Tim Andersen Architect

We recently had Tim over to do a consultation to see some options for what remodel of our property could look like and the experience was incredibly helpful. He was friendly, knowledgeable, and had lots of great ideas/information that helped me and my wife start to see our homes potential. In the end he left us with some nice sketches of a few possible floor plans and we would be happy to work with him again when we eventually decide to move forward with the project.

My husband and I contacted Tim to discuss the exterior remodel of our 1912 Craftsman style house. Tim was very professional, kind and knowledgeable. He connected us with his preferred contractors and created a list of our requests for us to review with contractors for estimates. Tim was easy to communicate with and very helpful in educating us on the process. We are continuing to work with Tim through the next steps.

We were looking build a 2-story addition to the back of our house with an additional bedroom and a larger kitchen. Our home is a 1929 brick tudor revival and we have been adamant about keeping with the period details. Having seen one too many "boxes" added onto an otherwise gorgeous home, we wanted an architect who could be true to the style of the house for our renovation. We found such qualities in Tim and more. He created a Master Plan so we could establish a long term road map. He also helped us to prioritize the various projects, such as the addition first, but also designed each smaller project with the overall Master Plan in mind. With his knowledge in period details, he worked with us to find the floor plan and options that would result in the addition appearing as if part of the original architectural design. From our very first consultation, Tim was a joy to work with and we learned so much about our house from him. Due to personal reasons, we opted to put this project on hold for a bit, but we are excited for when the time comes to get going again. We plan on working with Tim through the whole construction process, as he would be able to guide the contractors on the fit and finish details once our project gets off the ground.

We contacted Tim to give us his thoughts about possible conversion of our unfinished basement into an auxiliary housing unit for our mother in law who has mobility challenges. Tim was very professional and had some really creative ideas for a very challenging project. Although we have not moved forward with the project since it looks like Mom will probably transition into assisted living close to us, it was still very useful to hear his ideas and it definitely got our wheels turning for other possible basement conversion ideas for ourselves. I recently met with Tim to discuss a remodel of my 1911 bungalow that has all the original hardwood floors, windows, coved ceilings and lath and plaster walls in addition to some knob and tube wiring and dated, remodeled kitchen (circa mid-1980s). We spoke on the phone prior to meeting in person and I explained I wanted to retain the house's character as much as possible. Tim was on time and had already done some lot size calculations to determine if another bedroom could be added to the first floor, as was my hope. He did a walk through with me and then we sat down and he sketched out some scenarios for my project, emphasizing what original materials could be retained and listening carefully to what I wanted to accomplish. I was surprised to learn that there were options for the original windows that did not involve replacing them and have begun to research this. I found Tim to be very knowledgable and easy to communicate with and look forward to determining my budget and scope of the project as next steps.

After living in our very minimally updated 1919 colonial revival for 8 months (it had belonged to the same family since it was built!), we had grand plans to renovate from basement to attic over a number of years. We hired Tim to help us develop a master plan. He really listened to us and our needs, while saving us from harming the character of the home. We had some ideas, that just didn’t work. He was able to help us recognize why they didn’t work, understand what we really needed, and then suggest a much better solution. The entire design process was truly a collaborative effort, with him listening to our ideas and building on them, as much as he provided his own. We really appreciated his restoration mindset, looking for ways to preserve or reuse doors, floors, and windows. It was a great experience, and now we look forward to the next step.

We contacted Tim to come to our home for a quick consultation to assess the potential of our home and the possible solutions for our problem areas. Tim was on time, he was very knowledgeable of the time period our home belongs to, had a fantastic demeanor and was very easy to talk to. What we enjoyed the most, is that Tim sat down with us and started drawing potential solutions! Also, Tim had quoted us a price for the consultation and we used less time than expected resulting on a lower invoice. I admired his honesty! I'd highly recommend bringing Tim on for a few hours to answer your questions and provide guidance on items that you may need help with. We are very much looking forward to working with him in the rest of the project.

The questions Tim asked in the beginning of the project set the tone for a good 2 way conversation to gather my wants and needs for this project and for a future remodeling project. He is a thoughtful, careful creative-problem solver who aligned his design solutions to my top 10 discomforts/dislikes about my house. I liked the interactive design process and Tim's excellent listening skills to discover and design the home I wanted. Also he directed simple yet powerful small design details like half-round gutters, period correct corner boards, and window enclosures give the house an extra sense of style. The expansion and placement of the windows in the back of the house are absolutely wonderful to live with year round. On every rainy day, yes there are a lot of those in Seattle, I am covered by a nicely detailed porch that many think was original to the house. It is a pleasure to live in this remodeled house that now has symmetry and style thanks to Tim's designs.

Tim Andersen is an amazing architect. He has a genuine passion for older homes, including craftsman homes. He is honest, reliable, prompt, precise, and genuinely fun to work with. He has great ideas, but works easily with your plans and budget contraints. He is creative at reconfiguring existing spaces for more storage and living space. We have hired him on multiple occasions. Another plus is that he knows several contractors, which makes hiring a contractor much easier for those of us not in the construction industry.

We recently purchased a 1925 colonial revival home -- run down, but with many great old features still intact and needing restoration. We asked Tim to design both front and back of house updates that were in keeping with the older home aesthetics. Tim is very knowledgeable on older Seattle home styles and designed a beautiful new front porch and approach for our home, one that suits our lifestyle (allowing better access to the yard) and is historically appropriate. Tim is positive, timely, worked well with our contractor, is a good communicator, and was ready with practical solutions and suggestions when issues arose during construction. We just finished our project and couldn't be happier with the result.

We interviewed several architects as we made the decision to remodel our home, a 1900 Craftsman bungalow. When we asked about their vision for the project, it was not uncommon for us to hear that they recommended “modernizing” the home, usually with little regard for its historical context and character. We were lucky to find the architect we ultimately selected, Tim Andersen, who understood and appreciated our old house and described a different approach: to update our home in a way that was functional but that was also consistent with the home’s character and history. Now that the remodel is done, we are very pleased with the results. Tim listened to our needs and worked diligently with us throughout the process to make sure he proposed solutions that worked for our family. His attention to detail throughout the project was also invaluable.

Tim was very easy to work with, understood our aesthetic, and helped design a beautiful space that has been extremely timeless and liveable throughout our family expansions. We especially appreciated the design charrette Tim did before we hired him--it gave us a sense of Tim's creativity and how well we would work together. We highly recommend Tim!
