We recently used Brad's services to plan our master bedroom and bath remodel as well as putting in a huge sliding door in our kitchen. He was wonderful to work with, he listened well to what we wanted, was always prompt in getting the plans done and made as many revisions to the plans that were necessary to get us to where we were totally happy with the final result. He was always available via phone, text or email and got back to us immediately. Very easy professional to work with. I would highly reommend as he made the whole process very simple for us by taking care of most every detail involved in the planning and design process.
I came to Brad with a project that was a complete disaster. The plans by the other designer (not an architect), did not reflect a house I wanted, California Coastal Commission said I was in danger of not getting approval within the required time frame, and costs were escalating beyond estimates rapidly. In stepped Brad, and we breezed quickly though Coastal Commission with a plan that was exactly what I wanted. He is extremely easy to work with, respects your wishes and dreams while challenging you when necessary, fairly priced, and works quickly. I couldn't ask for more from an architect.
I've worked with Brad on three projects over the years - all of them with their own distinct flavor. The first was an eight-unit Condominium project in Newport beach. This was a somewhat complex project involving the unifying of four lots, a partial street closure ( to make way for a pocket park) and a re-orginization of commercial and residential zoning. Brad's architectural solutions for the project were outstanding, and his assistance with traversing the bureaucratic minefield that this project presented was invaluable. The next project was a re-model of my home in Newport Beach. For a total construction budget of $200,000 his talents transformed a property that could not produce a buyer at $600.000 into a home that sold for $1,400,000. Finally, Brad designed my home in June Lake, CA. I'll let the photos speak for themselves. Easy to work with, solution orientated, open to ideas, diplomatic when those ideas need to be rejected, budget focused, very versatile and highly creative - these are attributes that one might look for in an Architect, and Brad has them in spades.
Brad Smith was excellent in designing a 1,500 sq foot additon to my home. He is client centered, but is fully capable of giving tough love when the client starts thinking he's an architect... My job was complicated, adding onto an older home with some difficult approaches. His soutions brought normalcy to the whole, and presented a new traditional face to the street. He created great appeal and value to my home. He understands scale and neighborhood "fit." During construction he was a great advocate and consultant on almost all aspects of the build, and helped keep the contractor and subs honest. He often showed up on the project unannouced, just for a quick check on things. He had practical solutions that are so often needed midstream. He's a Ninja on the battlefield that exists between a client's dream of home and the reality of getting there.
