As the owner of a newly built home by R & K Custom Homes, my wife and I couldn’t be more pleased. Working with Kathy Dumas throughout the home building process gave us assurance we had a champion on our side! Anyone who has had a house built from the ground up knows the minute details that go into the completed product. This can be overwhelming. My husband and I were considering building a home in North Carolina, so we toured a number of Parade of Homes near Greensboro. A couple of the houses we toured were built by R & K Custom Homes. We were impressed with the quality of workmanship and design of the homes. We were introduced to Rich and Kathy, and immediately felt welcomed and comfortable with their friendly approach. After careful consideration, we decided to choose R & K to build our first custom home. Kathy was wonderful helping with every design need from the layout, to the granite and tile, to the flooring and cabinets, to the color selections. I relied on her expertise in design to help make the right choices for our home. Rich and Kathy listened to us and our ideas for the style, size, cost and plans we wanted in our new home. They made recommendations to help us keep the construction within our budget, and even provided cost saving ideas along the way. They were patient as we went through the details of building our first home, and never made us feel pressured. They even took the time to drive us around to see other homes to get ideas and help us with some of our choices. It was such a pleasure to work with R&K in building our new custom home! We would use Rich and Kathy over and over again. Best builders ever. They care about their clients. Great quality. We looked for over 2 years at multiple builders and they were consistently the best. They built a home that we custom designed. And in a poor economy that sold in 3 months. We are currently searching for another dream piece of land for them to build our hopefully final dream home as we move into a different stage of life. We consider them more than our builders. We consider them friends.

Recently discovered problem with mold and moisture damage due to what we believe is a defective shower liner. Test have been done that suggest the problem is with the liner, this information was forward to R & K with the expectation that they would correct the problem and make the necessary repairs. R & K refused to inspect or make any corrections. Update and response to R&K: R&K brings up that because of the mentioned home inspection and yearly termite inspections did not report any signs of mold are proof that it is a recent event is a false assumption; these types of inspections are only visual inspections. They do not remove insulation and is stated in their declaimers, and R&K knows this or should. The damage has been gradual and hidden behind the insulation, this amount of damage and mold buildup does not happen suddenly. R&K also reference my comment about water pooling in our 2010 letter as proof of our negligence that we must not be routinely cleaning out the shower drain as a reason for the damage; this too is a false assumption. The pooling I referenced is at the shower entrance, the entrance area was not sloped towards drain. R&K has no firsthand knowledge of the issues or the source of the problem; R&K refuse to inspect the damage. The building code requires that showers be lined and made water tight; 06 NCPC 417.5.2
Comment from R & K Custom Homes:
Faulty shower pans are very rare and will typically show signs of leakage within the first two years, especially in a master with daily use. In a conversation with the home owner I was told they believed the leak started sometime between the spring and fall of 2016, since there was a home inspection done in the early part of 2016 and it was not visible then. In a letter received from the home owner back in 2010 he mentioned water pooling in the master shower. Pooling water is typically caused by a clogged drain. If a drain continues to clog and the pan holds standing water it greatly increases the possibility for leakage. If you add the unanswered question of missing grout or caulk it will greatly increase the potential that it will leak. Keeping drains clear and free flowing as well as caulking the base wall of the shower to prevent leaks are considered normal home owner maintenance. We have no knowledge of how or if the drain and caulk was maintained over the years. We feel that since this home is over 8 years old, at this point any repairs or modifications are the home owners responsibility.
