We hired Norseman in the summer of 2019 to demolish and rebuild the kitchen at the back of our house, to modernize and widen the structure. It was to be a three-month project. It took 13 months for them to complete the work (2 months of extra time due to agreed scope changes, and one due to COVID; the rest was mismanagement), and an additional 12 months to close-off open defects. We had constant quality issues related to virtually every phase of the project: electrical, plumbing, drywall, HVAC, roofing (which leaked in two spots,) door and window installation, insulation, framing. We had constant battle with their contractors to properly secure the property when leaving at the end of the day and to not park in or leave debris in adjoining neighbours' or public property. All of these defects were discovered by us, and not their project manager. It took continuous hounding of them, to get issues fixed. Ultimately, the structure they built is not per the drawings - several inches narrower (remember, the whole point was to widen a kitchen) and they blame the survey. To cap it all off, they tried to get us to pay a $3500 "COVID Management fee" to cover so-called incremental costs, all of which turned out to be bogus (eg they said their project manager would be only working on our one job, but it soon became apparent that he was working on other jobs as well). Fortunately, we managed to get them to separate this fee into two installments, and we paid only half of it before the ruse was up. They are non-communicative, untrustworthy, and unresponsive. Do not hire.

Norseman Construction came highly recommended with the stamp of approval from Mike Holmes. We reached out to Norseman after a horrendous experience with our previous contractors who gutted and then left our newly purchased home uninhabitable (and took 70% of our money while only completing 5% of the work) Thankfully, Norseman’s owner, Kris, responded to our plea for help. His sincere appreciation for the nightmare we were left in was apparent and heartfelt. His vast knowledge, expertise and professional candor was coupled with his respect for our home since his first correspondence and his extensive walkthrough. Kris provided us with a detailed contract, outlining timelines, scope of work, expectations, cost, warranty and indicated that payments are to be made upon project milestones being achieved. This was very reassuring to us, given our previous experience. NC used a platform called Buildertrend, which ensured a fluid correspondence amongst the various trades on site with client, as well as step by step photos of our project, daily updates, invoices and payments, mitigating any surprises. They professionally addressed any issues or suggestions that arose and provided us with sound and ample advice and options. The renovation scope consisted of 2 floors beginning with major structural work to our 116 yr old home, extensive plumbing and electrical, removing load bearing walls, framing, spray foam, drywall, paint, hardwood floors and new windows. Based on our drawings, NC created a new open concept main floor, kitchen, family and dining area, 3 bathrooms: a new elegant powder room, new 2nd floor bathroom with a shower, and converted an existing bedroom into a stunning wet bathroom with heated floors and walk-in closet, as well as relocation of our washer/dryer. NC transformed our gutted house into a gorgeous home. The exquisite custom carpentry, exposed brick and stained glass, maintained the original features of our home while also achieving a balance of modern design. It is with absolute certainty that we recommend Norseman Construction. You will be in great hands irrespective of who project-manages your home, as they are all respectful, knowledgeable and debrief amongst each other daily. An amazing experience! Norseman surpassed my expectations. I had previous problems with other contractors not delivering on their promises. So, I was skeptical at first but Norseman delivered exemplary service and under the estimated budget. During the reno they found some problem areas when they gutted the kitchen. Norseman was so helpful in offering me inexpensive solutions to help solve the issues quickly. The whole experience left me feeling like they really cared about their clients and were proud of their work. My new kitchen looks amazing and my family loves it! In May 2016, I searched for a contractor to build my addition. I wanted one bedroom and one bathroom on my second level. I checked with four contractors. And of course, Norseman was one of them. All three told me that the minimal cost for my addition would be $80,000 – $85,000, except Norseman. The guy who came from Norseman told me that $70,000 would be enough. However, I should do the drawings with them to be able to direct the architecture designer to stay within the budget. Their designer cost $9,605. However, the company will give me $4,802.5 back when I start the job with them. And that’s why I agreed, and we did the drawings. In end of July, we got the permit. Then after the permit, he sent me an estimate with $74,000. Which I agreed and I thought that I could manage this extra $4,000. then during Aug. and Sep. He kept delaying, once he told me that we need to start with HVAC drawings, then structural engineer, then plumbing, etc. I didn’t know why he kept delaying, although I told him that we are expecting a baby on Jan 2017 and I want the job done before. Unfortunately, after this delay, in Oct 2016, and before we start, he sent me another estimate with $94,000. A $20,000 above their initial one. And because I don’t have this money I said no. I called Norseman to see why this change and that I started with them because of their estimate which is $70,000. And their answer was that every partner in the company needs their share and that is why the estimate went up. I told him that I feel that they gave me a lower price, in the beginning, to make me choose them. They cost me more than $12,000 before the start which now I lost them. The city of Toronto gave me the permit. However, they want a structural engineer to check the footage and foundation. So, before Norseman gave me the last estimate, their structural engineer told me that after Norseman start the demolition and when they have all their equipment in the location he will ask the contractor to dig a hole in the basement to check and sign what the city wants. And when I asked him specifically, whether it is safe to start the project before getting the measurement, he said yes. He is sure everything is OK. And when I checked with one of my friends, he told me it is good they didn’t start, because people like them their only motive is money will start, and then the structural engineer will ask for more money and more things to be fixed because they all work together, and it would be my biggest mistake if I started the project before the engineer clearance. Of course, I ended wasting more than $12,000 on Norseman for nothing because the whole project idea now is gone. And I lost the trust of contractors and scared to lose more money and time. More important my wife and I can’t go through the stress again.
