The project involved major demolition, removing old hardwood floors, baseboards, and 100% of the bathroom fixtures, cabinets, tile, and more- this was followed by stunning upgrades: beautiful new hardwood floors throughout, elegant tile fireplace and island lighting, complete remodels of both bathrooms, and fresh painting everywhere. Navigating the condo HOA rules and coordinating with neighbors added real complexity, but Nip Tuck handled every aspect with impressive skill, clear communication, and zero drama. “Armada Design/Build – Alex, the owner, runs a first-class operation. My wife, Kathy, and I had two large interior renovation/design projects that I’ll simply call the upstairs project and the downstairs project. We interviewed three different companies and eventually requested initial design drawings, cost estimates, and timelines from two. Initial cost estimates were all similar; designs were creative; but timelines were quite different. We selected Armada because of the start dates and timeline for each project, and equally importantly, we really liked the people! The design phase for the upstairs project was challenging because we knew our functional requirements but could not envision a layout. Craig Bartel was our assigned designer, and he was perfect for us. Very patient. During meetings he displayed his computer layouts on a big screen and provided take home printouts and PDFs for us to study further and edit for the next meeting. He brought great ideas to the project. Originally, there were three bedrooms, a rec room and a shared bathroom. Craig’s design created a master bedroom with an en-suite bathroom, walk-in closet and a study/office. It added a new ¾ bathroom to serve the two remaining bedrooms and included an extensive built-in bookcase in the hallway. Throughout the process, Robin Briggs kept a detailed spreadsheet of the estimated costs as the design project evolved, and she helped tremendously with hardware and finishing suggestions to keep us within budget. The downstairs project was a kitchen, family room and powder room renovation. There were structural design requirements to replace a supporting post and pony wall separating the kitchen and family room with a support beam, opening the entire space. It also included adding a large picture window to the breakfast nook. The structural engineer they consulted excellent as was the permitting process with City of Kirkland. My wife Kathy is a geologist and was very particular about the extensive stone work installed downstairs and in the upstairs bathrooms. Nick and Natalia at Atlantic Stone and Tile were outstanding subcontractors for Armada. They spent considerable time with us in the final slab selections, finishing and installation. Their work was flawless. Project execution took the upstairs and the downstairs spaces down to floorboards and studs. The key person for us was Greg Gordon, our assigned project manager. He was incredible! Greg’s coordination of the subcontracting plumbers, electricians, painters, floor finishers, cabinet, lighting, tile, carpet, wallpaper and appliance installers seemed effortless. He was onsite and met with us frequently. He was very easy to reach by phone or text, even after hours and weekends! He was extremely responsive to all our needs and delightful to work with. The projects finished on budget and very close to on time!! In short, Armada Design/Build was an outstanding choice for us. We're delighted withe work.”

“I have been working with Shoshi for almost a year on several projects. Started with my dark living room then moved to brighten up the kitchen also. She visited with my husband and I and came up with the vision that satisfied both of our requirements. Everything from flooring, lighting, painting existing cabinets, furniture and replacing an existing fireplace. Shoshi worked very well with my trusted contractor to boot! She has always been on time for my many meetings and comes equipped with the details! My living room and kitchen look amazing! I highly recommend her!”
