The initial siding was entirely replaced (at OUR EXPENSE) due to an issue with the paint in the summer of 2022. At that time we hired a painting subcontractor to repaint the siding. Absolutely, the painting job is not acceptable- however, the early arrival of cold weather (very much a Montana problem) prevented the subcontractor from making the appropriate repairs. He has been scheduled for months to return and make the repairs as soon as weather permits.
The rock pile that they referenced came from the septic trench lines- there was no landscaping budget as this couple was building on an extremely tight budget and declined the option of landscaping. There was a clause in their agreement that specifically excluded removal of soils or rocks from the property- something they were aware of. It should also be noted that they requested one of our employees move the rocks to block a public access to public lands that runs adjacent to their property. That request was refused at that time.
The wood beam was slightly damaged by the crane during installation. It was filled with wood filler and stained. No complaints were expressed with regard to the repair until December 2022.
The tub was chipped and patched- on two separate occasions, unfortunately due to the fact the tub and home are almost 2 years old- and exact color match is difficult to achieve.
The whole home was cleaned by a professional cleaner prior to the homeowner moving in and no scratches on the floor were identified at that time. The scratches in the floor occurred after the homeowners moved into the home. They did not hire a moving crew but moved their furniture and boxes into the home themselves. Additionally they have an indoor cat which the manufacturer states may account for micro scratches in the flooring. This is a manufacturer warranty issue not an installation issue. The homeowners have been provided the contact information on multiple occasions in order for them to file a claim- which they have not done.
Their assertions that we failed to meet current energy efficiency standards is inaccurate. The energy code was adjusted on February 17, 2021 and a 90 day implementation period was given. All homes under construction prior to the implementation fell under the prior energy standards- which did not require blower door test. As for the blower door test- it was completed on February 7, 2023 more than 18 months after the home was competed. Weather stripping around windows and doors can deteriorate over time and doors may need adjustments to continue to close tightly. The company that conducted the blower door test stated that a rating of 5.8 vs 4.0 is a total accumulation of an area less than 18 square inches in the entire home that may be allowing excess air exchange. He also stated that it could be something as simple as an exterior vent not closing completely or a door that is not closing tightly. This is not a defect in construction but a lack of homeowner maintenance.
It should also be noted that these clients have an unpaid balance on their home and on multiple occasions have stated that they do not wish to pay the balance owed and have threatened to file negative reviews, which they have now done.
This was a quality built home that was built well below current market costs. We are confident it has appraised for well in excess of the homeowner's costs.
