My husband, a GC, built The Chaucer Plan and had no issue at all with the plan. We did have problems getting windows, and a few other materials due to Covid lock downs and items out on cargo ships at sea! Other than that, we had no issues.
In his career, he has build many Donald Gardner homes in Pinehurst, NC. We made modifications ourselves to our plan, and are so very pleased with the outcome! Our home is the one featured and photos reveal the modifications we made. We added a side porch from the garage, and a Keeping Room off from the kitchen. We also raised the cathedral ceiling height to accommodate beams in the kitchen and dining which carried out through the porch. We also added a dog bath in the laundry room! We made several of these type changes and as I said, and had no issues with my husband making these changes.
This plan is very open, livable and accommodates our large family when they visit. It is also perfect for entertaining. Our favorite room...The Kitchen/Dining! Gorgeous! We love the layout of everything and our cabinetry guy did an amazing job designing my dream for this space.

Unless your planning on building in an area that gets no snow run from this company. Paid 2300 for plans and they show up with only 10 psf for snow. Code is 30 psf anywhere that gets snow. I emailed to get help and was told I needed to pay 600 more to get the plans redone for 30 psf. Also they use rafters instead of trusses and the rafters don't have supporting beams that go to the footers to hold the wait. Waste of money now I gotta start from scratch again. I am in Va so we don't get that much snow but come on if your going to sell a design do it right.

Was so excited when I bought plans to build my dream home. After my builder looked them over, he said they were missing plumbing, electrical, some wall measurements and HVAC. When I called to find out why these weren't included, I was told that because codes are different in each area they don't include them. They also mentioned that they have a disclaimer about this. I went back and they do have the disclaimer, but naturally it isn't something that stands out. My builder who has over 20+ years of experience building said he has never seen plans that don't include these. He said the baseline is included with a note to check local building codes. Needless to say I'm not happy and now it is costing me more money and time to get the plans completed by a third party. Be aware of what your NOT getting when buying plans from them.

We are sorry that you have been disappointed in the purchase of your Donald Gardner house plan. While you are correct that our plans do not include the plumbing, electrical and HVAC layouts, we certainly do not omit those details to cut any corners or to provide an inferior product. Our plans do specify light fixtures and outlet locations, and plumbing fixtures, all of which can be utilized by electrical and plumbing contractors to design the best layout for your house. It is important to note that the layout details for plumbing, electrical and HVAC are site and building code specific. Without knowing where the water or electricity enters your home, we cannot provide you with the best layout for your specific house. The same goes with HVAC needs. Codes and restrictions vary so greatly, not to mention technology on those mechanical items, it is best determined by your builder or subcontractor who should have the knowledge on what is needed for your specific home, on your specific lot, in your specific area. Architectural firms that design custom home designs may provide those details because often they are designing a specific home for a specific lot. Custom architectural firms also charge a lot more than a stock house plan design firm such as ours. Custom designs can be upwards of $10,000 or much higher, while our plans are only a small fraction of that. We realize that some customers do need to have additional information provided to them by local professionals to build the home and meet all their local building codes. This is something we try very hard to communicate to our customers prior to and during the order process in various locations on our website and verbally if the customer places the order over the phone. Under the “Resources” menu on our website we have links to “Frequently Asked Questions” and “What’s in a Plan Set”. On each specific plan page we have “Click here to see what’s in a set” shown immediately above all of the plan products that are available for purchase. In addition, when a customer is adding products to their cart, there are more links on the products page stating “Click here to see what’s in a set” and “What’s in a set?”, “About our Plan Packages”, and “Popular Questions”, all of which state information about what is and is not included in a plan set. And finally, before completing an order, the customer is required to check a box stating they have read and agree to the “terms and license to buy the this plan”. Clicking on that link will open a new printable web page listing the terms and license details which, again, include information about what is and is not included in the plan sets.
Needless to say, we are always striving to improve how we communicate to our customers and we will greatly take this situation under consideration regarding improvements to our website. We wish you the best in your home building endeavor and hope it is one that despite the misunderstanding, you will end up with your dream home.

