I worked closely with Charles Warren of Teass \ Warren to convert a neglected 19th century row house into a modern, 3-unit dwelling inside a restored historic exterior. It was a complex undertaking that required close collaboration with Charles over a long period. In my opinion, Charles embodies the best of the architecture profession. I recommend him and Teass \ Warren in the strongest possible terms. Just a few of the key features that made it a pleasure to work with Charles, Will Teass, and their team: -subject matter expertise. Charles had extensive knowledge about every phase of the project, ranging from the nuts and bolts of zoning and permitting, to the design possibilities and constraints inherent in an attached row house located in a dense, urban setting. When problems arose during construction or other changes were needed, Charles delivered practical solutions. -professionalism and lack of ego. As the owner/developer, I had strong preferences about certain design and layout choices that would help me achieve the function and feel I wanted—sometimes on a very granular level. Some of these ideas no doubt conflicted with Charles's own tastes or perceptions of the real estate market. Charles was always willing and eager to work on the details with me, including going back to the drawing board if needed, and revising items due to financial constraints. -fair fees. As compared to some other proposals I received, I felt that Teass \ Warren's fee structure was fair for this type of project, and that it protected both of our interests. As the project progressed and the need for some additional services and fees arose, I always felt like I was being treated fairly. I interviewed at least a dozen architecture firms before selecting Teass \ Warren, and they proved to be a valuable asset on this project. In my opinion, Charles and I brought out the best in each other’s ideas. The end result was a beautiful building and a profitable investment. What more could one want from an architect?
