This was a gut remodel of a 1950’s 3 bedroom, 2 bath, 1200-square-foot home. The main house was composed of two bedrooms with one bathroom, and a separate studio unit with a full bathroom was located in the backyard. The new owners, a family of 4, wanted to remove the studio unit and increase the square footage of the main house to include a new master suite, family room, and powder room while leaving enough space for the possible addition of a pool in the backyard down the road. We also expanded the kitchen and remodeled the kids’ shared bathroom. White Sands advised during the architectural stage of the project to perfect the layout and ensure enough space was carved out for the new kitchen, family room, and master bedroom. We designed a modified galley kitchen with a large eat-in island in the center. Custom cabinetry was key in making the layout work. To provide ample storage, we created a European-style larder pantry, which is flanked by full-height glass hutches and appliance garages to keep countertop gadgets concealed. The family room is anchored by a new fireplace, complete with custom built-ins flanking each side. The client’s goal for the overall aesthetic is very simple, classic coastal cottage. They wanted cutesy charm. They did not want anything fussy or fancy, requesting selections to be pared down and approachable. All tile and counter finishes selected were in timeless shapes and color palettes. We brought in color and personality with the accessories- cabinet hardware, mirrors, wallcoverings, and styling accessories.

Originally this space was broken up by two separate doorways. We were able to make changes to create a galley and enlarge the vanity countertop area an create a large walk-in shower at the end. Mahogany vanity cabinets along with small penny sized mosaic tiles as a trim around the mirror create a depth and richness to this space.

DOWNLOAD NOW   The Klimala’s and their three kids are no strangers to moving, this being their fifth house in the same town over the 20-year period they have lived there. “It must be the 7-year itch, because every seven years, we seem to find ourselves antsy for a new project or a new environment. I think part of it is being a designer, I see my own taste evolve and I want my environment to reflect that. Having easy access to wonderful tradesmen and a knowledge of the process makes it that much easier”. This time, Klimala’s fell in love with a somewhat unlikely candidate. The 1950’s ranch turned cape cod was a bit of a mutt, but it’s location 5 minutes from their design studio and backing up to the high school where their kids can roll out of bed and walk to school, coupled with the charm of its location on a private road and lush landscaping made it an appealing choice for them. “The bones of the house were really charming. It was typical 1,500 square foot ranch that at some point someone added a second floor to. Its sloped roofline and dormered bedrooms gave it some charm.” With the help of architect Maureen McHugh, Klimala’s gutted and reworked the layout to make the house work for them. An open concept kitchen and dining room allows for more frequent casual family dinners and dinner parties that linger. A dingy 3-season room off the back of the original house was insulated, given a vaulted ceiling with skylights and now opens up to the kitchen. This room now houses an 8’ raw edge white oak dining table and functions as an informal dining room. “One of the challenges with these mid-century homes is the 8’ ceilings. I had to have at least one room that had a higher ceiling so that’s how we did it” states Klimala. The kitchen features a 10’ island which houses a 5’0” Galley Sink. The Galley features two faucets, and double tiered rail system to which accessories such as cutting boards and stainless steel bowls can be added for ease of cooking. Across from the large sink is an induction cooktop. “My two teen daughters and I enjoy cooking, and the Galley and induction cooktop make it so easy.” A wall of tall cabinets features a full size refrigerator, freezer, double oven and built in coffeemaker. The area on the opposite end of the kitchen features a pantry with mirrored glass doors and a beverage center below. The rest of the first floor features an entry way, a living room with views to the front yard’s lush landscaping, a family room where the family hangs out to watch TV, a back entry from the garage with a laundry room and mudroom area, one of the home’s four bedrooms and a full bath. There is a double sided fireplace between the family room and living room. The home features pops of color from the living room’s peach grass cloth to purple painted wall in the family room. “I’m definitely a traditionalist at heart but because of the home’s Midcentury roots, I wanted to incorporate some of those elements into the furniture, lighting and accessories which also ended up being really fun. We are not formal people so I wanted a house that my kids would enjoy, have their friends over and feel comfortable.” The second floor houses the master bedroom suite, two of the kids’ bedrooms and a back room nicknamed “the library” because it has turned into a quiet get away area where the girls can study or take a break from the rest of the family. The area was originally unfinished attic, and because the home was short on closet space, this Jack and Jill area off the girls’ bedrooms houses two large walk-in closets and a small sitting area with a makeup vanity. “The girls really wanted to keep the exposed brick of the fireplace that runs up the through the space, so that’s what we did, and I think they feel like they are in their own little loft space in the city when they are up there” says Klimala. The best of past and present architectural styles combine in this welcoming, farmhouse-inspired design. Other exterior highlights included trusses over the garage doors, horizontal lap siding and brick and stone accents. The interior is equally impressive, with an open floor plan that accommodates today’s family and modern lifestyles. An eight-foot covered porch leads into a large foyer and a powder room. Beyond, the spacious first floor includes more than 2,000 square feet, with one side dominated by public spaces that include a large open living room, centrally located kitchen with a large island that seats six and a u-shaped counter plan, formal dining area that seats eight for holidays and special occasions and a convenient laundry and mud room. Relax with a cup of morning coffee or an evening cocktail on the nearby covered patio, which can be accessed from both the living room and the master bedroom. Upstairs, an additional 900 square feet includes two 11 by 14-foot upper bedrooms with bath and closet and a an approximately 700 square foot guest suite over the garage that includes a relaxing sitting area, galley kitchen and bath, perfect for guests or in-laws.

This is a 2200 sf home located in a woodsy setting. The home was dated with old white shag carpet, a small galley kitchen and compartmentalized spaces. The goal of this project was to open up the living space as a great room, add about 350 sf of living space to include a new kitchen and a home office/guest room, and update all finishes and cabinetry. By means of a new high-end kitchen with custom cabinets throughout, reclaimed and sustainable finishes, and a unique art collection, the completed design effort renders the home eclectic, layered and relaxed.

This elegant classic contemporary white kitchen is designed in an absolute white glossy lacquer from Scavolini. Rustic medium toned wood floors and a light tan wall color create a warmth in the space. A large island features a bar sink perfect for entertaining. Enough space for 4 white bar stools with chrome base are the perfect addition. White quartz counter tops are brought up the back splash behind the cooktop and sink by the window. This powder room is located directly off the front foyer main entrance. A rustic medium wood floor warms up the gray tones used throughout. The his and hers suspended vanities are on opposite sides of the bathroom in iron gray glossy tempered glass with chrome bridge style handles. The matte tempered glass counter top is an exact color match and features an under mount porcelain white sink basin. Wall mount chrome faucet is beneath a 'wall accessory bar' perfect for keeping items off the counter top. This 2nd bathroom is on the top floor of this townhouse. The cabinetry is suspended but featuring large drawers for plenty of storage. Melamine decor door is in a grey teak textured finish giving the otherwise white space warmth and contrast. A solid block white sink basin has a chrome deck mount faucet. Mirror and lights are from Scavolini.
