Our first project was a new custom home in Kingsland and the most recent was a full remodel of a single family residence. Ben came in on budget and the finishes were high quality. The crew was very professional, with excellent finish work, and very good at cleanup.     “Elizabeth Franke, the Architect at Third Land was able to accept a design challenge of a Master bath, and turn major problems with space and mechanical issues in to pure beauty and luxury. By adding her design elements we no longer had an ugly HVAC vent visible, but instead she was able to add framing covered in glass tile to create a "floating ceiling" that covered the unsightly vents but did not affect performance of the system. She also added other framing that was never thought of by others to separate the bathing ares from the sink areas. We are so happy with the results. She will design our entire new home in a few years.”

    “My wife and I owned a small two bedroom, one bath bugalow in the historic Heights neighborhood in Houston, Texas. When we decided we wanted to renovate the house to meet our specific needs, we wanted to find an architect that we felt comfortable working with, would be open to incorporating our ideas, and would be cognizant of preserving the historic features of the neighborhood. Bruce Roadcap met all this criteria and much more. Bruce was patient and guided us through the design process. He never pushed his ideas on us, but instead presented us with options to consider. I think Bruce's best quality is his ability to tune in to his clients tastes and needs. As a result, we worked together to come up with a wonderful design, which was documented in a professional, complete and thorough set of construction documents. But most importantly, Bruce supported us throughout the entire construction process, and beyond. His professional knowledge of the construction process, and ability to deal with contractors helped immensely. He made himself available to us at any time to offer his support and advice. Overall, it was a pleasure working with Bruce, and we are grateful to him for helping us build our dream home.”
