This was an emotional undertaking for me. I'd inherited my childhood home and needed to renovate. I wanted to try to have my home fit into my old neighborhood, paying homage to the place I grew up with all its memories while still trying to create a more liveable space.
My parents bought the original house in 1966. It had been built in 1955. It was small but we mayde it work and it was my mother's pride and joy. Going forward 50+ years of memories and trying to deal with loss, grief and challenged to make something new. Then COVID hit. I'll get to all that in a minute.
Chad and his team, Audrey and Alex were patient, compassionate and a pleasure to work with. I spoke with over half a dozen builders and many were callous, profit driven and talked right through me. For most of them, all they could see was square footage, boundaries and building a McMansion/Eyesore. Not Chad, Audrey and Alex. They really took the extra time to listen and acted as my advocate to realize a vision I had. I think the fact that they have worked so much in Arlington was a huge plus. Adding to the complexities:
1) I was moving overseas for work in 6 months.
2) I'd been unable to clear out the house completely/no estate sale was possible during the early days of COVID. There were appliances, books, bric a brac, old furniture and carpets.
3) Parts of the house had fallen into disrepair but parts I wanted to maintain.
Cutting to the chase: Chad/Audrey/Alex treated me like their only client. We worked through architectural drawings and mockups, samples and swatches, bath and tile, you name it. Their client portal gave me budget projections, tracking expenditures and selections.
On top of all that, I was able to move/store/sell/throwaway a certain number of items but the Alair team took care of the rest. Using Community Forklift, they arranged for the appliances, tiles and usable items to be donated for reuse. Other items were taken by charities and the house was taken down with a few exceptions. What rose up from that is a new house that sits on the original footprint of the original home. They kept the basement with updates and kept our original fireplace, hearth and chimney, and we went up. We raised the ceilings, redid everything else and added features like a whole-house water filter.
Yes, COVID increased costs and dragged things out but the good folks at Alair kept pushing and now, I have a gorgeous home with all the old-growth trees still intact (Black Hickory, Tulip Magnolia, Pine, Magnolia, etc.) and the home, while new, looks like it has been there forever. It is a point of pride for me that while it encompasses almost 4,300 square feet, it is set back from the street and still has a massive back yard and it looks sublime compared to some of the larger rebuilds in the neighborhood.

We hired Alair for a major renovation on our 1924 bungalow. During the scoping and budgeting phase, Chad was no BS and on top of the details. Once we broke ground, our project manager was a fixture in our home - checking in multiple times/day, available via text or phone whenever we had questions or concerns. Mike the head carpenter is a gem, super solutions-oriented and his work really helped us tie everything together. We managed to finish on time and under budget by a hair, despite the fact that we broke ground in February 2020, right before the world ground to a halt. We're thrilled with the final result, so happy in our new home, and appreciative that Alair has stood by the warranty and worked with us to iron out the inevitable kinks in the year since project completion. They are not the cheapest out there, but they're also not the most expensive - and we got great service and work for what we paid. It was an excellent investment, and we would absolutely recommend.

My husband and I called Chad because we saw online reviews of his high quality work and, more importantly, his responsiveness. Lack of communication and poor responsiveness is big complaint as to many contractors. As the reviews suggested, Chad was incredibly responsive to our many phone calls and emails and we really enjoyed working with him. The process was enjoyable and he did not engage in high-pressure tactics. This was completely contrary to some recent roofing estimates we received where we were turned off by high-pressure salespeople.

Working with Alair has been a pleasure. I shopped around with other builders including NDI, Paradigm, Evergreene, and AV Architects & Builders. I ended up with Alair because of Chad's down-to-earth and straightforward interaction, transparent estimate process, and overall knowledge. After deciding to proceed with Alair, Alex was assigned to us for the design phase. She supported us during this process and kept us on-target through planning and permitting. Outstanding is a descriptor that fails to capture the service that Alex provided to us during the design phase. After moving into construction, Jason was assigned to be our PM. He has been nothing short of fantastic. Jason is quick to respond, addresses all requests/issues, and embodies attention to detail. Jason has been a pleasure to work with along the rest of the Alair team throughout this project. Upon completion, Alair stand by their work. With any new construction, per our experience, homes will inevitably have some issues that arise as a home is used. Jason and notably their in-house carpenter Mike guarantee their work and address any issues. As impresses as I have been during construction, I am even more appreciative of their post-completion efforts.

