Positive Footprints Pty Ltd
Architects and Building Designers in Preston, VIC, AU
"Positive Footprints have done an outstanding job from the design stage right through to the building process. The house is on a small inner city block, with heritage and overlooking restrictions. My brief was for a sustainable house, with flexible spaces, outdoor vistas; which was light filled and capitalized on its northern sunny orientation. Extending only two meters kept the garden as large as possible. Three upstairs decks increase outdoor living, cross ventilation and the vistas of sky. Positive Footprints were professional, open and helpful; and provided impeccable craftsmanship. They enabled me to incorporate my mosaic tile designs, the use of unusual materials and other personal interior design choices. A melding of their inspired, sustainable design and my creative input, has resulted in a beautiful and comfortable house which is a pleasure to live in."

Rebecca Naughtin Architect
Architects and Building Designers in Preston, VIC, AU
"Rebecca was the architect and site manager for a substantial renovation to our house in Moor Street Fitzroy. The house, which had been converted in a very haphazard fashion into 3 apartments 30-40 years previously had great bones but needed considerable and skilled renovation to return it to its former glory as a family home. The building had a long and chequered history, including as a boarding house where Weary Dunlop lived as a student. We were keen that we retained the unique character and feel of the house and made maximal use of its position, natural light and views over Fitzroy Town Hall. Rebecca was a joy and inspiration to work with from the outset. She was innovative, rigorous, and listened carefully to our suggestions, especially around environmental impact and overall feel of the property. She was incredibly resourceful in sourcing products and ideas, which made a huge difference to the final design. For example, the suspended cupboards in the kitchen – a real winner given the relatively small size for storage – came from a 1950s design magazine. She managed the project meticulously all the way through, and worked extremely well with the builders and other contractors, who clearly respected her professionalism and skill. This was not an easy project – the house had been renovated repeatedly over the years and the legacy meant no wall was straight and no two doors the same size. The final renovation is superb – understated but spectacular. We haven’t had a visitor who hasn’t been amazed by the house and renovation. I’ve lived in over 40 houses and flats in the last 30 years and this is undoubtedly the best house yet. This is partly due to the original structure but also because of the renovation; I’m sure a less skilled architect could easily have made a dog’s dinner of the project. Rebecca also clearly has an aptitude and commitment to teaching and I know that she is heavily engaged in community and voluntary work in Australia and overseas."

Urban Creative Studio
Architects and Building Designers in Preston, VIC, AU
"I engaged Andrew and Urban Creative after meeting with four architect firms. I chose Urban Creative as Andrew soon demonstrated his knowledge, flexibility and ability to design the property we desired on a site with a number of constraints and within a tight budget. Urban Creative provided all planning and architecture services from a feasibility study through to construction supervision. The planning process was very smooth and Andrew managed subcontractors (geotechnical, structural, traffic consultants etc.) to maximise efficiencies and ensure the desired outcome. I would highly recommend Andrew and Urban Creative."

Andrew Child Architecture
Architects and Building Designers in Preston, VIC, AU
"Andrew Child designed and supervised the builder during construction of our new home. We had never used an architect before but were reassured with Andrew's sound advice and guidance throughout the whole process. We were impressed with Andrew's creative ideas and cleverly integrated them into the design of our lovely new home. The building of our house also went smoothly. It was obvious that Andrew had a good relationship with the builder and tradesmen on site. Any issues that arose were quickly resolved. We now live in a way we could never have imagined when we think back to the empty block of land we had in the beginning. Our house is full of calm, sunny spaces that integrate well with the outside. Living here is a delight."

