to the rear created a seamless extension of the original house, housing a new open plan kitchen, living and dining area with a large internal sliding door which closes off the living area if desired. Light wells overhead provide natural light deep into the existing house plan. Large sliding aluminium framed doors open off the main living areas onto a timber deck and the rear garden. www.dmvf.ie.

The color theme, materials and fine art of the entrance floor were inspired by Ron Arad's iconic Design Museum Corten rings, which is right across the street from the house. 2 Infiniti wall lamps by Davide Groppi were used in the living room to give indirect soft subdued lighting, together with 2 Sampei floor lamps to project direct light on the floor. Iron mesh red statues with LED bulbs are hanging from an iron beam. Natural light comes in by the large loft-like windows and glass made entrance door.

A Victorian semi-detached house with a large entrance hall leading to a spacious kitchen, dining area and family room to the rear and a formal sitting room and TV room at the front and centre. The upper floors house five bedrooms and 3 bathrooms. The design-savvy owners of a fashionable London shoe boutique, which we’d refurbished, appointed us to work on their home. They wanted to inject it with character and warmth, and although initially reluctant to make structural changes, reconsidered. The inspiration was modern and trendy Scandinavian style: what strikes you immediately are the views – the uninterrupted view from room to room through the depth of the building as well as those across to the stunning garden.

What once was barely exists anymore. This semi-detached villa has been rehabilitated beyond any recognition. But its neighbours have seen the transformation live; not like a cocooned larva. It is the same house, now with space that has been optimised, function-injected, material-incorporated and supreme lifestyle guaranteed. Central to this project is the balance between the rectilinear and the sculptural flowing masses and materials of the staircase. Orthogonal'ity' abounds in the core of the staircase, but on the fringes of the disciplined there are momentary departures from this controlled state; to a subliminal state of converging lines slowly melting away the rigidity.
