The presentation is too good and that is exactly what got me. You get less house and more worries when you deal with Drees. The reason i decided to build my house with Drees instead of other small builders was obvious, i wanted peace of mind. You will see what kind of peace of mind i received in this deal.
There has to be a reason why this company is not registered with the Better Business Bureau or why you cannot review them on their Facebook page and such.
They use the same semi-skilled workforce that anyone else will, but want to charge you custom and quality prices. You will be pushed and convinced to close with a punch list and once you do, the fun begins. You will now enter in your brand new home and the first thing on your list is to fight with them to make things right, that were wrong to begin with. Waste your time on scheduled repairs, touch ups and most importantly, you will have to remind them everyday what is pending.
What to expect when you build your home with Drees
floors may creak and squeak,
if you have two window arches, one may be curved and the other may be straight, then one may be black and the other may be white,
walls may be uneven,
glass may be chipped,
windows may be scratched,
cabinets may be uneven,
decks may come with splinters,
concrete patios may have scars and stains,
paint job may be at beginner level,
house may be unclean,
sod/grass may be dead, dry and incomplete,
electric outlets may not work
and a lot more
if you are lucky like me, you will get your house with all of the above
and while the house is being built, the biggest catch is the part of the project where they do a cost plus with you, the site prep, huge headache and a bottomless pit where they will throw your money like they want and the biggest surprises will come from there.
The pictures that i have posted here are from days after the closing of the home.
Staff is rude, greedy, unprofessional and all they care about is you signing the contract. After that they want to save and squeeze every penny from this project and you will be treated as if you do not exist.
They say you work all your life to build and pay for your home and companies like this one and their employees will rob you of the joy of owning your dream home. You will own a home they build and it is possible that at some point in time everything may be alright if you are very lucky, but the experience will be stressful and bitter. They will use assumptions, arguments and give you stress instead of accepting their mistakes and making things right like they are supposed to be.
One day after the closing of my home, i saw a couple standing by my sidewalk and wondering if they could see my house, as they wanted to build one and they were doing their research. I gave them a tour of my home, put in a good word for the builder, gave them the realtors number and the builders representatives number as well. Wish i had not done that.

Nathan Ledbetter told us many lies to make a sale. So many obvious problems. Half our house was not insulated. Crawl space was not built high enough. Nobody in the Brentwood location takes ownership.

I waited 90 days to write my review to see if my frustration would subside. It has not. My experience with Drees was without a doubt the most frustrating and painful experience I’ve ever had as a consumer. We did a semi-custom build on our own lot and I came as close as possible to walking away from my initial $50k down payment because of how bad the experience was.
I could write a novel on how bad the experience was, but will give some of the highlights for brevity:
1.We built on our own land and their estimate for the sewer was DOUBLE what they quoted for the entire land prep and TRIPLE what they quoted specifically for the sewer. This was after making us wait a month to close on the land in order to investigate the feasibility of building there in the first place.
2.As we neared the close, I noticed they hadn’t finished the driveway. A week before close, I asked why and the builder told me the other neighbor had asked that they not finish it because he was thinking of connecting the sewer. A week before close and this was the first I had heard they weren’t planning to finish paving my driveway (I had paid and extra $10k for a paved driveway). They ended up paving it was very narrow at the end. I ended up having to pay to widen it and build a retention wall after closing.
3.We also asked for 8-foot ceilings (versus the standard 9-foot) because it heats the house more evenly and it’s easier to change lightbulbs. They made the change, but didn’t explain the impacts. Now, half the ceilings are 8-foot and the other half are still 9-foot or greater (the foyer is 12-foot I think). Also, the change in framing meant that an upstairs closet has a 15 inch step-up rather than being flush with the floor.
4.We have a propane fireplace and they didn’t install the line until a couple days before close. However, they forgot to include a key so that it can be turned on from the inside and the cap on the outside to hook-up the propane is sealed shut. I’m still working with their warranty department to get the necessary installation done so we can use our fireplace.
5.When we closed, there were 2 broken windows and a broken window frame in the house (It took a couple of weeks to get them repaired). The broken window frame had been like that for months prior to the close.
6.On average they say their projects take 7 months to close, ours took 15 months. This in and of itself wasn’t all their fault, but our account manager repeatedly made me feel that they were doing me a favor to build my house. He complained to me more than once about the cost they were carrying while waiting to get started.
7.Despite the time it took to build, they demanded we have all of our light fixtures picked out months before they ever broke ground or even cleared trees. They also made us pick were the hose bibs would go which is really frustrating now because they’re in bad locations relative to the lay of the land, but we didn’t know that until they broke ground and then were so consumed with all the other issues that we never addressed this.
8.One issue related to the delay that was their fault though was that they didn’t tell the next door neighbor they were going to tear up his driveway to run the sewer line. The neighbor understandably got upset and the sewer company refused to move. I ended up having to broker a conversation between the sewer company and the neighbor to smooth everything out.
9.Before they started clearing trees, they asked me what I wanted to do with them. Wanting to save money and not being super familiar with how much needed to be cleared, I suggested they just push them to the back of the lot (its 4 acres and only 1 acre was cleared). This resulted in a 15 foot tall stack of trees and debris. I wished they had explained that to me before, as I ended up having to pay more for them to turn-around a burn it.
10.We were trying to keep the top of the driveway and the walkway to the house flat so my disabled mother-in-law (she wear’s braces) could walk on it. I discussed this several times with the builder that it needed to be flat, but it ended up being slanted. I also needed a ramp built for her. They’re deck builder was never able to meet with me at the property, so I had it built by professionals after we closed.
We DID end up closing and I rated them with 1s on many areas in the closing survey. Not 15 minutes after we left the closing, our Drees account manager called my wife (not me whom he had dealt with throughout the process) to complain about the score we gave him. At no point did he apologize or even try to understand why we rated them as we had, he simply complained that our score was unfair. It was very unprofessional but not really surprising. I hear they do neighborhood homes nice, but their service on the custom homes is complete and utter rubbish. I would never recommend them to anyone.