Taylor Knights
Architects and Building Designers in Preston, VIC, AU
"I recently designed a front and rear landscape for a Balaclava project designed by Taylor Knights. I saw the house before the major renovation which was a fairly standard Edwardian with little space to extend beyond the existing footprint without diminishing the much needed outdoor areas. I thought this would be tough to achieve anything special. How wrong I was! Not only have they created extremely livable and open interior spaces filled with light, plus a private upstairs suite but it’s their considered choices using off the shelf cost effective materials in unexpected ways, that sets these guys apart. Wainscoting and standard pegboard by way of example, become jewels when handled with such care and without blowing the budget. Sure, there are some architectural tricks you’d expect from a young architectural firm, but they don’t take over and create unique textures that are very easy to live with. For me, the test of great design is when you look at the finished project and if you are not too sure what year it was completed then that’s a mark of great architects. They have achieved a ‘timeless’ outcome, which takes real skill and is why I would highly recommend Taylor Knights for a renovation or new residential build. SG2 design | architects + interiors
Architects and Building Designers in Preston, VIC, AU
"I engaged Sebastiano from SG2 to design a renovation of our tired and poorly built California 3-bedroom bungalow in West Footscray. I also employed him to administer the contract with our builder. The house required considerable rebuilding. It'd been poorly built and maintained and it was way beyond just reblocking and replastering, so there was an opportunity for extensive modification of the interior. (It turned out the house was in considerably worse shape than the builder originally thought, and in the end essentially only the facade and some of the original roof trussing remained from the original.) I explicitly wanted the design to be more of an update and modernisation of the interior spaces than a large exterior statement. I briefed Sebastiano to: * plan a single level house within the existing footprint that maintained, as much as possible, the original exterior appearance & proportions (I didn't want the house to have an addition visible from the street) * create more useable space, including much more cupboard space, while more or less following the existing floor plan (ie, retaining 3 BRs or 2 BRs & study) in the front half of the house * open up the rear part of the house to more light and the garden while accommodating an old magnolia tree that was growing over the rear of the house * create a long, open kitchen space combined with a "European style" laundry * incorporate DG windows, insulation of all exterior & interior walls, and hydronic heating * develop a plan that wouldn't require extensive planning permissions &c from the local council. We met several times at my house to discuss the brief. Sebastiano took measurements &c, and I supplied him with some roughly drawn provisional plans. Within a few days of our first meeting, Sebastian had spoken with Council about planning issues around the proposed plans and came back to me with provisional drawings which, with only a few adjustments over the next few weeks, not only fulfilled but exceeded the brief. This part of the renovation process took only a couple of months and any delays were a result of my procrastination than anything Sebastiano did. He took care of all permits, negotiations with engineers &c, to an extent that I hadn't expected, which was a great relief. Sebastiano's plan included a modest addition to the footprint which didn't require a permit from Council, and greatly improved my ideas, making some notable additions. Most obvious amongst these was a large light well which opens the the rear of the house to light and provides a high ceiling in line with the roof pitch. This improves the interior space and helps to define the kitchen and living areas without sharply separating them. Now that the house is finished and I'm living in it, I greatly appreciate the simplicity, practicality, and livability of the design. Sebastiano has managed to create modern, spacious areas/volumes inside what is, by today's standards, a relatively small house. The play of light in the rear room(s) thru the light well is a real highlight, as is the plan and finishing of the kitchen/laundry area. All of this done without "periodising" the interior or making an in-your-face design statement (tho I guess one person's in-your-face is another's "meh"). What Sebastiano achieved was, I think, clean, simple, practical design with well thought through details of finish & treatment that fit the original style of the house and, most importantly, my partner's and my way of living. Throughout this part of the process, as elsewhere, Sebastiano managed to allay my tyro renovator's anxieties, provide helpful advice, meet deadlines, reassure me about the financial implications of the project, and to negotiate effectively with my builder. His reassurances helped me maintain at least the impression of humor and confidence throughout what, thru no fault of Sebastiano, turned out to be a very long build. As I mentioned, I also engaged Sebastiano to administer the contract with the builder. In this, I'm sure he went much beyond what I had a right to expect. He attended the site regularly, provided timely and accurate information and advice about the progress of the build. He fielded my ignorance, anxieties, vacillation, changes of mind, outrageous demands, and stupidity with reassuring calm. I always felt he was treating me respectfully, patiently, and more than fairly. He returned all my calls and emails within 24 hours, usually within an hour or two. His recommendations (he always provided some options) about fittings, finishes, and suppliers were invaluable and invariably better in terms of quality and price than anything I could find myself. I felt confident that it was speedier, more economical, and more beneficial to accept Sebastiano's recommendations than to waste time looking for alternatives. Sebastiano promptly and effectively negotiated some variations from the contracted plans and, throughout, tactfully managed the relationship between me and the builder. He had an eye for details and worked assiduously to maintain the standard of the build. I have no hesitation in highly recommending Sebastiano and SG2. He provided excellent plans that met my brief and exceeded my expectations. He worked well with me and the builder; kept the build well within budget; ensured the quality of the work and finishes; is patient and calm; communicates well; and was responsive, patient, and professional throughout the entire process."

How do I find the best Preston architect for my home design project?

It is best to hire a home architect who will be involved in all phases of the design process, from the initial concept to the completed construction. The architect is often the first person you will hire for your project. If necessary, they might also help you select and hire Victoria subcontractors, which can include the builders, engineers and landscaper. Interior architects are also involved in negotiating contracts for all involved participants. It is for these reasons that it is extremely important for you to have a good relationship with the Preston residential architect you hire. He or she can be the tie-breaking vote between you and the general contractor and can be your biggest advocate during the construction process. Different architecture firms in Preston, VIC, AU provide different services, so the scope of the work can span from pre-design environmental impact studies to selecting furniture and finishes, depending on what your specific needs are.

What sort of process can I expect from a residential architect?

As far as the process goes, the architecture firm or individual that you choose will start with concept drawings and finish with construction drawings and documents. Some firms even design with 3D renderings and videos, but that should not be assumed. There should be plenty of meetings between you and your building designer until you have agreed upon a design that you are completely happy with. Always keep in mind that the designer will have building codes to follow, and likely pre-existing design limitations when dealing with a remodel, so while they might not be able to execute your exact ideas they always have your safety and aesthetics in mind. One of the most important duties of a residential architect is to serve as managers and supervise most aspects of construction, as well as facilitate communication between all other contractors, so you can expect them to be present throughout the entire building process to ensure everything is executed as planned.

It is very important to hire the right professional for the job. Remember that the most well-known or established designer might not provide the best architectural services for your needs. It all comes down to the individual project. Research and ask people whose work you like for recommendations. It's important to have somewhat of an idea of the style of house architecture that you prefer, as well as the amount you would like to spend. Residential architects in Preston, VIC, AU are natural problem solvers. They will assess the entire situation and help you to solve your problems too. Don't settle for a single company too early. Call and interview a few. Make sure that you feel like your personalities will mesh well and that you like their professional perspective.

Questions to ask prospective Preston interior architects:

  • What is your fee structure?
  • What does the cost include?
  • Do you have professional liability insurance?
  • Can you handle my special requests (ADA, LEED etc.)?
  • What types of renderings (3D, video, illustrative) will you produce?
  • What is your experience with similar projects?
  • When do you expect to start and be finished with the project?
  • What do your services include? (It's best that the services are until construction is completed.)
  • What happens when the cost exceeds the budget?
  • Can you provide me with references?
  • Would you say your work has a defining style? (This is important in case the architect's personal style will interfere with your vision.)
  • Will you help with hiring a general contractor and subcontractors?
  • What do you estimate the cost will be?
  • What will I need to provide?
  • Are there any complications you foresee with this project?