Chad and Jason were great to work with throughout our home addition project and finished what was estimated by other contractors to be an eight-nine month project in only six months. One aspect of their process that really helped was selecting all design elements and materials (e.g., fixtures, tile, floors) upfront so that less decisions had to be made once in-field. The construction experience was largely stress free with no surprises. We would definitely recommend them for any type of renovation or home addition project you may be considering.

He was always responsive - even if the response was something I didn't want to hear (renovations always have hitches) and he was always, always professional in all of his interactions. We began our project with a real life "love it or list it" scenario and ended up determining that we needed to "love" our current house. My wife and I bought a small, old Arlington constructed in the 1920s in the Woodmont area of Arlington. After four years, we decided it was time to renovate and the project was extensive. And without a doubt, the right construction management firm to do the job was Alair Homes Arlington (formerly Arlington Construction Management), owned by Chad Hackmann). We worked directly with Chad and his team to turn our architect's drawings of our dream home into reality. Chad scoped out our project, worked with us on the budget based on the drawings and after receiving our permits he and his project management team got to work. We worked together to choose subs who would work on the various phases, pick materials and move the project forward. Chad and his project management team were professional, thorough and detailed oriented. We started in July 2016 and we moved back into our house in May 2017. Alair supported us throughout the process and even after the project was completed. We are very pleased with the final results.

Chad was the fifth contractor we met with to discuss implementing our previously created design plans. Many just walked away knowing that someone else created the designs, we already found our appliances and made other project decisions on our own, but Chad's "we do as much or as little as you want us to" motto matched our needs. He finished up our design plans, took us through all the steps, helped us refine our budget, and referred great companies for materials. His subs were good to work with, especially Mariano the electrician! I would have preferred more detailed project management on budget and schedule to reduce some of our stress along the way, but in the end our project was completed on time and on budget and we couldn't be happier with the final results!

I always hear the nicest things about Chad from his clients - his vast experience, attention to detail, workmanship and clear & transparent pricing structure (you can use Chad's subcontractors or select & buy on your own) are among the most commonly given compliments. He always provides all the info needed for accurate pricing and coordinates well ahead of time for all his clients' measurements and installations... it's truly a breeze working with ACM on their projects. I know all his projects go well until the very finish - a client of his returned to the showroom a couple of months after we installed the countertops just to give me a hug and show me some pictures of the finished kitchen. She was that THRILLED. I've heard amazing feedback frommany of his clients, and many of the clients I meet have worked on a project with Chad before and decided to hire his company again.

We hired ACM to completely rennovate our 1930s kitchen and expand it into an enclosed porch area, knocking down several walls, building extra storage, and replacing both the front and back doors of the house. ACM did a great job of updating the cabinets, flooring, counters, appliances, plumbing, and wiring. The project was particularly challenging because of the house's age and previous rennovations (circa 1935) that caused the floors between the original kitchen and the enclosed porch to be completely different levels; we also needed to have a special built-in storage area for a washer/dryer set, which, given space constraints, required some "out of the box" thinking. They were even able to help us find a way to keep a couple of the house's original built-in cabinets so that they look great with the new cabinets.
Overall, our rennovation project with ACM went very well. Chad managed the project and was always available to answer questions, give recommendations, and make sure things were going smoothly. Doing any major rennovation on an old house is bound to turn up unexpected issues, but Chad was great and made sure all of the "issues" our old home had were fixed and that the final product was fantastic. He was never pushy about working with particular people/subcontractors, but when we needed help or advice he recommended great people to provide the things we needed - e.g. cabinets, countertops, etc. We are very pleased with the end result!

As a cabinet distributor/kitchen designer I have collaborated with ACM on numerous projects from small renovations to custom new home constructions. Chad and his project managers are highly knowledgeable, proactive and responsive. It has been my experience that ACM has assembled a team of skilled craftsmen that can deliver on a project of any scale. ACM (and project manager, Chris) did a great job on our project. Despite challenges along the way (weather delays, changes in scope, etc.), they did their best to keep our project moving and completed with minimal delay. Their pricing/business model provided us with extra flexibility in selecting who worked on our project and helped keep costs down - it's the way we were able to do everything we wanted within our budget. The main job was a kitchen remodel. We also had new flooring put in and textured ceilings removed in joining areas. Chad was very easy to work during the project and was always available for questions. The job came in on budget which is always nice. I did have a bit of a difficult time communicating with a few sub contractors at times which was frustrating. But, in the end everything was exactly as I requested. Arlington Construction is the best contracting firm I have ever used. I would recommend them to anyone and I would use them again.

