Royal Oaks Flooring

Royal Oaks Flooring was absolutely superb. Totally professional, fair price, excellent workmanship. They installed flooring for the entire first level and finished in four days. Five stars for sure.

Carlisle Flooring referred Royal Oaks Flooring from Maryland to install their very expensive floors, they said they would do an amazing job and we would be very happy with their work. Nothing could be farther from the truth. We have huge gaps in the flooring, mismatched boards, unfinished flooring and squeaky flooring throughout the house. Carlisle said it requires a professional installation team for their wideplank flooring one that they recommend. We are trying to file an liability insurance claim but the CEO Chris Sy is refusing to provide his companies insurance information. As you can see from the few photos below we have a AWFUL project that Carlisle will not stand by. Further the floors were unfinished because Roland the owner of Royal Oaks Flooring stated that Carlisle shorted us 100 sq feet of flooring, the project was 950 sq feet 1200 were ordered and we were short 100. Unsure how this happened Roland claims Carlisle shorted us 100+ square feet of flooring. The project was stopped until new flooring could be delivered. Royal Oaks Flooring kept find excuses for not returning to finish the project. Royal Oaks Flooring was highly recommend by Carlisle and stated on numerous occasions how happy we would be with them. Roland was on site for 1 hour max every other day the other foreman Otto was off site more then on, leaving this very expensive flooring to be installed by inexperienced labors.

We love Roland and his wood working crew. He put in all the hardwood in our house in Annapolis, MD and he did a fantastic job! He is a hard worker and knows his wood. My husband and I felt that he treated our wood floors as if they were his art. He was very precise and a diligent worker who took the time to get it right! Thanks again Roland!

I cannot say enough wonderful things about Roland and our experience with his team. We were at a terrible place in our flooring sanding and refinishing project with another local and very popular flooring company in Loudoun County. Our old flooring company botched our floors with cheap stain, they did a terrible job of sanding and were obviously rushing the job. After they sanded off the awful stain when we decided to not have them finish the job, I called Roland to ask for help in fixing and finishing the job right. I knew from stellar reviews and his amazing instagram posts that Roland had extensive experience with eco "stains" like the Rubio Monocoat Oil. From the start, Roland called me back within half an hour of me leaving a first message for him. He was professional, knowledgeable and very punctual. Roland came in and his team meticulously resanded the whole damaged floor. Roland also provided expert guidance in selecting the right product for our family (severe allergies and asthma) and unlike the other flooring companies I received quotes from, made sure that was a priority. He helped us pick the correct Rubio color even going so far as to make 20 different color samples on the floor for me because I was so overwhelmed by the different choices. He educated us on all the pros and cons of our most eco friendly options. He was extremely patient and helped my husband and I come to a decision we are so happy with!! Best part, we came home from our family trip this weekend and the house no longer smelled like chemicals! It was beautifully finished with the Rubio Monocoat oil and no trace of the mess the other company had left behind the week before. We will absolutely be using Roland's services to complete the hardwood in the bedrooms and rest of our new home this year. You will know the difference as soon as you meet Roland between the other flooring people and a true professional!

We've been working with Royal Oaks flooring on the same projects together for about ten years. He is very professional and knowledgeable about hardwood floors and a one trade craftsman. Very easy to work with. I can honestly say he's your go-to guy for your hardwood floors.

When my wife and I were looking for a hardwood flooring expert to refinish our antique heart pine floors, we were finding it difficult to find someone who understood the unique qualities and requirements of an original floor that's over 100 years old. Luckily, we discovered the pros at Royal Oaks Flooring. We were not interested in the more standard stain and poly refinishing approaches and wanted to explore other options (like Rubio, Waterlox, and Palmann) that many other contractors simply had no experience with. In steps Roland, a pro that's obviously passionate about his job and works extensively with these more progressive products. After having Roland out to the house and discussing the project, I also took a look at Royal Oak's extensive Instagram account where he has examples (including many before and afters) of the floors they've done. After discovering a set of photos on Instagram that were nearly identical to the look we wanted in our floors, it was settled. Our finish was going to be using the Pal X-325 sealer with the Pal X-96 water based top coat in a matte finish to let the antique wood's true character shine through. Roland and his team showed up and worked on schedule and diligently. He even scheduled a Saturday appointment with me to drop off some equipment and try some sanding before kicking off the whole thing. The end result of his week long effort in our home includes repaired sections of flooring where his team was able to match new pine with our old floor, plenty of original character where replacement was not necessary but knowledge of how to work with antique pine was, and an absolutely stunning finished job. Throughout the process we were kept informed of progress and were even able to see many before and afters during the day by watching Instagram. The price for our work was very reasonable and on par with other pros that were offering far less service, fewer or no professional certifications, and little patience for working with us to achieve the look and finished result we wanted. Especially important was Roland's ability to patch the damaged or missing original flooring without breaking the bank. Overall we're beyond happy and have been referring Royal Oaks to anyone who will listen. It's rare to find a great contractor that is the utmost of professionalism, you can absolutely trust, you enjoy working with, and you look forward to your next project with them, but this is what we've found with Roland and his team. If you schedule Royal Oaks for your job, you will be better off for it.

We had our home built and found Royal Oaks Flooring for our 9" white oak floors. Roland did an OUTSTANDING job throughout the entire process. It began with him making and delivering many samples until we found the finish and color we had in mind. He is very experienced with the eco-friendly products we demanded (Rubio, etc.). The floors look amazing and his service is second to none! I would recommend him to anyone, for any flooring job, big or small. Throughout the home building process, I know how hard it can be to find good quality work, fair pricing, and someone who will stand by their work. Royal Oaks Flooring does this, and Roland is an awesome guy as well!

Royal Oaks Flooring did an amazing job with making our old floors look beautiful!! We wanted someone who was an expert refinisher and knew how to stain with Rubio Monocoat and Roland did just that. He sanded our floors to perfection and knows the Rubio product very well. The moulding was nicely installed too. These floors are now the focal point of our home! What a nice guy too, very friendly and enjoys his craft! I highly recommend him!!

Its hard to imagine getting a better result for a better price. We called around to a number of companies for quotes to refinish some floors and put down some new ones in our 1895 row home. The floors we had were in really, really bad shape. Not only did Roland get them restored, he found some matching heart pine for the new sections (which turns out to be really hard to come by) for a reasonable price. He was great fun to work with, always positive, showed up on time and finished within his proposed budget (when does that ever happen?) and was in constant communication throughout the project. He was also a true artist, gave us awesome advice and kept us from making mistakes, and was willing to work with us to make sure everything was perfect. When a few spots were still rough after the job was done, he showed up for an extra evening to fix them. We were nervous that because he was such a professional, we would be charged more. The opposite was true. We couldn't be happier with our floors or that we went with Royal Oaks.

Roland was wonderful. He went above and beyond to help us find the right reclaimed wood to match our 100+ year old pine floors (driving hours to get us a great match and a great price!), and then was great at both installing our new sections and refinishing our existing. He was always super responsive, nice, funny, flexible and helpful. It was also very easy to schedule with him, and we was incredibly accommodating to both our tight time frame and our other contractors. His pricing is fair and honest. Our floors look amazing now, and we've gotten non-stop compliments from our friends who saw them before Roland's work. I would hire Roland again in an instant, and refer him to anyone who needs work on their older floors--whether it's an installation or sanding/refinishing.

I could not have been happier with the work done by Roland and his crew. Roland truly has the homeowners best interests in mind and has pride in his work.
