Overall, I’m pretty dissatisfied with Ivory Homes. They talk a big game but they are just like any other builder that takes short cuts, doesn’t fix mistakes, and ultimately doesn’t provide value. I think we have about a dozen warranty claims with them after living in this home for only 6 months. When they do respond to warranty claims they try to make my wife think that it’s our fault. For example; There was a clanking in the AC unit in our attic. We put in a warranty claim and about 3 weeks later they came out to say “that’s just how it will sound.” Knowing this wasn’t true I pushed for them to send out their subcontractor who installed it to find a piece of metal inside the AC unit which was making the sound. This is just one example. A very similar think happened with our garage doors. We STILL have a dozen more claims waiting to be fixed! I cannot recommend Ivory Homes in anyway.

We looked at several ivory homes and the sales person assured us that the homeowners association would be fair ad that they watched it to make sure that they didn’t get out of hand or now being charged $250 because our trashcan was in our front yard for a couple hours I would not recommend Ivory homes unless you plan on spending a couple hundred dollars a month for HOA fees

I have been in my home for six months now and it still has not passed final inspection. I could go into a hundred more complications but I think that statement speaks for itself.

Building our second home with Ivory was completely different than the first time. The exaggerated costs for upgrades actually cost a fraction of what they're asking. For example, they wanted $4000 to add hardware to the cabinets that we could buy off amazon for $45 and install ourselves. A rainfall shower only requires a few extra feet of pipe, and a few elbows cost you an extra $4000 with them. They installed the wrong color carpet. The samples that both the subcontractor and the design center had didn't match the installed carpet. Then Ivory refused to do anything to help because they said it was a color variance and fell within the color variance clause you sign. Which carpet isn't mentioned in the color variance clause at all and only mentioned natural materials. We ended up having to pay a different subcontractor to come in and install the new carpet paid for out of our pocket. I've heard of worse delays but our house was delayed from April 1st move in until May 17th. There were little misses here and there with paint and caulking, but that's to be expected. It's the small frustrations the soured the experience. We love our home and think the plan and the colors are perfect. Jason our sales rep was great, he just never showed up to any of our meetings other than the construction meeting. The real star is Kurt Johnson, the super over our home. He went above and beyond to help us out and made calls and requests to help us. Ivory needs to clone him as I've heard horror stories about their other supers. Overall, I would rate Ivory a 6/10. Okay but not great.

DO NOT PURCHASE A IVORY HOME!!! We closed in 2016 and have nothing but big problem after problem. They fixed some of the smaller issues but the bigger problems they fought us at every step. We still have problems to this day and they told us to continue we would have to have legal counsel to try and resolve the issues. Don’t waste your money on crappy workmanship and a terrible warranty and customer care team.

We built with Ivory Homes in Lehi in 2013. The quality of their work is very poor and rushed. Their goal is to build as many houses as quickly as possible to cash in on the money and HOA fees that Ivory runs in their own communities. Their HOAs are very poorly organized and ran. They told us initially that we had no choice but to be in the HOA but that we could “opt out” of the pool/clubhouse and have a very minimal HOA fee per month that would cover the cost of snow removal in the winter. So we chose that but then found out the first winter that there would be no snow removal for our street. And they have raised our HOA fee at least once and sometimes twice every year since. So we are paying into an HOA for absolutely nothing in return. Now, 7 years later, we are told by the city and Rocky Mountain power that 3 of our trees that we planted in our front yard the year we moved in have to now be removed in order to comply with city and power regulations. 2 of the 3 trees were mandated to be put in by the HOA within the first year of building! Now they want to completely tear apart my beautiful yard because of their negligence in the first place of not knowing the city codes!! I feel like Ivory doesn’t care about their clients; only the money they can quickly grab from everyone who builds with them and once you’ve signed on the line, and there are many things that they don’t disclose that go with you signing on the line, then they got you and there’s nothing you can do about it. Bottom line, they are shoddy builders, they don’t care about their clients, and they are completely inept and negligent in how they run their HOAs. I would tell everyone to look elsewhere for a quality, conscientious, honest builder.

Think again million times before you decide to buy or build a home with Ivory Homes. Very poor services and unprofessional staffs. I purchased a model home with them. Eventually they have to lease it back for 1-2 years because they needed to sell out all the lots, which this didn't mentioned in the beginning before signing the contract. Anyhow, before they released the contract, John Cahoon (Sale Manager) sent me a letter regarding the release of the premise and mentioned to contact him with any questions, but he was unreachable, never responded to phone calls nor messages. On the day I received the house, there was no walk-through, I basically went to their corporation office to pick up the keys. Then there were many issues with the house: stolen appliances, cracking porch into half, stained carpet (very smelly). First I contacted them regarding the stolen appliances and requested for refund, but the ladies there gave me a smirk like it's not gonna happen. They told me to show proof. Luckily I took pictures during the appraisal. Then I contacted them regarding the cracking porch, it was broken into half. A guy came out and told me to compare it with those concrete on the street, which his explanation was not acceptable. Those concrete on the street don't crack as bad as this either even though the house is only 3 years old. I contacted the warranty about the lease that Ivory Homes would fix the damages during their tenancy, but they refused to fix them, and asked me if I told them during the walk-through on the day I received the house. What walk-through? There was none.
After all, having these people representing a company, you can tell how this company is. I did read reviews before I purchase this home, unfortunately I couldn't find other locations that is close to my need, and I was thinking maybe it's not always bad because no builder is perfect. I truly regret buying home from Ivory Homes, overpriced, poor structure, poor services, unprofessional staffs.