Chad Hackman of Arlington Construction Management built the home we recently moved into in December 2015. He did a tremendous job designing and building the house. In a sea of craftsman-like houses and layouts that are very similar, Chad and his team designed a thoughtful, livable, creative floor plan that is unique and fun in all the right ways. The design conveys a sense of warmth and openness and his integration of livable outdoor space is fantastic. We feel extremely fortunate to have this house and design - from the foundation to the details, Chad and his team made excellent and high quality decisions and choices.
Even more important, as with any new house, we have discovered some "punch list" items to resolve. Chad and his team have been extremely professional, responsive, and punctual in addressing every issue. They are conscientious in following up with us and ensuring the work is done to our satisfaction -- which is unusual in this industry.
At the end of the day, it makes all the difference in the world to work with a professional and someone who is a good person, whose priority is doing the right thing and making sure his client is more than satisfied.
We highly recommend Chad and his team.

Our original house began as a single story rambler type home of about 1200sq. ft with 2 bedrooms and 1 bathroom. We explained to Chad Hackman (Arlington Construction Management) our vision of a 2nd floor that included a master bedroom with sitting room, master bathroom that included a steam shower and a free standing tub, and his and her walk in closets. The first floor was completely gutted and reconfigured. Chad provided us with a choice of architects and banks that he has worked with in the past (one stop shopping) Our home is now complete with 3 bedrooms, 2 full baths, beautiful sunroom and kitchen. The budget estimate was pretty much on target. Our neighbors and passerby's still ask if they can come in for a tour. The new house is about 2000sq. feet. The curbside appeal is fabulous.

We were extremely disappointed in the service provided by Arlington Construction Management/ACM and its founder/president Chad Hackmann. We hired them to renovate a DC row home; we were living in a rental apartment during the project. I work in construction and was impressed with Chad when I met him. Unfortunately, ACM did not live up to Chad’s sales pitch. They failed to manage the quality of work, failed to manage the schedule, sequencing, and budget, and even failed to properly secure the jobsite. These are basic services that any CM or GC should do, and they were part of ACM’s contract. Ultimately, the contract was terminated, and I had to find someone else to take over (at great expense). ACM caused major delays – which were really expensive for us. We were paying rent and mortgage throughout construction, which ended up taking 10 months, rather than the 3-4 Chad had promised. Chad, who personally managed about 50% of the project, made inappropriate threats against us, demanded payments for work that was not complete, and tried to get us to sign a “non disparagement agreement” waiving our rights to post a review of his company. Here is a detailed account of some of the issues we experienced in working with ACM and its founder:
-No Quality Control: ACM neither supervised nor checked the work of their subcontractors. For example, the new framing was not straight, and it was not done per the drawings in several places. Chad made all sorts of excuses, but the framing was bad even for the brand new walls and closets that the framers had constructed from scratch. During the drywall process, I had to point out problems in the installation – which is completely backwards. What were we paying ACM for if they weren’t even checking the quality of work?
-Disregard for Our Budget: ACM didn’t care if their subcontractors overcharged us. Going back to the framing example, the framing issues were discovered when the drywall and trim contractors came in. At that point, rather than having the framing crew come back out to fix their mistakes, ACM directed the trim contractors to fix the issues at an extra cost to us. So, we had to pay for shoddy work and then we had to pay to correct the shoddy work.
-Failure to perform basic CM tasks: there are basic things that a CM or GC is supposed to do in construction – cover the vents, make sure the work is properly sequenced, make sure the dumpster has a cover on it and is emptied promptly. ACM failed to do these things – as a result, our HVAC system ended up full of drywall dust and debris which was a serious pain to clean out. Drywall and flooring got installed before the home had heating/AC turned on, which caused these items to warp and crack. Our dumpsters would fill up with random people’s trash (we live in downtown DC) and we would have to pay to have this trash hauled out. One weekend, ACM and their subcontractor didn’t secure the home when they left– so there was a break-in and all of the copper wiring and pipes were stolen, causing a major setback to the project.
-Schedule: ACM didn’t manage the schedule or sequencing correctly. There would be 2 days when 5 contractors were in the house, working on top of each other and getting in each others’ way, doing things out of order - and then weeks when nothing happened. The drywall was supposed to take 8 days; instead it took 6 weeks – and that didn’t even include finishing work!
-Other Issues: Chad tried to make us pay him for work that wasn’t complete. He demanded payments for tile and flooring– when the tile wasn’t fully installed and the flooring hadn’t been sanded or stained. ACM told us they had passed all rough-in inspections with the city; in fact, we found out later that the inspector withheld approvals on MEP. Getting this resolved at the end of the project caused a major headache, especially since Chad refused to provide the name of the 3rd party inspector he had hired to do the work. He also refused to provide lien releases unless we signed a “non-disparagement agreement” basically stating that we would not publish a review of his company online. This may be why there are few negative reviews of ACM online right now.
Our experience with ACM was extremely disappointing and I would warn against hiring them for your home reno. By the way, I have documentation on all of these issues (and more) and can provide more detail.