We built our home with Drees and it was a fun and exciting experience. We met Allison in 2015 just as we started to give up on house hunting. She kept in touch with us and informed us of the new development and we moved in January, 2016.
Drees is great with communicating and keeps you informed with every step of the building process. Allison and Rob were key in making sure all our questions were answered and that we were pleased. The level of service provided was more than we ever expected.
Even after the project was completed they continued to make sure we were happy with our new home. I would definitely build with Drees again.

We were considering purchasing land and searching for a builder. We came across Drees Homes at Arbor Crest in Hermitage, TN. We decided to build in that subdivision. All employees with Drees Homes were very responsive in every aspect of the process. We had a vision of the home we wanted to build and needed to match the right lot. Allison Lowery and Kyle Kelly were very patient and helped us through the process. I believe we changed lots three times to get exactly what we wanted. Then there was the design center. Needless to say that is probably the most stressful part of the process. Jennifer Harkai and others there always responded to us without fail and in a timely manner. During the building process Kyle Kelly worked tirelessly to ensure our house was exactly as we wanted it. To this day, both Allison and Kyle will stop by to check in and ask if we need anything. The warranty representatives, especially Rob Chalfant have corrected all issues, which have been minor, without any delay. The quality of materials, craftsmanship and professionalism is top notch. We have suggested Drees Homes to several people in the market to build a new home.

We recently moved into a new Drees home in Nolensville and could not be more pleased. From design selections to weekly communication about the status of construction to final walk through and follow up, they have been All Stars! We would recommend them without any hesitation.

We recently purchased a Drees home with a final price of $510,000.00. We had heard good things about Drees, but we are sorely disappointed. We have crooked walls, horrible finish work, and substandard quality throughout. We were told by Drees that if our home was a custom build, they would fix the crooked walls. The drywall is bumpy, lumpy and unsightly. The paint is minimal with white showing through. The floors pop and creak. The grout is everywhere it shouldn't be and missing where it should be. They have not been pleasant to work with and get very defensive when you point things out that need to be repaired; very unprofessional. There are so many problems that we still have not been able to hang anything on walls or place furniture properly and we moved in 6 weeks ago. I would recommend not building with Drees, they have been a nightmare for us. We deeply regret purchasing a home from them.

Had a client do a new build in the Mount Juliet area. The builder rep was polite and responsive but the build quality was not so good. Crooked walls, finish work was bad, trim work was sloppy. I have photos saved in the file for proof. This build was below the middle of my list on what I have seen on build quality in the area. The quality just wasn't there compared to others I have seen. For a home over $350K the quality should have been much higher.

We have lived in a Drees Custom Home for 4 years now. We have had zero issues and had a great building and buying experience. We were around to watch every part of the building process, and we were pleased with the high quality materials they used in their custom line houses. Very pleased!

We have lived in a Drees home for 13 years. Six or seven years in, we had a minor structural issue that Drees repaired under warranty. We have been very satisfied that Drees will stand behind their work to the point that we are moving on from this house and have chosen to build a Design Gallery Home with Drees in the Nashville market as our next home.
Mechanical components of a house may fail and no builder is perfect, but the peace of mind that your builder will still be around to honor a 10-year structural warranty is invaluable.

We've lived in our Drees home for almost 3 years now and every day I can still hardly believe I get to live in this gorgeous home! I am so grateful and so in love with our house.
Our experience building our home was just wonderful. From the moment we met the market manager, Kelly, to making our design selections, working with the finance company, right up to the final closing - every step along the way was friendly, professional, and thorough.
Thanks to the entire Nashville Drees team for making our forever home a dream come true!

We've been living in a Drees home for the past 10 years in Brentwood. We had previous experience with a custom builder in another location and can say unequivocally that our experience with Drees was pretty poor. They refused to fix some things on our punch list and they never went beyond the minimum to make things right. OUr project manager's main interest was to just move on to the next house. We've had to replace 2 windows that leaked and most of the others have never worked right. Both of our AC units failed just out of warranty. Floors have warped. In my opinion, the construction quality was significantly worse than with our custom built house.. The materials they used in a 5,300 sq ft house originally costing $700k were, at best, builder grade. Ultimately, I would NEVER use them as a builder or buy a Drees house again.
