Buyer Beware!!
I should have known that legacy homes were the wrong home builder for my family when the onsite agent didn’t have time to meet with me to view their model homes.
I was told the house was finished and I received notice to meet and do the final walk through for a close of escrow two days later, being that we were moving from across the country, I had to purchase a fight, rent a hotel and car to make this appointment, I also had my wife and child driving across the country to move in to our new home, I arrived one day before and did a pre walk through, wow was I disappointed, workers were working furiously to complete the property, and found that the driveway had been damaged by careless workers removing a very large mound of landscaping dirt and construction debris from the driveway that had just been poured. The next day I arrived for my final walk through, to find work crews still working on, around and inside the property. The condition of the driveway was brought to the attention of the project manager; his remark was that once we moved in we could use our home warrantee to fix the problem and that they would not fix it. This was an unacceptable answer; it would be like buying a new car that does not run and having to buy an extended warrantee to have it fixed. We also found that the move in date was a lie, the house did not have a final inspection or certificate of occupancy which is needed for utilities and is required to process our loan.
We decided that the quality of this builder was in question and with the continued deception that buying this house would be a gamble we were not willing to take. We asked to be let out of the contract and have requested our Ernest money and our down payment refunded as we felt that the quality was not up to the quality we were promised by Legacy Homes. We did get our large down payment back but were held hostage with our Ernest money; they would only allow us out of the contract if they could keep the Ernest money.
We sold our house on the promise that the house would be finished on a certain date, we have incurred numerous expensive including air flights, hotel rentals and car rentals, we have also have had to put our home furnishings into storage as we now do not have a home to live in.

When we decided to return to Northern Alabama we looked at over 30 homes both new and resale. The first we looked at was a Legacy home in Colonial Pointe. We both liked it and we compared everything else against it.. We purchased the Legacy Home positioned as value for the cost. I would have awarded 5 Stars except there were so initial problems that I feel should have been inspected and caught prior to closing.

Debra was amazing and very knowledgeable about the property. Legacy has beautiful properties and the Heritage neighborhood has mature trees providing privacy and shade you can not find in Madison. The prices are outstanding!

Legacy was great to work with. They took the time to find out what I really was looking for and wanted. When I had to make changes to my plans, they were very understanding and helped me make these changes in the most cost efficient way. Their model homes are a huge help when picking out interior details of your home.

My family built a home with Legacy Homes last year. From the very beginning, the process was smooth and they were more than accommodating to our wants and needs. I had many requests for my new home as we needed to accommodate several people including my son, and my parents. We truly needed a "custom home" and the people at Legacy Homes took their time, sat down with us, and made sure that they incorporated each need into the design of our home. They also negotiated a good price on a lot in the community we really wanted to be in (something we would not have been able to do otherwise). The construction process was smooth. Of course there were a few bumps in the road, but that's to be expected when you're building a home. Any bump was quickly addressed and most of the time, we never even knew there was a bump in the road. We have been in our home for almost six months now, and we love it! We are able to entertain and enjoy our outdoor living space like never before. Our family is very appreciative of the time and attention we received from the people at Legacy Homes. They more than exceeded our expectations.

The process with Legacy Homes has been nothing less than the best in town! From start to finish, their entire team is involved, which as a Realtor, you RARELY see (and I stress RARELY). Their communication lines are always open from the top to the bottom. Most builders don't want to give you direct contact to anyone but their agents, but that's not the case with Legacy Homes. I have two clients who've closed on homes with them in the last six months, and another client who is currently building. Even after closing you know that the relationship is not over because the site supervisors are always aware and attentive. You almost feel like your part of the family. Their floor plans and building specifications are as good, if not better than, most of the high-dollar 'custom' home builders in town...and the price...you really can't beat it for what you get, and you certainly won't get the five-star treatment you get with Legacy Homes. I've yet to have a client look at one of their homes, and not buy one. I would give them ten stars if I could. Thank you Legacy Homes, and keep doing what you're doing!

Before the closing date and while under contract with Legacy, the buyer asked for a mutual release of their contract which terminates the contract and forfeits their rights to the earnest money.
Earnest money is given in good faith to follow through on a contract and the buyer did not follow through on this. This inventory home had an original completion date for early October. The contract stipulated a closing no later than October 10. The buyer also purchased this home under contingency and did not release their contingency until September 13 after they closed on their previous home out of state. The buyer requested that Legacy move up the closing to accommodate their family moving from out of state. As such, we accelerated the construction process in order to complete the home sooner in order to meet their requests. On September 25, the buyer was scheduled to do a pre-walk-through of the home and found the home active and busy with subcontractors due to the shortened schedule, as they requested. The Legacy Homes construction manager met with the buyer on the 25th, but the buyer never participated in this walk-through and never entered the home. Contrary to the buyer's opinion, Legacy meticulously maintained our obligation to the contract and was prepared with all of the required inspections to deliver this home to the buyer on schedule.
Legacy Homes has worked hard to build and maintain an excellent reputation in the community with an A+ BBB rating, a 98% Customer Satisfaction rating, and the only Home Builder in North Alabama to receive the Best in Business award each year since 2016. In this situation, we took a chance by selling an inventory home to a contingent buyer. Once this contingency was released by the buyer, we worked diligently to accommodate their requests to move up the closing date and were prepared to deliver this home 100% defect free and signed off by the customer to their satisfaction. We were not afforded this opportunity and were sorry to see the buyer ask out of their contract to in order to buy another home.
