We have worked with Franke:Franke Architects since 2011, when they designed a significant bathroom renovation for us and crafted a landscape master plan for our previous home in West Austin. (See previous review) We were impressed by their creativity, problem-solving skills, and hands-on guidance throughout the project. Shortly after, we purchased a lot with a small original house in the Zilker Park neighborhood of Austin. We asked the Franke team to remodel the existing home and to design and build an accessory dwelling unit for us to live in while we contemplated constructing a larger main house at the back of the deep lot. Given our long-standing and genuinely friendly working relationship, we again turned to Beth and Tim to develop design options for a new main home on the property. They presented us with exciting design concepts and helped us choose the options and approach that best suited our lifestyle. The result is a beautiful and thoughtfully designed and constructed home that completes the overall masterplan for the property and allows us to enjoy the peaceful surroundings of our completed project every day, right in the city's heart. We highly recommend Elizabeth and Tim Franke for their team’s exceptional work. If we were ever to undertake a similar project again, they would be the first people we call!

We hired Franke and Franke for the architectural design and construction of our condo/townhome unit. With their help we added a third story, bedroom spaces over the garage and added an elevator. We couldn't be more pleased with the design and the function of the space! Working within an existing condo complex was very challenging. Frank and Franke were able to negotiate the rules of the association, requests of the neighbors, all while maintaining a high level of design integrity. Since completing our project, several other units have engaged Franke and Franke for the design of their condos. Our complex has even hired Beth as an architectural advisor. Having worked with many other design professionals, I liked Franke and Franke's approach to presenting the budget and schedule. I mostly appreciate their creative talents with the use of space.

We are so happy we chose Franke : Franke as our Architect to design a large remodel project for our home. This was a major undertaking to gut and redesign our kitchen, living room, laundry/pantry, and master bathroom. They created a design that fully integrated our desire for a modern space filled with light and views of our beautiful, wooded lot, and also incorporated our preference for natural wood interior elements. They designed and helped us select all of our materials and finishes from cabinetry to tile, to flooring and lighting. They also helped keep our builder on point every step of the way, making sure all elements were installed as designed and were always there to answer any questions or solve problems that arose. We worked with Franke Partners as our architect on our Lake Austin boat house, and we were thrilled with their vision and expertise throughout the project. Elizabeth Franke, the Architect at Third Land was able to accept a design challenge of a Master bath, and turn major problems with space and mechanical issues in to pure beauty and luxury. By adding her design elements we no longer had an ugly HVAC vent visible, but instead she was able to add framing covered in glass tile to create a "floating ceiling" that covered the unsightly vents but did not affect performance of the system. She also added other framing that was never thought of by others to separate the bathing ares from the sink areas. We are so happy with the results. She will design our entire new home in a few years.
