Family owned and operated Design Build Company specializing in residential additions, renovations and custom homes in Toronto and GTA areas. Inverness brings over 30 years of international construction and design experience to our clients.
Peter Locke, President of Inverness Design Build Group Ltd. began his career in Toronto, Ontario. Upon graduating in Construction Management, Peter went on to work as a construction superintendent on both high-rise and low-rise construction projects.
In 1982 he ventured out on his own to become a leading design build general contractor in Toronto. Through 1995, Peter C. Locke and Associates built more than 250 projects with an aggregate value in excess of $20 million.
In 1996 Peter and his family moved to St. Croix in the US Virgin Islands where he started a hurricane reconstruction company. Peter was also a principle in a hotel project that he and partners had acquired in 1987. In 1998, Peter became president of Inverness Hotel Corporation, DBA Chenay Bay Beach Resort. He re-positioned, renovated and expanded the property and it became a leading boutique resort with room rates approaching $1,000 per night.
In 2007, Peter sold the property but entered into a joint venture agreement with the new owners, as the managing partner, to develop The Residences at Banyan Hill. Banyan Hill was an exclusive community of 29 homes, with models designed by The Scott Partnership of Orlando and Toronto's own Gluckstein Design.
In July of 2012, Peter returned to Canada to be closer to family and friends, and launched Inverness Design Build Group Ltd. with his wife and children. It focuses on residential design build, just as Peter C. Locke and Associates did more than 30 years ago.

Peter has done two major additions and renovations for my husband and I, but it was a few years ago. We wanted to stay in our first home as we love the neighbourhood. It was a three bedroom, one bathroom split level. We now have a home that is as perfect for us now that we are retired as it was as our three children were growing up. Peter presented his own excellent design ideas but also listen to our ideas and refined them. Not costing more just doing it better. He came in on time and on budget.
Recently we contacted Peter for some advice. We needed someone that could evaluate a renovation project next door to our daughter and what the impact could have on her home, mainly the foundation. It was like reconnecting with an old friend. Peter referred us to a geotechnical engineer and both he and Peter are guiding us through this process. Peter did this for us because of our previous relationship without any compensation. We are truly appreciative of all his help and would highly recommend him.

We gutted our main floor, renovated the kitchen and family room (includes a vaulted ceiling) and even converted our garage into living space so we would have more room on our main floor. The results were out of this world and I still can't believe this is the same house! Debi and Peter were personable, genuine and listened to our needs every step of the way. We couldn't be happier.

We met Debi and Peter at the Inverness booth at the Toronto spring home show in 2017. We were looking to put an addition on our two story, postwar North York brick home. We had been offered cookie cutter versions of someone else's concept of a home addition; Peter did some drawings, incorporated design elements that we liked, and in some cases expanded beautifully on what we were thinking. We signed on in the winter of 2017-18.
The snags: permits (not their fault), a project manager who couldn't read an inside measurement correctly so the pour was wrong (swiftly fired), and a subcontractor who wouldn't follow directions from the homeowner and their neighbour (also swiftly fired). Water in the basement 3 days before move in (fixed the same day by extending the length of the drain pipe, dry ever since), and removing building materials when the weather changed (addressed each time).
The benefits: a wonderful working relationship with the builder and designer (Peter and Debi are a a terrific team), willingness to listen, creativity in the design to enhance a beautiful structure without changing its character so much as to look out of place.
Outstanding subcontractor work in plumbing, HVAC, framing, trim and finish carpentry, masonry (concrete and brick), painting, kitchen (they have a "guy" but he does outstanding work), electrical. caulking, roofing, bathroom, windows, and tile work. You should see the backsplash -- it's a work of art.
A terrific finished product. The kids' rooms are outstanding, the new bathrooms are great, the skylights really open up the light on the upper floor. There is so much window space that the light is terrific, even on a terrible grey November slush storm day. We brought in our own flooring sub, and they worked very well together.
A strong personal connection. I could call Peter or Debi at reasonable hours for things that needed to be dealt with soon, and unreasonable hours for crises or things that needed to be dealt with NOW. They followed up on their work, ensured it was done to code and personal standard (and they have experience with building in hurricane zones), and arranged a fix if something went wrong.
While the initiation of the project was longer than we'd hoped (and a late snow fall in April delayed things by several weeks), once initiated the project was completed to move-in state in less than 8 months. That's a dig off the back with new foundation pour, reconfigure the back half of the house, new bathrooms, new kitchen, and three new bedrooms, with coffered ceilings, a huge kitchen island, a deck, new porticos for front and side, and reorienting a staircase and electrical panel.
We give them our highest recommendation; they will confirm that your project is a fit for their skill set and availability, consult with you through all the plans and permits, and then when it's go time, they GO. And the results are spectacular.

