Expect dealing with issues to be your new part time job.
Everything will leak. I've had the basement leak twice. One of causes was a crack in the basement.
A lot of mold growing around the garage door. A sink I rarely used cracked. Random missing insulation.
Unresponsive and unhelpful warranty people.
Just don't buy from this company

I don't know where to start from, during our first year we notice the roof shingles after the rain, starting to wear off quite a bit. When we tried to reach Parkwood, their personnel told us to make a list for the year-end. Unless it going to be a major issue we do not deal with it right away. Now when we mention this during year-end to their warranty coordinator he replies "that any notable damage will not be warrantied after possession, as it is considered homeowner wear and tear." He is telling us that we suppose to notice it during our walkthrough or before possession. So during possession time or walk through how many people checked their roof. I wonder if someone got the roof walkthrough done during possession time. There warranty coordinator(Parkwood Master builder) blamed us for not telling them or noticing that problem during walk-through and before possession time. How convenient it is to just put all the blame on the homeowners.
Another issue we have is the floor making a squeaking noise when you walk on it. So they send the trade person, he came with Jim (Parkwood associate) and try to fix it. When he left the place the floor was still making noise even more than before. We had nails coming out from walls so they send a painter, he came to fix the walls where the nails are coming out, they filled with puddy and never came back to finish the paint job.
I mean there are so many problems and when you try to reach the warranty coordinator, he always comes up with excuses and now he told us to put a claim through home warranty personnel. How it is fair?

Really disappointed, we bought a brand new house from parkwood, now not even one year later we have plumbing issues. Once you flush a toilet, it sounds like rocks going down the pipe and it is really noise.
Complaint so many times to the warranty department and nobody wants to fix that issue. They just keep telling us that is NORMAL. This is not my first house or apartment, never heard anything like that. Once they sell you that house, right away they forget all about that warranty and issues you have and don't wanna fix it.
STAY AWAY FROM PARKWOOD MUSTER BUILDER ONE OF THE WORST HOME BUILDERS I EVER MET
Parkwood Master Builder Inc. Ok first of all, i never said you guys didn't try to fix it. Second, maybe you should come out to our place and tell me, when flushing that toilet that sound is normal( a bang sound or rocks going down the pipes or it seems like some pipes are loose in the walls). Tell me do you have a sound like that when you're flushing your toilet at your home? except a water soud of course.
Ya we had a service guy out here at our place and guess what? He told us that's all he can do about that sound, to investigate more he would have to open more walls to see where the pipes are lose but he wouldn't. Obviously it is a big fix because something is really wrong and to fix that it would coste a lot of money and nobody wants to that

Hi Waldemar, we have reviewed our warranty records on your home, and have found that we have responded to and addressed every concern you've brought forward to our warranty department in a timely manner. Our records show that we have attended your home three times and have inspected the issue you're referring to as well. Plumbers visited your home on July 30th and then again on August 30th, with one of those visits including a visual inspection by cutting a hole in the pantry wall to view the drain line. Our warranty technician then attended your home on September 14th and conducted a flush test during his inspection. Upon all three visits and inspections, we concluded that the plumbing in your home is operating and sounding as it should. If circumstances have changed since our last visit, we would be happy to send someone out to inspect your plumbing, but if they remain the same, then we see no further action that could be taken. Should you still feel like you need to address this matter further, you are welcome to contact the Alberta New Home Warranty Program for an independent assessment.

In building my home with Parkwood I thought I was building with a company that had the know how and expertise to build my home on time and with no issues.
Let’s start with buying my home. This started in June 2013. I was promised that my house would be ready 9 months from that time...so you would think March 2014? They didn’t start my home until March of 2014. In fact they dug the basement in the middle of winter. I took possession in November 2014. The house wasn’t even ready when I moved in…
Cabinets were missing, several mistakes on the ceiling, a few fixtures missing, etc. Well I gave them the benefit of the doubt. When I went through the possession they rushed me through and several items were not identified and they simply said they wouldn’t fix it after the fact.
In subsequent reviews you will read about their warranty department. It is all true. They stand behind nothing they build. They actually wait you out that first year so that it passes over that time period and they don’t have to fix it. To avoid them from doing this to me, I got Alberta Home Warranty involved. They were then compelled to fix it.

We were hesitant to take the plunge with Parkwood. Our last home was custom built and we were worried that going with a Master builder would mean less choice and restrictions on making our home a reality. We were wrong.
Every step, from drafting floor plans to making interior selection, was supported with clear communication and sound advice. They were able to accommodate elements we wanted in our home and often offered perspectives we didn't even consider. It started with Lionel, our sales rep, continued with Dustin, the interior designer, and was followed through with Rob, the site supervisor. They were highly professional and skilled in their roles. Inquiries were promptly followed up and I appreciated that they would admit when they didn't know the answer to a question and would promptly follow up to confirm the information. They were also clear in communicating timelines and constraints,with respect to possession date, rough grading, and concrete completion, and never promised something that could not be delivered. Not everything was completed when we moved in, but we knew what to expect from the start.
Two processes that were extremely positive were the Change Orders and Design Centre. I really appreciated that all changes, proposed and accepted, were documented and signed off on by both parties. If you accepted the upfront pricing for changes, upgrades and additions then you signed off and it is documented. Even changes that did not have a cost were tracked to ensure nothing is missed and there is no miscommunication. Getting everything in writing protects both parties and makes it easy for us to track our changes. Making the majority of our interior selections in one place really helped to pull everything together without setting up individual appointments around the city.
If you are looking at a new home, I wholeheartedly recommend Parkwood. I'm not endorsing that they are perfect, but if you are looking for a quality builder that is trustworthy and can help you with every step of the journey, give Parkwood a visit and see how they fit with your vision.

