Thanks for posting a great review. Yours was one of my favorite projects I've ever worked on. By code, that "loft" isn't usable space, so we set it up for whoever bought it to use it as they see fit... we couldn't legally add that ladder, but it sure would be easy to do so!!! ; )

Joshua was kind enough to take on my small project to renovate the lower level of my home to make it more usable and add storage space. The existing space consisted of an additional bedroom, 2 strangely configured closets, a small play area, and a laundry/mud room. I wanted to transform it into a living space with a small dining area and a bathroom, but I wasn't sure how to start. Joshua was timely with his plans and provided a lot of insight into how to transform the space. The project was tricky because there was only so much square footage to work with, but somehow he made all of my requests work. He's professional, honest, and efficient. I highly recommend him!

We're the owners of the art studio featured on Josh's page. We couldn't have been happier with Josh and his work. While it's always difficult to work with clients who have little or no idea what they want, I imagine it's particularly challenging to work with clients such as my wife and me who had a very specific idea of what we wanted. Josh did a lovely job of crawling around in our heads without messing up too much of our brain matter in the process. He truly put our vision on paper with a combination of right and left brain thinking we were concerned we would never fine. He makes a damn fine hambuger, too.

Clients with a specific vision are more challenging, but also more rewarding as there's more balls to juggle and more to coordinate on a project such as yours. My husband and I recently met with Joshua to discuss plans for a potential home addition. He came to our house and we began to look at the current site plan for our house. Joshua very nicely pointed out on the plan that the setbacks, unfortunately, would not allow for the type of addition we had in mind. Instead of just wrapping things up right then and there, he still spent a few hours with us listening to what we would have liked to have done. We wondered around the property trying to brainstorm other alternatives and possible ways to get a variance from the township. He was very knowledgeable, helpful, personable, and easy to talk with. Toward the end of our visit, he showed us some sample plans to show how detailed his drawings are and they were very impressive! Because of our setback issues, they will most likely prevent us from being able to do the addition we wanted, and therefore, we probably won't be able to use Joshua's services at this time. We would highly recommend him to anyone looking for architectural services.

I wish I had better news to share, but sometimes it's just not possible given the site constraints. As we discussed, variances are tricky and best avoided if at all possible... especially in your case. Joshua Sukenick provided a comprehensive insight to the professional world of home remodeling and design. After much evaluation we elected to forego the cost of design and remodeling and will be looking into buying a more suitable home.

I own a Sears catalogue home built in 1934. It is on the historic register of the township in which I reside. I, too, met Joshua at a remodel/renovate course he taught at a local high school and felt he would be sensitive to the aesthetic demands of renovating an historic structure. When the time for planning the project finally arrived, Joshua undertook the design which included not only renovation, but new construction as well. It was important to me that any addition not appear as though it had merely been tacked on to the older part of the home, but was integral to it. Joshua succeeded admirably. The local Historical Commission, which had the authority to gainsay any plans, was visibly impressed with Joshua"s work and approved his plans. Many, many people have told me , "This is what this house should have looked like from the beginning!" Kudos to Joshua.

I tell people that even when an addition cannot be made to look as part of the original house, it should still look like it belongs. In this case, preserving the character of the original Sears home was just too important- to us and to the client. I agree it's an improvement to what's there and even I would not be able to tell what parts were added had I not done the drawings! Thanks for sharing!

After a fire totally destroyed our home Joshua was retained to redesign the rebuild structure while staying within the confines of the insurance company's allowances. The redesign included a totally new floor plan that has a more efficient heating and cooling system, and overall a more resident friendly layout. His work was nothing short of exceptional from his research into the plans of the original house built in the 1950's, the materials used, the permits needed, and working hand and hand with the insurance people. If you are seeking a rebuild or redesign that is complete, personal and professional I would recommend Joshua and Design Solutions without hesitation.

Insurance work is not something we often get to do. Most companies are just out for the cheapest architecture firm, and are not necessarily looking for the project to be well done. By arguing for the architect YOU wanted it gave us a great opportunity to work together and create a great new home. We have worked with Joshua and his team both as a General Contraction company and Interior Design company. Our projects have ranged from Residential additions to new custom home to Restaurant renovations, just to name a few. His drawings and details are very accurate, complete and easy to both read and work with. Joshua has been great to work with. We live in an old farmhouse and wanted to do a complete renovation but really needed guidance to get our ideas on paper. Joshua incorporated everything we wanted into a beautiful plan for our future home. He was reasonably priced and always got back to us right away. We love our design and although we are doing it in pieces, we are so glad that we picked Joshua to help us with this project. He is very detail oriented and his design was awesome. We highly recommend Joshua.

My husband and I decided we were going to buy land and design our DREAM home. We currently lived in a townhouse and thought we had a good idea of what our dream home would look like. We interviewed a number of architects and once we meet Joshua we knew he was the man for the job. After having some long talks about what we were looking for he put together a few designs. We couldn't have asked for better guidance and insight. We were extremely thrilled with the options and thought process that went into creating our floor plan. After a couple of reviews we had our dream home all on paper! We now have been living in our home for over a year. We could not be more happy with our layout and design. It truly is what we dreamt of and we can't thank Josh enough for all is hard work to make all of our dreams come true. Not only did we get our dream home but we gain a great friend through the project.

Six years ago, my daughter and I took an Adult Evening class at Owen J. that was taught by Joshua. She and her husband had bought my 4 bedroom Cape Cod home. I wanted a much smaller house, and i decided to build an in-law addition to their home. During the six week class, we were so impressed with Joshua's knowledge and understanding of what we wanted the new addition to look like. I wanted an attached garage, no stairs entry, a way to get to the big house without going outside, an easy way to share a laundry room, and I did Not want the addition to look an addition. Joshua had fabulous ideas which we discussed many, many times. I felt very comfortable if I was hesitant of an idea or plan that Joshua had suggested. In the end, I have been 5 years in my home. It was and still is the perfect home for me. I would highly recommend Joshua Sukenick Design Solutions to anyone interested in any kind of building.
