“I was planning on selling an investment property 'as is', because I didn't think the house needed much work but was told it was to outdated to sell profitably. I brought in Cityhaus to assess the house, both structurally and design-wise. Rosario's recommendations brought out the simple beauty of the 1940s house and made the most of the small spaces. Rosario knew what to keep, like mid-century sconces in the living room, and what to focus on like the original windows throughout the house to enhance the natural light. Her design decisions kept the style and added function on a reasonable budget. With her design partner Peter and their strong space planning skills, they reconfigured an unworkable single wall kitchen, starting by removing an awkward wall, and opened up the floor plan inexpensively by removing non load bearing walls and creating space and light in an updated "U Shaped" kitchen. The added kitchen space was used for a modern full sized refrigerator installation, dishwasher, and additional storage space, the kitchen was opened up and custom designed for double the cabinetry. They designed a pass-through dine-in counter to the living room to highlight a large-scale original window and more open floor plan. To reflect the light in this new living, dining, and cooking open space, Rosario choose pale green for the custom cabinetry (and managed to save and refinish original cabinets to match) and glass subway tiles for the kitchen accent wall, a subway backsplash compliments the original white subway tile in the bathroom, where she added a modern pedestal sink scaled for the small space and an oversized mirror storage cabinet and upgraded lighting. The cast iron tub was sanded and re-enameled. Rosario's color choices reflect light and create space with creamy whites on the walls and newly refinished modern ceilings - and a warm caramel brown ceramic tile floor throughout the open space. With a team of trades & specialists, lead by Peter Rittmann as general contractor, my entire house was given architectural t.l.c. and brought up to code with electrical, plumbing and flooring. Small details like adding all new Decora light switches and outlets made the house feel up to date. I look forward to working with Cityhaus again soon. I will definitely seek out their aesthetic and structural services again as they dramatically improved the resale value of an older home and earned my future business. Kevin Welch”
