ZINN Architecture + Interiors. is a group of LEED-credentialed Jacksonville architects specializing in commercial, residential, and institutional work. ZINN AI uses the design process to arrive at well-considered solutions that address project demands, meet client needs, and create beautiful spaces on time and on budget. Every project is different. We've worked on every scale of building from bathroom renovations to luxury high-rises. Some schedules demand a sense of urgency, while others require careful consideration and an exploration of alternatives. We listen closely to our clients to identify a response that moves projects forward in the appropriate direction and at the appropriate pace. We also understand that design is a collaborative effort. Though our clients range from construction veterans to first-time owners, we're not afraid to ask questions and ensure that the team understands one another. Office of Architecture and Design is a very delightful Company to work with. I had contracted them to provided Architectural Drawings for (3) separate commercial remodel projects this past year. They present a very professional image, detailed & impressive drawings that reflect an extensive knowledge of the Construction Industry. I really appreciated their commitment to meet our deadlines and they were within our budgets. They also maintain a good relationship with the Jacksonville Permit Review Depart.

We used Office of Architecture and Design to help us design our office space when we moved to Jacksonville. We had a huge empty warehouse and had to convert it into something great for our 60 employees. It had to be open and inviting and in line with our Scandinavian heritage. Rob was fantastic and came up with great design ideas. We love the space and have showed it off to numerous other companies. We can't say enough good things about Office of Architecture and Design and we will refer them whenever possible.

We received excellent service from Office of Architecture and Design. They were very responsive to permitting / construction issues and delivered a product that was sensitive to our budgetary constraints. They also engaged a structural engineer on our behalf who performed in tandem with the architect at a superior level. We absolutely plan on utilizing Office of Architecture and Design on our next project. We utilized their services from design conception thru to final completion of all related construction. Office of Architecture and Design designed our craft beer bottle shop and bar in Jacksonville, FL. Rob and Kassia were just fantastic to work with throughout the project. They embraced our shoestring budget as a challenge to think outside the box. Their creativity and passion made sure our meager budget didn't mean we had to sacrifice good design. We know a great deal of our initial success is due to the design of the space. People have responded so strongly to the space that it has even unexpectedly become and event venue for bridal showers, birthdays, and corporate events. The biggest compliment I can give is the people just want to spend time in the space. The project even recently received a design award from the local chapter of the American Institute of Architects (AIA).

We have a 1980s Tudor home, which needed to be updated. The kitchen and den needed a complete overhaul. Kassia worked hard to complete a plan for our space and really listened to our wants and needs for the space. She went over and above to make the project right. She even helped direct us with choosing hardware and finishing touches. When it came time to hire a contractor, it was so nice to be able to give over the plans with all of the details provided; it really streamlined the whole process. I would definitely recommend OAD for your next project.

I was very impressed with this firm's work. Their design was excellent - just exactly what we needed to modernize our dated home. OAD was careful to learn about what we wanted and the kind of design we like. They were prompt, professional and very interested in feedback during the process. They stayed in touch after they finished the design and helped work with the contractor, subs and suppliers as needed to help keep the project moving.

I worked with Kassia from OAD to redesign a non functional 2nd bathroom in my home. Kassia designed a bathroom working within the historical look of my 1917 bungalow to create a master suite retreat that is a now a perfect addition to my historical home. Kassia went above and beyond to understand the style I was looking for and made recommendations for local resources to complete the bathroom. I highly recommend OAD for all your renovation needs.