ACM not only built my home addition in 2010, they also saved our neighborhood preschool from delaying its first-day-of-school relaunch in Sept. 2015 by remedying a county permitting issue for us at the *very* last-minute and at a reasonable cost! Owner Chad Hackmann knows how to prioritize, and his team always comes through when it counts. We've been nothing but satisfied with ACM's level of service, both during and post-construction. Would definitely hire ACM again and/or recommend to others!

I needed to do a commercial retrofit on an historic building in a very short timeframe. Chad and his team were there for us every step of the way. Chad and his team were vigilant throughout the process to "make it happen" despite the tough time constraints. Chad's team was knowledgeable about building code and even recommended alterations on-site to help the retrofit stay compliant. Chad delivered more than what was initially scoped, on time, and on-budget. I would highly recommend Arlington Construction Management for residential and commercial projects. They are easy to work with and care about the finished product.

Chad helped us relaunch our preschool in record time with a quick response to our needs, additions, and last minute changes in a small renovation on the outside of our building. He was attentive, answering every email and text quickly and efficiently and made us feel like a priority. I can't say enough wonderful things about Chad and Arlington Construction Management! We had a leak in our roof that no one could seem to fix. Roofers said it was a roof problem. Masons said it was a chimney problem. But nobody fixed it correctly. Finally, a home inspector told us to call a builder. Really? A builder? How many builders would be willing to take on such a small project (small for them, but had been a huge headache for us)? I called Chad at Arlington Construction Management because his company was located nearby. Out of the kindness of his heart he took on this silly (to him, I'm sure) project. He was knowledgeable, patient, and informative... and of course he figured out what was wrong, got it fixed, and had the interior repairs done too. Along the way, he generously answered other random questions we had about our house. If we were to build a home or addition, Chad is the ONLY person we would consider working with. He is a truly honest and trustworthy individual, knowledgeable and experienced too. Best of all, we found that he genuinely has his clients' best interests in mind!

Chad Hackmann of Arlington Construction Management has stepped forward to build a home for Marine Cpl Marcus Dandrea in Haymarket, VA. He has partnered with Homes for Our Troops (HFOT), a privately funded 501(c) (3) nonprofit organization building specially adapted, mortgage-free homes nationwide for the most severely injured Veterans from Iraq and Afghanistan.
As HFOT’s Building Partner, Chad will serve as the General Contractor for the project and will be in charge of permitting. In conjunction with Homes for Our Troops, the company will reach out to their best suppliers and subcontractors, enlisting them to donate their materials and labor for the project. The home will be wheelchair accessible and feature state-of-the- art adaptations including a roll-in shower, pull-down cabinets and a roll-under sink in the kitchen. The new home is expected to break ground in April of 2015..

Chad did an outstanding job on our project. We renovated a 1950's split to include adding a modern addition. Chad was with us from conception to final landscaping. His cost estimates were on track, he expertly managed the subs to ensure we stayed on schedule, and quickly cleared any misunderstanding. He completely met and exceeded our expectations and we highly recommend him. Best part was the money we saved, i.e. the instant equity we earned, nearly $150K.

Chad Hackman/Arlington construction did a full bedroom suite addition with washer/ dryer in master bath,full remodel of our kitchen,guest bath relocation, and outdoor entry.which involved moving a wall to widen our kitchen. Chad's team also added beautiful antique oak hardwood wideplank floors throughout the entire main level.We couldn't have been more pleased with the outcome! Chad provided options along the way of material choices that needed to be selected and plenty of notice when to have our selections made. He was very timely with emails and easy to communicate with. We had a great experience with Arlington Construction Management. The design work they did for us was perfect for the space, and they gave us excellent, straightforward advice. The subcontractor they hired was very professional and committed to getting the job done, and was careful about all details of the project. Arlington Construction Management oversaw the building of our new two story addition -- a master bedroom/office suite above a living room. I had heard horror stories about the whole construction process and was quite nervous about undertaking this project. But Chad and Ben were super easy to work with, iron out problems very quickly and were very patient with all of my last minute "Wait! I changed my mind..." orders. They saw the project to the very end, and stuck by to help out with the nit-noidy details. The whole process, while tedious as expected, was not in any way bad. I'd hire them again. In fact, I have! We'll be working together on an investment property soon.

