Modern Living Design Build

In a word (or seven) Modern Living Design Build is: professional, punctual, responsive, skilled, flexible, fair, and honest. I had the Modern Living Design Build team at my home to renovate the main level last winter. I was consistently impressed with the care they took to keep my home as livable as possible during the process. The quality of their work is outstanding, and I am very pleased with the result. In addition to doing great work, Roger and his team were a pleasure to work with. After spending 5 weeks with the Modern Living Design Build team in my home, I'm now hiring them to renovate the basement and have plans to hire them for future projects as well. A true testament to their skill and trustworthiness.

This was a terrible experience. It was a FULL home renovation. Roger/Debra/DK dwellings took possession of my home 1 year ago. Most of it was ok. However, roger walked out in November and my project was not done. He expected FULL payment prior to completion. I moved out for 3 months to give full access to my home. He still couldn’t get done from may 4-November 23. 2020. nothing to do with Covid. 1. His plumber did not put a flange on my garbage disposal after showing up hours late 2. Plumber installed very expensive Toto toilets wrong 3. Plumber was in my walk in closet and left plumbing supplies in the closet! WHY was a plumber rummaging through my closet/personal space after I noved back into my home! 4. Another plumber with Toto toilet experience came in to fix the toilets. 5. Roger sent a text to the new plumber saying the check was in the mail,he never sent a check. Instead I wrote a check to the plumber for $2200! 6. Roger. Walked out on finishing the project November 24,2020 7. January 19.2021 I was 4 days post op when my shower on second floor leaked through the ceiling to the main floor! On brand new hardwood floors! 8. He fixed main floor to at best an ok standard 9. Shower leaked by Rogers admission and Jose of Escru flooring due to it not being waterproofed! 10. When the main floor walls were ripped out it was discovered John did not use a long stud on the new window 11. I don’t trust that roger inspected most work and there is most likely no king stud in the shower window in the shower that leaked 12. If there’s no waterproofing on the shower wall that leaked, I don’t trust there is waterproofing on the other walls. 13. Jose admitted he used the grout where another substance should gave been used. 14. The window/tile is installed with uneven edges side to side 14. Grout is cracked in corners in a new/barely used shower 15. Rogers employees said after the leak and a huge hole in the shower walk that the shower was not framed correctly 16. Grout is coming out all around the window in the shower 17. The shower drain had 2 screws to secure it. They were NEVER INSTALLED Even after painted out repeatedly. 18. I brought in a construction engineer to discuss flaws eith his work 19. Roger made up lies trying to embrace and humiliate me I front of the engineer regarding things he and his crew supposedly found in my home (use your imagination). This demonstrates complete lack of integrity and absolute unprofessionalism 20. I will be out of pocket $10-15,000 to redo the shower 21. Installed a new French back door, it fits so poorly it was literally snowing in my kitchen 22. My brand new kitchen cabinets look terrible!!! 23. Dented furniture/appliances 24 broken vanity 25. wanted a heated bathroom floor, Roger heated a strip down the middle. Roger then said it would need a custom mat, lies! There’s more!!! Do NOT HIRE!! HOUZZ reconsider your endorsements I’ll send pics!!!

We had DK do some downstairs framing, drywall, electrical, and plumbing work for our new room addition. The work was performed in a professional manner and all areas were cleaned/swept on a daily basis. Runners were also laid on the floor from the entrance all the way to the basement work area for cleanliness. Roger, as well as his employees, were a pleasure to deal with every step of the way. I would highly recommend DK for your next project.

Finally on our way! After 2 years of working with other builders that wanted to build what they wanted to build, we found one that listened to us. The planning and budgeting has gone smoothly and we have our building started. This year's weather slowed down our timer frame from flooded Nebraska, but Roger kept the process moving with site prep, permitting, and our design modifications. Thank you DK Dwellings for your flexibility and working to meet our project design expectations.

DK Dwellings and their team are simply extraordinary. They are prompt, very responsive and uber attentive to details. They listen and always have a customer-first approach to their business. They handle twists and turns - which are inevitable in any project - with the utmost professionalism and can-do attitude. They have innovative ideas and concepts to their projects bringing a unique flavor. We purchased a house from them that they built new and also used them to build in an outdoor covered kitchen/living area. Recommend them highly!!

We hired DK Dwellings to complete a total bathroom renovation. Our home was built in the 1920's, and the only full bathroom was a small, dated 7'x5' room with a claw-foot tub, no storage, and an awful layout. Debra was an absolutely amazing designer to work with. After spending a few hours with Roger and Debra looking at our space and discussing our vision, she presented us with a handful of design options. Over several meetings (often each 1-2 hours long), we settled on the primary design elements, tile, and fixtures. The end result is a gorgeous bathroom that doubled our space and exceeded all of our "dream bathroom" expectations. Our craftsman home now has a luxury 10'x3' shower, two vanities and a separate WC. Roger personally oversaw all of the work - from demolition to finishing touches - and completed much of it himself to save us on cost. He is extremely honest and trustworthy, and communicated well throughout all aspects of the project. He and Debra are very kind and flexible professionals. We thoroughly enjoyed working with DK Dwellings on this project. We are thrilled with the end result.

Debra assisted me with a basement redo. From tile selection and carpet color to couches and doorknobs. She had great places to shop!! Debra was very efficient and wasted no time with detailed questions, she was a great guide as my thoughts were all over the place. My wife and I hired DK Dwellings to renovate our house before we put it on the market. Our house fell into disrepair while I was attending law school. DK Dwellings renovated our home in just eight weeks. The work included completely remodeling both the kitchen and two full baths—one of which was enlarged as well. We gave DK Dwellings the freedom to choose all of the design elements (including materials and colors), and we were not disappointed. The results were astounding. Our house is beautiful now. And I am not the only one who is impressed. Our house was only on the market for two weeks before it was snapped up by another happy couple.

I asked DK Dwellings to help me get my 1936, somewhat neglected and under appreciated Georgian Colonial ready to sell. I was aware that I was late starting and I thought whatever we could do and still get it sold this year would be fine. Debra and Roger did not...they took on this project with a life force and creative energy I have rarely, if ever seen. They are creative, extremely knowledgeable, not only about interior design but about real estate and the market, responsive. They worked around the clock and the project was done in the time promised and the house has sold. We have already started working with them to rennovate the new home we purchased. Can't recommend highly enough.

Debbie is a true design professional. She took our wants and needs and unified into a harmonious space for our family. Her experience enhanced our closets into spaces we had never even dreamed about and were more functional. Our new loft space was created with love and care, form and function, and great style She and her team was on time and under budget. Since we plan on remaining in our home for many years, she was the visionary that took us to the next level.