We hired Inverness Design Build Group in the spring of 2016 to do a major renovation on our 1950's bungalow. We had vetted several companies and we immediately took to Peter and Debi's personable professionalism. The renovation consisted of an 1100 square foot second storey addition which included a master bedroom and ensuite, 2 bedrooms, main washroom, and a large sitting area. On the existing main floor walls were removed to enlarge the kitchen and created an open space. The renovation also included a new front porch.
Construction started mid June 2016 and Peter and Debi worked hard to keep the trades on track. We were able to stay in the home during construction, living in the basement. Our goal from the start was to have the renovation completed before Christmas, however that didn't happen and the rest of my family moved back into the home February 2017.
As with any major renovation or construction project there were some hiccups, but Peter and Debi were alway available and quick to respond to any issues that arose.
Inverness listened to my needs, understood the vision I had for this project and worked well to accomplish this as well as keeping on track with the budget.
We have been living in our new space for almost a year and we are very happy with the beautiful job that Inverness has done.

In 2016 we hired Inverness Design Build to do a major renovation to our home, replacing an existing 1940's small galley kitchen and adjacent single-storey granny flat with a two-storey addition and new kitchen.
Inverness Design Build handled all aspects of the project, from concept, and several iterations of rough drawings, through execution and warranty. Peter and Deborah listened to what we wanted and understood our budget. They provided valuable advice and insight at every stage, including kitchen design advice and finishing touches like paint and flooring selection. They didn't try to up-sell us, and accommodated our desire to stay in the house during construction. Almost a year later and we are thrilled with the results.
I would definitely recommend them for peace of mind.

When we decided that our house was getting a little cramped for our growing family, we knew a home addition was for us. Visiting the Toronto Home Show we met Peter and Debi Locke of Inverness Design Build. After an initial conversation we knew Inverness was perfect for us.
Inverness helped us decide on the size and scope of our project. Both Peter and Debi offered insights and advise, and were always available for any questions we had. Ultimately, we decided on a 3-story 1200 square foot addition, with a near complete remodel of the existing house. With the pending arrival of our first child, we had to shorten the timeline of the project and Inverness worked tirelessly to adjust to the new schedule and delivered a great quality completed house right on time.
Peter and Debi Locke are professional, courteous, and knowledgeable. They provide great insight and guidance, and have delivered a product that we are very proud of. If you are thinking of doing a renovation project, you need to give Inverness Design Build Group a call, you won’t be disappointed.

We met Peter Locke of Inverness Design Build Group at the fall 2014 home show in Toronto when we were looking into a renovation of our kitchen, dining room and living room. He showed an immediate interest in us and our plans. Over the next several months, we discussed and refined our plans with Peter and he came up with a design for a significant renovation that would completely change the look of our house from inside and out. While a larger project than we had envisioned, we were very impressed with the design. At the same time, we were working with another firm on an alternate design but we decided to go with the larger project that Peter had proposed. We signed a very detailed contract with Inverness in March of 2015, which included several higher end details that we wanted, as well as allowances for some of the major cost items like windows and doors. Construction started in July of 2015 and progressed quickly, although our original goal of being finished before Christmas was not achieved – we moved into our new kitchen, dining and living rooms in February of 2016.
Peter and Debi worked hard to get and keep the trades on the job as needed. As we stayed in the house during the reno we were able to meet all of the trades people and they were very professional and dedicated. Inverness worked with the kitchen company to perfect the design and Debi also was there to oversee every step of the kitchen installation, including when some pieces had to be moved and/or replaced.
There are always some glitches in a large project and this was no exception, but Inverness was always prompt in responding to our concerns. There were some extra costs as a result of choosing higher end products in some places and also making changes to the plan along the way, but I think this is also to be expected for most homeowners as it is difficult to foresee every step of such a large project.
After living in our newly renovated home for several months now we are extremely happy with the job that Peter and Debi did for us and do not hesitate to recommend them to others.

