Built in 1969, this home had not been updated since its original owners. The new homeowners desired a complete revamp of the home so the house was gutted to the studs, opened up and completely redesigned to create a distinctly modern contemporary feel in this one story ranch style North Dallas home. To create the sleek gray-toned look, gray paint and subway tiles were used throughout, Galaxy White granite in kitchen and Lennon granite in a very unique Leather finish was used in the bathrooms. Light colored wood flooring to keep a traditional element still intact made this once old style home a modern and trendy abode. On the first floor, the kitchen and living area (with associate Luigi enjoying the sun) is again linked to a large deck through bi-parting glass doors. Ipe is a common choice for decks, but here, the material flows directly inside, at the same level and using the same details, so deck and interior feel like one large space. Note too that the deck railings, constructed using thin, galvanized steel members, allow the eye to travel right through to the view beyond. This modern transitional home boasts an elegant kitchen that looks onto a large informal living room and shares space with the dining room and butler's pantry. Senior designer, Ayca, selected design elements that flow throughout the entire space to create a dynamic kitchen. The result is a perfect mix of industrial and organic materials, including a leathered quartzite countertop for the island with an unusual single-sided waterfall edge. The honed soapstone perimeter countertops complement the marble fireplace of the living room. For this project, the Houseplay team converted a single level, three bedroom/three bathroom apartment into a duplex. Thanks to the conversion, the family we worked with enjoys a new great room, including an expanded kitchen, two new skylights, and a laundry closet on main floor. They also have a new master bedroom suite on the lower level, including a bathroom, walk-in closet, and small office. We fitted new crown mouldings into the great room, and also added new baseboards, door mouldings, and raised-panel doors throughout the apartment. New flooring was installed in the kitchen to match the rest of the rooms before we refinished the hardwood floors throughout the duplex. Our team installed new recessed and feature lighting throughout the space, and we brought in a new tankless water heater along with all-new plumbing for the laundry area and master bathroom. The gorgeous glass tile in kitchen and master shower is our handiwork, as is the fresh coat of paint on all of the walls, ceilings, mouldings, and doors throughout the apartment. Classic elegance with a fresh face characterizes this stunner, adorned in Benjamin Moore’s pale green “Vale Mist”. For a serene, cohesive look, the beadboard and casings are painted to match. Counters and backsplashes are subtly-veined Himalayan Marble. Flat panel inset cabinetry was enhanced with a delicate ogee profile and graceful bracket feet. Oak floors were artfully stenciled to form a diamond pattern with intersecting dots. Brushed brass fixtures and hardware lend old-world appeal with a stylish flourish. Balancing the formality are casual rattan bistro stools and dining chairs. A metal-rimmed glass tabletop allows full view of the curvaceous walnut pedestal. Tucked into the narrow end of the kitchen is a cozy desk. Its walnut top warms the space, while mullion glass doors contribute openness. Preventing claustrophobia is a frosted wheel-style oculus window to boost light and depth. A bold statement is made for the small hutch, where a neutral animal print wallpaper is paired with Benjamin Moore’s ruby-red semi-gloss “My Valentine” paint on cabinetry and trim. Glass doors display serving pieces. Juxtaposed against the saturated hue is the pop of a white marble counter and contemporary acrylic handles. What could have been a drab niche is now a jewel box!
