Lemmo Architecture and Design

Our review is longgg overdue but better late than never! My fiance and I worked with Lemmo for a year and a half drawing, finding builders and all through our construction. What a relief they were to us! They took care of all the details and small stuff that would have made our project more work for us if we didn't have them. We have constant compliments of our home design and after being in the house for a few months, we are still extermely happy with everything. We already recommended them to friends and would to anyone!

I had the pleasure of working with the LAND team in 2015. I engaged LAND to transform an old gutted factor loft space into a spacious two bedroom home, with an impressive 1000 sq ft living room. I could not be happier with the results, having transformed a blank canvas into a place I can call home. They were able to uncover and add truly unique features – we exposed the original wooden beams and brick walls from the 1860s and mixed the industrial feel with clean and modern touches. They exceeded my expectations through the process; they kept clear lines of communication open, listened and incorporated my feedback, managed my budget, made my opinions feel valued, and coordinated with multiple contractors, government agencies, and vendors. I would recommend them to any of my closest friends and family.

Steph and Ryan were the two principals we met when we decided on LA-N-D as our architectural partner on a large commercial project and very hard to deal with, Austin, TX. They were absolutely fantastic with design (of course) but they were also white glove with EVERYTHING involved with the city. IF it were not for them, we would have spent around 100K more and had multiple delays. Thankfully, did not occur. Not only that- the design is award winning and flabbergasting to all of our clients. I highly recommend them for their great taste and unique but tailored designs... I recommend them again simply because they are fantastic people and work hard. You will not be disappointed with their level of acumen and customer service. My highest recommendation and this is not my first build job!

My wife and I worked with Ryan and Stephanie to tear down and rebuild our house in 2016. From rough sketches of potential layouts to detailed drawings, contractor selection, permits, and finish selection, we had a great experience working with them at each step. Every large construction process has its frustrations, but we felt like Ryan and Stephanie understood our priorities and pain points and navigated us through successfully. One quick anecdote: after bids came back from contractors, Ryan and Steph wisely guided us away from a lower cost option (at our budget number) in favor a more experienced builder with a history of delivering quality work for their projects. This decision ultimately is what made our project such a success. Although that bid was higher than our budget, Ryan and Stephanie then worked with the builder, window manufacturers, etc. to help bring costs in line while still maintaining the scope of our vision for our new home. In the end, we felt comfort knowing Ryan and Stephanie were in our corner. We couldn’t be more happy with the end result with such an amazing home.

My husband and I worked with LA-N-D to build our dream home in Austin and couldn't be happier. Stephanie and Ryan spent so much one-on-one time walking us through each step of the design process; they sincerely cared about our budget restraints and balanced that carefully with all of our wants and needs- coming up with beautiful, lower cost alternatives. They ultimately integrated our (scattered) vision into a home design that we love. In addition, they took an integral role in working with our builders to ensure everyone had a shared vision of the project. We love the finished product so much and that is thanks in large part to the Lemmos.

My husband and I selected Lemmo Architecture based on watching the construction of a home they built a block away from our site. We loved how they incorporated the feel of the neighborhood with a very attractive, clever design. After we selected them we came to find out they had designed several other projects in our neighborhood as well. Very popular! We held very strong opinions about creating a home that was on a “human scale” and also had a big wow factor. The Lemmo’s carefully advised us through our design phase and were so enthusiastic hearing about/working our creative ideas into the plans (we have an under stairway doggie secret passageway). They navigated the city’s Byzantine processes getting permits (whew) which was one of my biggest concerns. They also connected us with their network of surveyors, floor and tile providers, appliance providers and builders and engaged them in the design process to provide us with a complete, detailed view of the design drawings and associated pricing. The house is now underway and we’re still regularly consulting with them. They are true partners and we’re grateful to be working with them on a fantastic, unique project.

Our firm recently built a home that Ryan and Stephanie designed. They were a blessing to work with and definitely had a team mentality as we worked through the normal issues that come up during any construction project.