When we were “ready” for our renovation project, we called a few construction/renovation companies and were underwhelmed. Some had a patronizing attitude and others were all talk and no action. Yes and some came out to look at our project and never got back to us. We were tempted to give up but decided to go to the Home Show and see what we could find.
We talked to the people at several booths and we were impressed with one company and invited them to come out and give us a quote and although we were optimistic, we decided to look around some more.
When we came across the Inverness Group’s booth it was not manned but we looked anyway and were impressed with the photos of their work. But it looked too “high end” for us — very nice work but bigger houses than ours. While we were looking and dreaming, a lady appeared and she introduced herself as Debi from Inverness and could she help us. We talked a bit and she assured us that they worked on normal people’s projects too. We were impressed with Debi and asked her to follow up with us.
The other company from the Home Show called and made an appointment. They arrived and looked at the project and proceeded to tell us what they would do even though we had quite specific ideas of what we wanted. As many other companies had done in the past, they did not seem to want to listen to us and came back with an estimate that was way over our budget and not really giving us what we wanted.
Then Debi from Inverness called and said that she and Peter would like to come and talk about our project. It was immediately apparent that Inverness was different. It was a good thing that we were not on a tight schedule because when Peter arrived he didn’t jump right in and ask what we wanted but rather took some time to get to know us as people a bit. It was very refreshing. He listened to us and looked at our sketches and seemed to get what we wanted.
When Peter came back with his ideas and quote we were both pleased and shocked. The price was too high but the ideas were great. We talked some more and had a realignment of views and at the end felt comfortable in moving ahead.
The project was quite extensive made more complex because we decided to live in our previously renovated basement. But living with the renovation allowed us to meet the masons, the carpenters etc and wow — what a nice bunch of people. And knowing that we were living in the mayhem they showed great respect and consideration. We really appreciated that.
And as you know nothing ever goes without problems or missteps but with Peter and Debi there was never any finger pointing or excuses. They simply made adjustments and righted things. This was huge and made dealing with them easy and a real pleasure.
We absolutely love the outcome. Our new house is beautiful — almost exactly what we were hoping and planning for. 'Almost', because even months after completion there have been little glitches like sticking doors and small cracks but you know what, just a quick text and Inverness sends someone to fix the problem. It really has been a wonderful execution of our renovation project. We cannot recommend Debi and Peter more highly. Inverness is the best.

Our 1985 builder kitchen was in desperate need of an update into the current era. We struggled to find a contractor that we could trust to bring our ideas to life and deliver on schedule. We really lucked in with Peter and Deborah Locke of the Inverness Design Build Group. They were exactly what we were looking for. We agreed upon a design which included complete renovation of the kitchen, powder room, flooring throughout main floor, lighting, painting, etc. Peter and Deborah were very receptive to fitting our ideas into their design. They provided a pretty accurate estimate and time line. The standards of workmanship shown by Peter and Deborah and their entire crew were incredible Both Peter and Deborah showed incredible people skills and were amazing in alleviating all the normal stress of a renovation. They were always available and handled any unpredictable issues with every consideration to us. The spectacular kitchen and powder room that they created for us are beyond our expectations.

Inverness Design Build Group was contracted to create the design and working drawings for the addition to our home. Inverness coordinated and successfully applied for the necessary approvals from the Conservation Authority and Town’s Committee of Adjustment for a zoning variance along with the building permit. Inverness was then contracted to complete the demolition of part of the existing ~1950’s house and construction of our ~1000 sq foot addition which encompassed a garage, laundry room, dining area, and second story bedroom and bathroom. The project took approximately one year to complete and it involved multiple trades, crews, vendors, etc.
We are extremely delighted with the final product as the addition was beautifully built and complemented our existing home. The design and finishing details that Inverness incorporated ensured that we achieved the final look that we wanted. Throughout the entire project, Inverness was responsive to our questions and/or concerns and they kept us up to date on the project and any changes in plans. They were professional and courteous in their communications and interactions with us and the trades. Their enthusiasm for the project was contagious – they treated our addition as if it was their own and continually looked out for our best interests and ensured that we were at ease with the choices and decisions made. While no renovation goes 100% smoothly or without any surprises, Inverness always made us feel at ease and continually looked for solutions when unforeseen problems surfaced. Inverness utilized resources effectively and creatively, and directed the trades to make changes necessary for implementing the solution. Inverness respected our budget and worked within it but they expect high quality workmanship. If work wasn’t done properly the first time, they made sure that it was corrected to their expectations, without any additional charge. They did an excellent job for a fair price that was extremely competitive compared to other contractors we had contacted.
We are extremely pleased with the design, value, and quality of work of our home’s addition completed by Inverness Design Build Group. We would not hesitate to hire Inverness again or to recommend them to our friends and neighbours.

Peter Locke, principal of Inverness Design Build Group Ltd., entirely renovated our house, doubling its size and leaving no room untouched, in the early 1990s. His designs were imaginative and practical, his prices extremely competitive and we were delighted with the end result both then and now. When there were problems -- for example the hardwood floors in two adjacent bedrooms were laid out horizontally in one bedroom and vertically in the other, which looked ridiculous, the work was fixed at no extra charge within 24 hours. There are always unforeseen issues and unanticipated delays in any major reno, but when they occurred Peter dealt with them and us quickly and honestly. We always felt we were in good hands with Peter and his team and we trusted then, vital to any successful home renovation. I recommend him highly. L. Goldstein.
