Complete renovation of an unfinished basement in a classic south Minneapolis stucco home. Truly a transformation of the existing footprint to create a finished lower level complete with family room, ¾ bath, guest bedroom, and laundry. The clients charged the construction and design team with maintaining the integrity of their 1914 bungalow while renovating their unfinished basement into a finished lower level.

Adding double faucets in a wall mounted sink to this guest bathroom is such a fun way for the kids to brush their teeth. Keeping the walls white and adding neutral tile and finishes makes the room feel fresh and clean.

Simple clean design...in this master bathroom renovation things were kept in the same place but in a very different interpretation. The shower is where the exiting one was, but the walls surrounding it were taken out, a curbless floor was installed with a sleek tile-over linear drain that really goes away. A free-standing bathtub is in the same location that the original drop in whirlpool tub lived prior to the renovation. The result is a clean, contemporary design with some interesting "bling" effects like the bubble chandelier and the mirror rounds mosaic tile located in the back of the niche.

The bathroom was previously closed in and had a large tub off the door. Making this a glass stand up shower, left the space brighter and more spacious. Other tricks like the wall mount faucet and light finishes add to the open clean feel.

Transitional Design Condo Update in San Francisco, California Pacific Heights Neighborhood The owners of this condo in Pacific Heights wanted to update their 60’s style kitchen and bathrooms yet strike a balance between ultra modern and conservative. To achieve this, we combined clean modern lines and contemporary fittings with warm natural stone and rich woods. In the kitchen, a distinctive effect is achieved by using quarter sawn cherry veneer on the shaker style cabinet doors with parallel grain run horizontally. Beautiful brown granite and custom stain compliment the oak floors we selected to provide continuity with the rest of the house. The master bath features a vanity designed with a wrap-over counter of thick granite, wenge wood veneers, Venetian plaster and a carefully coordinated variety of glass and stone tiles. In the guest bath a similar material palette is enlivened by inclusion of a wall hung toilet and an art niche.

We were so delighted to be able to bring to life our fresh take and new renovation on a picturesque bathroom. A scene of symmetry, quite pleasing to the eye, the counter and sink area was cultivated to be a clean space, with hidden storage on the side of each elongated mirror, and a center section with seating for getting ready each day. It is highlighted by the shiny silver elements of the hardware and sink fixtures that enhance the sleek lines and look of this vanity area. Lit by a thin elegant sconce and decorated in a pathway of stunning tile mosaic this is the focal point of the master bathroom. Following the tile paths further into the bathroom brings one to the large glass shower, with its own intricate tile detailing within leading up the walls to the waterfall feature. Equipped with everything from shower seating and a towel heater, to a secluded toilet area able to be hidden by a pocket door, this master bathroom is impeccably furnished. Each element contributes to the remarkably classic simplicity of this master bathroom design, making it truly a breath of fresh air. Custom designed by Hartley and Hill Design. The goal of this project was to upgrade the builder grade finishes and create an ergonomic space that had a contemporary feel. This bathroom transformed from a standard, builder grade bathroom to a contemporary urban oasis. This was one of my favorite projects, I know I say that about most of my projects but this one really took an amazing transformation. By removing the walls surrounding the shower and relocating the toilet it visually opened up the space. Creating a deeper shower allowed for the tub to be incorporated into the wet area. Adding a LED panel in the back of the shower gave the illusion of a depth and created a unique storage ledge. A custom vanity keeps a clean front with different storage options and linear limestone draws the eye towards the stacked stone accent wall. Houzz Write Up: https://www.houzz.com/magazine/inside-houzz-a-chopped-up-bathroom-goes-streamlined-and-swank-stsetivw-vs~27263720 The layout of this bathroom was opened up to get rid of the hallway effect, being only 7 foot wide, this bathroom needed all the width it could muster. Using light flooring in the form of natural lime stone 12x24 tiles with a linear pattern, it really draws the eye down the length of the room which is what we needed. Then, breaking up the space a little with the stone pebble flooring in the shower, this client enjoyed his time living in Japan and wanted to incorporate some of the elements that he appreciated while living there. The dark stacked stone feature wall behind the tub is the perfect backdrop for the LED panel, giving the illusion of a window and also creates a cool storage shelf for the tub. A narrow, but tasteful, oval freestanding tub fit effortlessly in the back of the shower. With a sloped floor, ensuring no standing water either in the shower floor or behind the tub, every thought went into engineering this Atlanta bathroom to last the test of time. With now adequate space in the shower, there was space for adjacent shower heads controlled by Kohler digital valves. A hand wand was added for use and convenience of cleaning as well. On the vanity are semi-vessel sinks which give the appearance of vessel sinks, but with the added benefit of a deeper, rounded basin to avoid splashing. Wall mounted faucets add sophistication as well as less cleaning maintenance over time. The custom vanity is streamlined with drawers, doors and a pull out for a can or hamper. A wonderful project and equally wonderful client. I really enjoyed working with this client and the creative direction of this project. This bath offers generous space without going overboard in square footage. The homeowner chose to go with a large double vanity and a nice shower with custom features and a shower seat and decided to forgo the typical big soaking tub. The vanity area shown in this photo has plenty of storage within the mirrored wall cabinets and the large drawers below. The mirrors were cased out with the matching woodwork and crown detail. The countertop is Crema Marfil slab marble with undermount Marzi sinks. The Kallista faucetry was chosen in chrome since it was an easier finish to maintain for years to come. Other metal details were done in the oil rubbed bronze to work with the theme through out the home. The floor tile is a 12 x 12 Bursa Beige Marble that is set on the diagonal. The backsplash to the vanity is the companion Bursa Beige mini running bond mosaic with a cap also in the Bursa Beige marble. Vaulted ceilings add to the dramatic feel of this bath.