If you are considering buying a home built by Ivory or building with Ivory.....DON'T! If you do decide to move forward with them then just know that they will cut corners and you will end up paying for it in the long run.
A few years back, we purchased a home that was built by these frauds in 2007 and are now paying the consequences. We had a thorough home inspection done before we purchased which issues were found and fixed. However, there is no a signifcant problem with the roof that is not something that a home inspection would catch. Ivory conveniently forgot to put underlay under the singles in various places on the roof. They did on some areas but then I guess they just decided it wasnt needed on the entire roof so they just figured they'd bypass that step. Now we have a leaking roof 12 years into something that should last 30 years.
The fun part is that we dont know exactly where they decided to put underlay and where they figured it wasnt necessary. In order to find out, a roofer has to rip off shingles in various places on the roof. The shingles are stacked/overlapping so a roofer cant really do that without creating a giant hole in the roof. In trying to look under some parts of the roof without creating a giant hole, the shingles pull right off with no effort at all which shouldnt be the case. Ivory straight up hired anyone off the street that could swing a hammer and no idea what they were doing. There are seams where there shouldnt be seams which allows water to seep down between the shingles. They also conveniently decided not to install flashing on a few places, which causes water to seep through the stucco causing significant water damage.They did a complete piss poor job. How this ever passed their original inspection is beyond me. It just outlines how shoddy this company is. Stay far, far away.
Now I get to spend $10-$15k on a new roof on something that should have lasted another 18 years. Stay as far away from these crooks as you possibly can!

Ivory isn't a company known for quality. They're known for cutting every corner imaginable. They really only sub contract so they're more of a developer/ general contractor. So, if you want to pay a premium for a house with wavy walls, doors that aren't shimmed (i.e. they'll start to say and stuck), HVAC that isn't to code, doesn't compact soil properly next to the foundation, then pick Ivory. If not, pick someone else. And yes, I'm describing my home. My home was built in 2006, but my understanding is that nothing has changed.

Before you buy a home, make sure it’s NOT Ivory. They continue to use subs that are garbage. Our entire neighborhood has found mold in their homes. Ivory doesn’t care. We bought an Ivory home that is 10 years old and we have mold in our walls. The roofer did the job completely wrong so water leaks into our home. Ivory came out and admitted the roof is wrong, but won’t fix it. I would say it was a fluke and just bad luck for us, but the majority of our neighbors have had similar, if not the same problem. Save your time and money and use a different builder or find a different home.

Purchased my ivory built home August of 2017 (home built in 2008) in the Mountain View estates subdivision of woods cross. Started noticing mold on some base boards. Tore the wall out and the sheeting the stucco covered crumbled apart on a entire wall with mold everywhere! Had a insurance adjuster come out with a moisture detector and detected it in several areas of the home. Had a professional roofer come look at the roof and found nails in the valleys and even underlayment (the moisture barrier between the shingles and sheeting) completely missing in some spots. This is beyond poor craftsmanship. Ivory sent their warranty inspector out (very nice guy) and he informed me that they are still using the same roofer and this is one of many similar complaints! After being ghosted for a while I was essentially told too bad, nothing they will do. I checked with our neighbors and several of them are having similar problems. Looking for lawyers who deal with construction defects and consulting with my neighbors now.

Our initial contact with Ivory was great the salesman we met in Stansbury was amazing and very customer oriented. However, we felt that the Eagle mountain Overland subdivision would better suit our family's needs. Our initial meeting with the agent there was less than desirable. He was put out to have to wait when our previous showings of other homes put us behind schedule. Upon arriving at the move in ready home we fell in love! It was just what we wanted. However, once we started to talk with the agent he was extremely condescending and treated us like we had no knowledge of the home buying process. This would have been our 5th home purchased in 11 years, our 4th new home. Not our first rodeo. Despite the salesman we decided to go under contract. We have a unique situation in which the state will be purchasing our home to do road expansion. We were very up front about this situation from the very beginning. As with any government deal things have gone slower than anticipated. When we discovered we would need to extend our contract, we immediately contacted the Ivory agent to see what needed to do to extend this contract. Again the agent was incredibly condescending and really didn't even want to see if they would grant us an extension. We offered an additional deposit and got the agent the documentation that he requested and waited 5 days. After which we had to call him to ask why we hadn't seen an extension addendum. It was only then that he did something. Throughout the process our agent and loan officer contacted the Ivory agent multiple times for information only to be put off by him. Again, each time this happened we had to contact the Ivory agent ourselves before there was any action from him. Additionally, we made some requests to have some things fixed in the home prior to our walk through. We emailed agent early in the process to allow for plenty of time to get these things fixed, only to again get absolutely no response. Then last week our independent appraiser (from our loan company) appraised the property we were set to purchase. The property appraised for $25,000 less than the purchase price. Ivory's response from the agent, "We don't decrease purchase prices." For 3 days we got nothing but BS comparables trying to justify their overpriced home. Never once did they throw out a number or even make any indication that they would be willing to adjust the price. We are set to close on our current home next week, we do not have time to sit and dawdle. In the end decided we would cut our losses and we walked away with nothing. They would not even consider refunding our earnest money unless the could coborate our story with the agent. Pretty sure he isn't going to admit he didn't do a fantastic job. Trust me this experience has really been alot worse than I have portrayed it. As a seasoned home buyer and purchaser of a almost half a million dollar home I felt that the level if customer service we received was not something you would expect more from reputable semi-custom home builder. Buyer BEWARE! Stear clear!