Very unhappy with this builder they forced us into a unfinished dirty home. The builder now gets 1 year to finish it properly and they abuse this. Essential after you get possession it is difficult to get things fixed as they only communicate to you by they warranty email. The builder misinformed about sq feet of the home and had to get lawyer involved to get barely anything back. Upon possession there are walls and baseboards in various stages of painting. The windows casing have glue and green tape throughout home.There are 7 windows with scratches and 2 glass inserts for stairwell with scratches. The stained maple raining has paint drips and poor paint cutting all over it. There was black tar in our carpet and a flooded basement carpet landing which the supervisor said was " unfortunate" and i had to clean on possession day for 2 hours. 5 cracked tiles and toilets that dont flush properly. Glass den doors that have 1 inch gap and dont close. They also installes 3/4 quartz in bathrooms instead of 1 1/4 quartz. The backplash is the wrong dye lot which is brown when we picked grey. Ive spent hours cleaning up after there trades and still waiting for them to fix the paint issues and had there painter in for 2.5 days.
Still waiting for final grade and a driveway after 2 months then told its up to another 6 month wait. there is no more frost of the ground and weather been very warm.

We moved into our new Parkwood home in St. Albert, this past January (2019). Overall, we have had a great experience with Parkwood Homes, and would recommend this company to others. In particular, Lionel Hertlein, has been fantastic to deal with. We can certainly understand how he has been nominated for Rookie Sales Person of the Year. He is knowledgeable, helpful, and works hard to address any of our questions or concerns. Congrats Lionel! Plus, we wanted to extend a special mention to our awesome design consultant Dustin! Finally, we are extremely appreciative for the wonderful support that Sherri (sales manager) and her team provides us, on an ongoing basis!

Building with parkwood has been a great experience so far. I have to note we are still in the process though but very close to possession.
From the very beginning, our interaction with the area manager: Lionel Hertlein has been nothing but wonderful. He has always been very thoughtful and helpful providing all the input he could. He always goes above and beyond and has always been our reference point of communication and has always been transparent.
Parkwood definitely takes pride in being very professional and honest. They make sure you get what you ACTUALLY want and nothing less. We have had a couple of walkthroughs already and it’s been amazing.
To add to this, every other memeber of the crew has been incredibly helpful. Another special mention: Dustin McDonald, interior design. He has been of great help and support and also went above and beyond to make sure we fall in love with our new home.
Overall, a great experience so far. Will update this once we actually take possession of the house!

The home itself is fine although my staircase going downstairs is wobbly. In the process of getting this sorted out. Their warranty department is a joke. I actually let Parkwood use my home as a show home to help them make an over $500 000 sale, and they return the favour by completely ignoring my request to have a supervisor come out and discuss my concerns about damage incurred by another build. They had someone come and supposedly repair the area. Did a horrible job and now Parkwood is cutting off all communication as of today according to last email. Stay away they are shady.

Where to begin with Parkwood "Master" Builder? There should have been red flags at the beginning of our house buying search. We were looking in the Rosenthal neighbourhood as that was our first choice area. The first sales lady that we encountered at the show home seemed a little arrogant and even said to us that "she didn't need to sell this home because owns her own business on the side". She was quickly replaced by another sales person who was not much better. Long story short he was let go from the company not long after as well. Vey high turn over rate on employees in this area. We should have walked away but the price was right and we loved the lot and area so we pushed forward. We worked with one of the people from the head office because of all the trouble we had with the local sales rep, and he helped us the rest of the way through the purchase. Flash forward -- in the building process everything seemed to be going well, but when we stopped in one day to check out the progress, every change order that we had made was not communicated to their trades. We only had three changes and not a single one had been done. I guess it was a good thing we stopped in randomly. Other than that, the rest of the building process was great. We even got possession of the house about a month before we originally were expecting to move in. We were very happy when we moved in as the house was great and other than a few minor things ( which all houses have). All I can say is if you decide to go with this builder make sure all your seasonal items are complete before you give them any money. The trouble all started when it came time to get our driveway, sidewalk and rough grade done. They will constantly avoid you at all costs. I have personally phoned them 4 times and have not once received a call back. You would think that after spending over a half million dollars someone would at least pick up the phone. NO ONE ANSWERS THEIR PHONES AT PARKWOOD MASTER BUILDER. I have been told through email that they have "No Control" over what their trades are doing. We finally received a call back today from a representative (following an email stating we'd be putting our a poor review) and when I asked them about not having any control over where their trades are working, she replied " Do you expect me to know what they had for lunch too? I don't know what they are doing during the day." I can only imagine how long it will take to get our rough grade done. I am writing this today before our year is complete because if I can save one person from this company it will be worth it.

Hi Corey – as per all of the discussions that you and Jennifer have had with multiple Parkwood team members, your seasonal work is on the work schedule of our trades. We deal with over 160 trade partners and therefore do not know each and every one’s complete work schedules. Seasonal work is completed by area and only during the seasonal timeframe (as is the same for every other Edmonton builder), with weather permitting – something that is out of everyone’s control. As per your conversations with our multiple team members informing you that you would be receiving your concrete today (and now have it) we do hope that you are enjoying your driveway, and if we have more sunny days like today your rough grade should soon be able to follow. Thanks.