We built a Greek Revival and were very anxious to get all of the architectural detail in the drawings reflected in the actual work. We used Chad as a general consultant. I.e., Chad provided planning, contracting for bids, working with contractors, following up, problem solving and making sure the quality remained good. We actually paid the individual contractors. This worked out very well for us, and we completed our renovation at a cost more than 40% less than other bids we received. Chad made sure we didn't get nickled and dimed with small changes, but on the other hand told us when the contractor was in the right.

We hired Chad Hackmann after a burst water pipe destroyed much of the interior of our home. The majority of our home was stripped down to the studs, and then rebuilt. Chad was available to us right from the beginning to guide us through the process. Since much of our project was covered by the insurance reimbursement, he was able to help us negotiate with the insurance adjusters by providing estimates and reviewing all of their numbers.
Then he sat down with us to discuss what exactly we wanted done and found the right people to complete each part of the renovation. Each person he referred us to (from cabinets, countertops, appliances, tiles) was very helpful and had only good things to say about working with Chad. Not having to search out who to use for all of the different aspects of the project took a huge burden off our shoulders.
He laid out the costs and the time frame for the project, and ended up right in line.
I would definitely recommend Chad Hackmann and would use him again in any future projects.

Chad and Chris have been a real pleasure to work with! Our friend and interior designer introduced my husband and I to them and "this fabulous new home" they were building. When we came "just to take a tour and check it out", we fell in love immediately, put our condo on the market and purchased the home. We loved the modern feel, open floor plan, and bathrooms attached to all bedrooms. The rooftop patio, lower level screened in porch, 2 car garage are great attributes as well! At that point, construction was in it's final stages. Chad and the team held to their schedule to get things completed for settlement, etc.
Chad and Chris have offered us great guidance and advice in being new home owners. They've also been very timely in all facets of getting settled in and providing finishing touches of the remaining "puch list" items. I highly recommend them for anyone seeking experienced, talented, and responsive individuals looking for a new home or home renovation. 5 stars hands down!!!

We love the addition that Chad helped us build. All the subcontractors he worked with were professional and responsible. Anytime an unexpected issue arose (as it does with a 1940-era house), he found a good way to fix or circumnavigate it. He even helped us find people to finish getting our drawings approved. And he continues to check in to make sure we're satisfied with the results, well after completion.

Chad has helped us on a number of relatively minor household projects so it was a no brainer to turn to him when we were ready to renovate a bathroom. As is typical in many older Arlington homes, space is limited. Chad and his team worked with us so that we were able to design a way to expand the shower and make it with door less entry. Throughout every step of the renovation, we were told what was happening, why, and what the next steps were. When obstacles arose, a number of alternatives were presented and discussed with us. In the end the bathroom has surpassed our expectations. Just look at it! Chad was readily available to us throughout the project and did a great job of tailoring his service to meet our needs and kept the overall cost within our budget.

After extensive research and reviewing all-inclusive bids from several general contractors, we decided to renovate our 1920’s Arlington home with the help of Chad from Arlington Construction Management. After all these years of thinking and planning, we found ourselves more familiar with the project and specifications than anyone else could be. Chad’s system gave us credit for that knowledge, allowed us to get exactly what we wanted, did not penalize us for making changes and saved us substantially. We even had the freedom and flexibility to do some work on our own (a little demo saved us nearly 5K) as well as to receive bids from sub-contractors we had met over the years. A few of those sub-contractors worked out well, but predominantly Chad’s recommended sub-contractors were a better value. As an example, the siding contractor he recommended was half (20K less) than a bid we found online. Chad has been with us every step of the way.

In the past we used a design/build company and did not feel that we had control over the process or the budget. When we reviewed the bill we found the mark-up was excessive, especially when sub-contractors were used for most of the work. This time around we chose to use Chad with Arlington Construction Mangement because of the ability to control expenses, choose the products used in building our addition and select our own sub-contractors. The ability to get several estimates and meet the subs for each trade beforehand made a huge difference in our experience. We completed our project 2 months earlier than predicted and were able to stay within budget. We ended up saving 28% from our lowest bid and we were able to use upgraded products along the way. Chad gave us great advice, support and knowledge to help us through our project. I know we would not have received the same personal service from any other builder. We would use Chad again and would highly recommend him to anyone
looking into building.
