KBN Services LLC

Average rating: 5 out of 5 starsApril 6, 2021
I hired KBN in 2019 to manage the renovation of our 3 Bedroom apartment and couldn’t have been happier. KBN guided me through every step of the process and provided great professional advice and was always available to me to answer questions. KBN handled each step of the process in perfect timely manner and professionalism. KBN also managed the architectural design for our renovation, came up with some wonderful suggestions regarding the layout and design and was extremely flexible with some changes mid-project that we requested. Thanks to KBN, our renovation project went without any issue. All in all, my experience with KBN was superb and I can’t recommend their services enough.

I found Ben Herzog Architects while browsing Houzz.com. I would add photos to my ideabook and discovered that most of the projects were done by Ben! Ben has been great helping us decide how we can maximize space in our 1917 Brooklyn row house. We have decided on a more open floor plan, new wood plank floors, high hat lighting, a bit larger kitchen space with higher ceiling and an island, a shallow broom closet and banquette seating in our dining room. The demolition began 9/5/12 and as a result we have discovered that we can open up the doorway openings even more than planned! Ben is happily revising his drawings and I can't wait to see the changes! Ben and his team are easy to work with and very helpful with design and product ideas while keeping our budget in mind!

From our first meeting, it was clear that Jim would put his all into our job. Throughout a long design and build time frame he never flagged. I'm sure we weren't the easiest clients--- lots of opinions, evolving needs, impatient with delays, heavily involved. His good humor and steady guidance under pressure were greatly appreciated. Renovating any 120 year old building is full of surprises--- our project certainly had its share of twists and turns. JIm anticipated many potential problems and the issues he couldn't have seen coming, he handled admirably. One example— during he course of construction Jim discovered a potentially unsafe structural condition that could have cost a fortune to correct if the most obvious solution were pursued. Instead, he and his engineering team came up with a brilliantly simple alternate approach that corrected the irregularity for a marginal cost. Jim was able to work well with the tradesman, insisting on professionalism without getting into ego games, confident in his knowledge and still open to alternate solutions. He is thoroughly versed in the intricacies of the applicable building codes, skilled in the various crafts, resourceful and professional. What was most gratifying is that he clearly took a personal stake in the success of the project. Late hours, early mornings, many site visits and trips to the D.O.B.; without his dedication, we would not have the home we have today.

We hired Dan and his company to do a renovation on our 1836 era home. They designed an open kitchen floorplan, added a stone fireplace, a butler's pantry, and office, and reconfigured our back entry and laundry room. They also added another bathroom upstairs and extended our patio outside. I loved that he reused original materials and also sourced beams, etc. that matched the home. (They found an original floor beam that was not in good enough shape to continue support, so they replaced this and he suggested using the good part of this beam as our new mantle. It looks great and I love using an original beam in a prominent place in the new room.) The design gave us an updated and more efficient way to use our old house, while keeping with the traditional look and feel. We also really liked the way Dan charged for his services. Instead of a percentage of the total job - which creates the incentive for the architect to increase the size of the job, Dan charged by the hour of his time. We could call him at any point in the job to come oversee the contractor or consult. And were always happy with his involvement. We felt that he and his firm were a great value.

My husband and I are absolutely thrilled with the work performed by John Patrick. He went above and beyond to ensure that our vision and goals were captured in the final design. We know that when we finally move into our renovated home, we will enjoy it that much more because we worked with John. We bought a1930s colonial - our first home - and while we knew that something needed to be done to it, we couldn't figure out exactly what. John Patrick is a highly trained and skilled designer, who helped us realize ideas about our space that we didn't see before. Not only did he come up with beautiful and practical solutions to the problems we saw in the home, he willingly worked within the existing constraints of the space, i.e., the location of plumbing, load-bearing walls, etc. We held frequent check-points during our design phase. During each one, John Patrick was thoughtful and professional. We never felt embarrassed or uncomfortable bringing our ideas to the table. He was always very tactful in explaining which ideas made sense and which could be reconsidered in order to maximize space and functionality. We wanted to work with an architect who would share his professional expertise, and not simply sketch whatever we asked him to. John is definitely that architect. And yet, when there were personal elements that my husband and I were unwilling to bend on - no matter how impractical - John found a way to make them work. After each check-point, John created great drawings that helped us visualize the space. These were invaluable for two business professionals trying to make design choices with no design experience. Once our designs were final, John even produced renderings that helped us select fixtures and furniture to fit in our space. These renderings alone have received glowing compliments from all our friends and colleagues. The renderings were also very impressive to our contractor, who is overseeing the construction of our home, as were the construction documents that John produced. The construction documents helped us during the bid phase, when we were trying to select a contractor, and have served as the “source of truth” during the construction phase. We absolutely recommend working with John Patrick Cunningham. You will be happy you did!