If you don't want to customize the blue prints then I'm sure it's not a bad deal. However if you do need it customized it's a rip off. First off you have to pay them 99 dollars before they will give you the ridiculous estimate. I asked to have a few small changes made to a plan, nothing major at all. They sent me an estimate of 2850 and that was just to make the changes. That didn't include the blue prints. They say they do it on a computer and they charge 150 per hour. There is no way I believe it would take 19 hours on a computer to move a closet and make a porch a little bigger.

Yes, we do charge $99 to complete a modification request and this is done to cover the time and effort we take to provide you with an accurate estimate and that $99 is applied to any modifications you do. While you may feel that your changes were simple and small, that is not the case. Your requests to stretch the porches requires much more than extending the floor. This is a two-story plan and your changes require the roof, wall, windows and foundation sections of the plan to also be modified and it also requires the pitch of the roof to be modified. Stretching the garage has the same effect and requirements as noted above for stretching the porch. As stated in your comments, to move a closet, convert a powder room to a full bathroom, switch the dining room to a bedroom, remove the e-space and add additional windows are much simpler modifications and that is why that portion of your modification estimate only totals $450. This is also why we itemize each of your requests, which will allow you to choose what works for your budget if you are not wanting to complete everything.
Additionally, once all of the above changes are completed, they still have to pass a rigorous review by our structural engineer to ensure all changes adhere to our level of quality design work.
We hope you find the perfect house plan that meets all your needs and you have many years of enjoyment in it once it is built.

Unfortunately, Donald Gardner plans are very expensive to build. We bought the plans and had some changes made by their architects. The total bill was $3500. When taken to a couple of builders for a bids, the ended up being $160,000 over our budget. We ended up having to go to an architect to redraw a complete new set of plans. Since we could not use the plans from Donald Gardner, I contacted them to ask them if we could either get a partial refund, or transfer our plans to another party. The answer was no on both accounts. I believe they should have given us at least a partial refund, since the plans will never be able to be used by anybody. We're very disappointed in them at this point, and would not recommend.

Your purchase of the AutoCAD file was nonrefundable because once the files are downloaded they cannot be returned. Communication is important to us and we know that purchasing non-refundable house plans is a commitment, that is why we require a license agreement to be signed prior to receiving them. The agreement fully outlines the policies of the files as being non-refundable and non-transferable. We are very sorry our house plan did not work for you and that FEMA and your HOA made the house prohibitive to build. We greatly value our customers and the services we provide and strive to help customers make the best plan purchasing decision possible.

Don Gardner Architects have become an essential part our our business here in Louisville, KY and the surrounding regions. Between our company and previous companies that we have been a part of and/or worked for, we have been utilizing Don Gardner for more than 13 years. The plans built, most of them for custom contracts, have always been above and beyond our personal expectations. Our clients couldn't be happier with the selection of plans and the finished quality and feel of their homes. In some very small cases we have asked for alterations to existing plans and we always receive them in a speedy and professional fashion. We can't say enough about these guys and gals... I purchased a set of the "Jasper Hill" house plans from Donald A. Gardner to use for the building of our "dream lake home". I found them to be an excellent company to work with both before purchasing the plans and afterwards. They were very responsive to my inquiries and even came to the house with a professional photographer at the end of the project to do a photo shoot. This was the 6th custom home we have built and I can honestly say that the attention to detail in their house plans helped make our dream a reality and even exceeded our expectations.

We purchased the Jasper Hill house plan. We loved the open room concept and the flow of the floor plan. There was a lot of thought that went into the details of the plan. We were surprised several times during construction with the architectural designs. We are very happy with the finished product.

We built our dream lake house last year and chose the Don Gardner plan. We were so impressed with the variety to chose from and found one that specifically fit our lot size and our what we wanted for our house. Our expectations were exceeded in so many ways when we saw the house taking shape. There are so many little details that you can't appreciate until you see it built. I would absolutely chose another Don Gardner plan if we ever get the chance to build again.
