The team not only brought my idea and vision to life, The construction process was remarkably smooth and far easier than I had anticipated. I must especially thanks Ray, my project manager, who guided me through the process. He also helped me with selecting bathroom tiles, fixtures, and other finishing elements. These tasks had been daunting for me to tackle alone, but Ray's accommodating and approachable nature made the process much easier. My family recently had our basement renovated and I have to say, it was an amazing transformation! The team at Only Basements were great to work with. They helped us with the design and drawings we need for underpinning permit to increase the height of our basement as the original height was barley 6 feet. The impact of the underpinning was beyond what I expected! We have slightly over 8 ft now so I’m very pleased with how it turned out. Our project manager Ray worked hard to ensure the job was done on time and with attention to detail. I also appreciate the good communication he provided. The finishing team took over after underpinning was completed. They were very quick, efficient, and punctual. The Flooring and carpentry was also done beautifully. Overall a great experience and we extremely recommend them!

This review has been long awaited. We were truly fortunate to have picked Only Basements for our project. It’s been over a year that we’ve been enjoying all the extra space in our basement. The team was courteous and accommodating to our wishes and their attention to detail was clear and noticeable. Only Basements transformed my basement into a welcoming and comfortable living space. Since COVID, my husband and I are both working from home, and I’m sure thats the case for many of you reading this review. We truly had a great experience with Only Basements and happy to write this review. My family moved into our current house a few years ago and we knew that we needed to underpin and finish the basement at some point to fully maximize our space. After much deliberation and a lot of contractors coming in and giving us their proposal and pricings, we decided to put our trust in Only basements and move forward with them. From the get go they were different from the other companies, their quote was very detailed and easy to understand, a milestone payment plan was provided (this was a game changer for us!). After they helped us get our permits in place the job started almost immediately. It’s always nerve racking going through a renovation and I have heard the nightmares people have had, but our experience was quite the opposite, my wife and I felt that we were involved in the process and our input was always appreciated. The time line of the whole project went slightly over schedule, but there were some changes on our end that contributed to this as well. We have now a great additional space that used to be storage and with the great ceiling height it doesn’t even feel like basement anymore! Thanks again to Joseph and everyone on his team!

The entire team at onlyBasements were fantastic! They were able to take our ideas and design the layout we dreamed for our basement. After carefully reviewing the drawings with us, they applied for the city permits on our behalf which made the process much easier than we anticipated. The quality of the work and final product were above the industry standards both my husband and I were very impressed with the quality of their workmanship. The design inputs from our project manager Joseph were much of help to us. Joseph also assisted us with choosing the flooring, bathroom tiles and fixtures selections which was very valuable to us. Hands down OnlyBasement’s is the only company anyone with a basement renovation must hire! you will notice their differences from the typical contractors from the very early stages. We found them and two other companies through Homestars! Mr. Alavi was the only one who responded to our email right away and met us within the same week, his knowledge of the work and their accurate quote as well as the milestone payment schedule that he offered us made them stand out among the two other companies from the very beginning but we waited for 2 week for the other companies to provide us with their quotes, which were both surprisingly more than OnlyBasement’s so we had no reason to hesitate but to hire them! Thanks to Tony their enginner, we got all the drawings and permits ready in a timely manner and Joseph started the project with preparation even before the permits came through! Thanks to his management skills our experience was nothing but smooth and joyful! he very well involved us in each step of project and made sure everyone on his crew is doing their job with the best quality possible. My wife and I hired OnlyBasements to finish the basement of our home in the Beaches. We’d been considering it for a couple of years but started seriously investigating options 6 months ago. The level of design, quality of work, and competitive quote made our decision a no brainer. We were nervous about handing our basement over to a company we hadn’t worked with before, but we’re ecstatic that we did. We were especially appreciative of the payment plan provided by the company - we made payments after each inspection was done - the work team was clean and efficient. They kept to the planned schedule, and we felt that our PM Joseph was communicative and accommodating every step of the way. The end result is gorgeous, we love it - we have much more room for our family, and we’re surprised how much time we spend in the new space!

We had our entire basement done with Only Basements and boy is it ever something. Words can't describe the job done on it! To make a long story short, We needed underpinning, along with waterproofing, changing all under ground plumbing, and a separate entrance at the side of my house leading to the basement. They arranged a meeting at our house and provided us with a very detailed quote about the scope of work to be performed and payment options/plans. I was really surprised at the flexibility of payments and happy with the smaller sum staggered payment structure. As they had a good reputation, and prices being slightly lower than the competitors, and the payment plan was suited to my taste, We decided to sign the papers with them between the 4 other quote we received. The process went smoothly and as planned. The workers were friendly and decent people, and our project manager Joseph was a terrific guy! All contractually obligated tasks were accomplished and they went above and beyond by completing the project well ahead of the estimated time frame. We had no issues whatsoever throughout the process and the new space looks so wonderful that I felt the least I could do is to recommend all of you readers to go ahead and give Only Basements . They've certainly got my vote!!

Only Basements performed an entire underpinning project from the very beginning to the end. At first I was a bit skeptical because I had no prior knowledge about the company or neither underpinning itself! I requested to meet with meet someone at my house in order to get an estimate. A project manager came by the next day and gave me a lot of useful information that other contractors didn't and answered all my questions, it was then that I knew they are professional and know what their doing. I received a quote detailing the scope of work and associated costs. The accuracy of the estimate and the payment schedule made them stand out among a few other companies and therefore I decided to go ahead with Only Basements. It was the greatest decision I've made! The project was completed on time and exceeded my expectations greatly. An absolute superb and professional job was carried out. My family and I are enjoying a new space in our home which we never had before! ANYONE looking to perform underpinning or watedproofing work Only Basements is the company to go with ! My husband and I were very happy with the work done by the team at onlyBasements. We we were looking to do something with our basement as it was pretty much a crawl space. We had to bend down to walk around down there. The team at onlyBasements came in and performed underpinning. They excavated our entire basement creating a much larger space. We now have 9 foot ceilings with windows that completely brighten up our space. It was a big job that required a lot of demolition while we were of course still living in our home. The crew was professional and courteous to our space. I would happily call them again and recommend them to anyone looking to maximize their space.

Only Basements was a great choice. I did some research online and their name kept coming up. They excavated my basement which i learned was also called Underpinning. They completely gutted the basement out and raised the ceilings. I now have 2 separate legal rental units that has also increased the value of our home. They were always punctual and respectful of our space as we were stilling living in the house during the renovations. For anyone looking to increase home value or maximize space they are great company to go with. Easily accessible and always available with feedback.
