“Review of Zoltan Farkas LLC - 3/2020 Zoltan Farkas Construction LLC is a small, family run business. They were entirely professional, considerate, thorough, and overall a complete delight to work with. They were respectful of our home and our neighbors . We lived in our house throughout the duration of the project so saw their crew every day. Work was done without disturbing our living space. All of the following were done or managed by ZFC: *Excavated, formed, and poured a new foundation at the front of the house *Framed out the addition floors and walls, tied in to existing structure *Performed earthquake strapping for new and also existing structure *Partial removal of old roof *Removed siding on part of existing house and replaced shiplap with plywood *Specified & took delivery of a roof truss packages & installed it over existing + new structure *Framed new roof seamlessly in with the existing roof *Extended roof eaves and added sofits on existing house to match new *Met inspectors and passed inspections every time on the first time *Perfected all framing and rough openings and installed windows and doors *Painted, did finish work, installed bifold and sliding track door systems *Managed insulation, drywall, painting, roofing, siding and HVAC/mechanical contractors Notable things about the process: -We stopped working with the Architect after structural / roof / framing / window schedule details were done and we had an approved permit. We just made the rest of the decisions on the fly with ZFC as to cosmetic and finish details - they were great about providing options and ballpark pricing as we went. This proved to be a good way for us to move forward quickly and give less money to our (excellent but busy) architect. -The Invoicing system for time and materials was just a little hard to follow at times but everything was there and questions about it were answered promptly & to our satisfaction. -Cost estimates were pretty close to what we wound up paying… we made a few changes on the fly and discussed the impact to the bottom line. In the end, we got what we were after financially: No surprises! -Communication is good but not excessive - they were great about letting us know what contractors were coming and when and asking us the “customer decision questions” when needed but no sooner. When we needed more details, ZFC promptly scheduled time for those longer discussions. - The minor delays we experienced were due to subcontractors who were very busy in the hot Seattle construction market. Project ran April to September and is completely done now. ZFC are best described as master carpenters in the old-world style. They did all the framing and carpentry for this project. Subcontractors did the rest with close direction from ZFC. Neighbors commented several times on the professionalism and pleasantness of the ZFC crew. Many neighbors and friends have asked for referrals. We hired ZFC again the following summer for some additional siding and windows projects and will seek them out, without hesitation, for any future home remodel work.
