This week our Friday Feature is a lovely home in Arlington, VA where we recently completed a full renovation of the kitchen and dining room area, and refinished the hardwood floors on the main living level. Construction: We began by removing most of the walls on the main floor, one of these walls being a major load bearing wall. In order to complete this task, we installed a 15 ft long triple LVL beam in the attic, and hung the joists from the new beam. We also needed to widen the entry into the kitchen. This wall, also being a load carrying segment, also needed to be restructured carefully. With the exception of one wall containing duct work, we were able to eliminate all walls, and open up this room entirely to the living and dining area. Finished Products: There are a couple of unique features in this kitchen- the first being the subway backsplash tile. Notice anything missing? Underneath the wall cabinetry, we installed special outlet receptacles, allowing the backsplash tile to be uninterrupted by outlets, creating a very sleek look. We also incorporated another special outlet in this kitchen. Opposite to the large pantry cabinet with roll-out trays, is an outlet containing two USB ports, for convenient charging of electronics. The cabinetry in this kitchen is from Bertch; notice the stainless steel finish in the two wall cabinets adjacent to the sink. With frosted glass inserts, these cabinets add a unique flair to the kitchen, and play a part in bringing the appliances together with the rest of the kitchen. Also, a pull out spice rack integrated into the cabinetry next to the sink allows the cook to have all the spices convenient but hidden away. The amount of workspace is almost endless in this kitchen. The white silestone countertops offer a unique look and contrast with the dark countertops. The egg-shaped island creates a place to eat, craft, and socialize for endless hours. Originally tile, the new hardwood flooring in this kitchen was pieced into the existing floor throughout the main level of the home. We re-sanded and re-stained the entire floor, to included the stairs to the main entry, a dark modern ebony color, getting away from the traditional honey colored flooring and finishing off the sleek look of this Arlington home. From the street, it’s an impeccably designed English manor. Once inside, the best of that same storied architecture seamlessly meshes with modernism. This blend of styles was exactly the vibe three-decades-running Houston homebuilder Chris Sims, founder and CEO of Sims Luxury Builders, wanted to convey with the $5.2 million show-home in Houston’s coveted Tanglewood neighborhood. “Our goal was to uniquely combine classic and Old World with clean and modern in both the architectural design as well as the interior finishes,” Chris says. Their aesthetic inspiration is clearly evident in the 8,000-square-foot showcase home’s luxurious gourmet kitchen. It is an exercise in grey and white—and texture. To achieve their vision, the Sims turned to Cantoni. “We had a wonderful experience working with Cantoni several years ago on a client’s home, and were pleased to repeat that success on this project,” Chris says. Cantoni designer Amy McFall, who was tasked with designing the kitchen, promptly took to the home’s beauty. Situated on a half-acre corner lot with majestic oak trees, it boasts simplistic and elegant interiors that allow the detailed architecture to shine. The kitchen opens directly to the family room, which holds a brick wall, beamed ceilings, and a light-and-bright stone fireplace. The generous space overlooks the outdoor pool. With such a large area to work with, “we needed to give the kitchen its own, intimate feel,” Amy says. To that end, Amy integrated dark grey, high-gloss lacquer cabinetry from our Atelier Collection. by Aster Cucine with dark grey oak cabinetry, mixing finishes throughout to add depth and texture. Edginess came by way of custom, heavily veined Calacatta Viola marble on both the countertops and backsplash. The Sims team, meanwhile, insured the layout lent itself to minimalism. “With the inclusion of the scullery and butler’s pantry in the design, we were able to minimize the storage needed in the kitchen itself,” Chris says. “This allowed for the clean, minimalist cabinetry, giving us the creative freedom to go darker with the cabinet color and really make a bold statement in the home.” It was exactly the look they wanted—textural and interesting. “The juxtaposition of ultra-modern kitchen cabinetry and steel windows set against the textures of the wood floors, interior brick, and trim detailing throughout the downstairs provided a fresh take on blending classic and modern,” Chris says. “We’re thrilled with the result—it is showstopping.” They were equally thrilled with the design process. “Amy was incredibly responsive, helpful and knowledgeable,” Chris says. “It was a pleasure working with her and the entire Cantoni team.” Check out the kitchen featured in Modern Luxury Interiors Texas’ annual “Ode to Texas Real Estate” here.

The design makes a statement whilst transitioning smoothly into the open-plan living area, at the same time being supremely functional and accommodating for any occasion.

By far the most striking features in the kitchen are the 'pop colour' wall hung cabinets on the main wall. These units are bespoke high gloss lacquered in marine, mustard, lime, coral and plum. Although the units look randomly placed, the kitchen was designed using a German grid system that provides ultimate symmetry of design. Against the backdrop of the highly reflective surfaces the taps sit above the under mounted stainless steel twin sink and the additional boiling tap provides instant hot water. The island features a black gloss quartz overhung work top providing a breakfast bar, an induction hob, and a down draught extractor. Built in are a wine-cooler as well as a dishwasher that cleverly projects lit numbers on to the floor to show how much time is left in the wash cycle. The side wall bank of full height and built in storage with pull out drawers features both a conventional and combination oven. The floor is finished in large format grey tiles that cover the entire open plan lounge and kitchen area.
