We've worked with Tracery Builders a couple of times now to make improvements to our home. Previously, we had earthquake retrofitting completed by Tracery Builders, and along the way we improved our garage finishing by adding some additional electrical outlets, and a better workshop sink. We really liked Mark's approach of discussing several possible solutions ahead of the project, which he shared with illustrated pictures that made understanding the work needed more easily, and helped us prioritize the work that was important to us. After the retrofitting work was complete, the dry wall had to be replaced in the garage, as well as texture finished, and repainted. Mark's team of professionals did an amazing job of the retrofitting, and finishing off our garage. They always left the area they had worked in clean at the end of the day. We are super happy with this work as it greatly improved our garage, as well as our improved earthquake preparedness. We had the opportunity to work again with Tracery Builders more recently, as we needed to greatly improve our home's water mitigation and drainage, as we had been having flooding in our garage. We live in a rural area where we get a lot of water, all at once, during our rainy season. The one very small drain in our driveway was not cutting it, and year over year we were seeing significant rain, more and more consistently. There were three areas we needed to have addressed, and Mark's team helped assess all three areas, and advised on two of the areas, while focusing his team's work on the third area: building a better retaining wall in our backyard where the water should flow, and should stay. Mark and team came out to perform measurements, and inspect the areas that needed work for elevation. Mark again used photos to help illustrate the different areas of the work visually, which really helped us understand the possibilities. Mark also helped guide us on finding the best value for the supplier of the trench drain equipment. Mark teamed up, and worked well with another contractor who would perform the installation of the trench drains in the two other areas. In the end, Mark and his team at Tracery Builders built an amazingly sturdy retaining wall from sturdy I-beams, wood posts embedded in concrete, as well as thick boards to form the wall, and then added concrete in front of the wall, where the water would flow, without washing away the support for the wood posts. We've had A LOT of water this year, and for much longer than usual that the past couple of years. We are SO thankful to have hired, and been able to work with Mark and his team at Tracery Builders. The work they did for us barely scratches the surface of some of the amazing work we've seen them do for other homeowners. We highly recommend them for your larger home building and improvement projects. They are true building professionals with integrity, follow-through, and put an expert finish on all the work they did for us!

We used Tracery for our earthquake retrofit. The process involves a lot of admin to make sure everything is done properly and we were helped a lot to get all the paper work done. Expert and friendly service at every step of the way: administrative, conceptual, and, of course, in the actual re-design and construction of our kitchen and bathrooms. Handled unforeseen difficulties--unexpected structural challenges, revealed in demolition--with ease. Kept the many moving parts of the project--delivery of materials, scheduling of work teams, permitting, etc.--with impressive efficiency. Our designer--Cindy--game -planned everything beautifully, using her expertise and experience to design the spaces on her computer in such a way that--when the actual rooms took shape--they were exactly as she'd envisioned. Like Mark, Cindy kept us informed at every step of the way, and, in the case of key decisions that needed to be made in the moment (what marble for the kitchen island, which wall color for one of the bathrooms, what to do about a certain kind of pull or knob for the kitchen cabinets?) she sought our input, gave her considered opinion, but never tried to impose her own taste on ours. Truly Cindy brings a perfect blend of knowledge, creative flair, and practical know-how to every single detail of the project, no matter how small. Dana, who made our custom cabinets, is obviously a master at his craft.

I hired Tracery Professional Builders, Inc to do the seismic retrofit work on the foundation of my house, according to the specifications of the Earthquake Brace + Bolt (EBB) program. I had three quotes, but picked Tracery because Mark Macdonald, the president of Tracery was the only structural engineer. I was impressed by his seismic knowledge and how well he explained what needed to be done to retrofit my foundation, and how the EBB program worked. Mark and Miles, the project manager took care of applying for the permit from my city, took and uploaded the required pictures and documents to EBB. They were professional, knowledgeable, courteous, organized and responded quickly to phone calls and emails. The crew were also very professional, competent, considerate and punctual. They showed up on time and finished the project as scheduled. They also cleaned up very well afterwards. When the building inspector asked for more work not required by EBB, Mark went beyond the call of duty. He did the extra work at no additional charge. I am very pleased with Tracery and I highly recommend them for doing the EBB foundation retrofit work, or any other construction projects.

We highly recommend Tracery Professional Builders. We hired them some months ago to undertake an earthquake retrofit on our home, and we are very pleased with every aspect of their work. The structural engineer, Mark Macdonald, personally crawled around under our house to evaluate the work that needed to be done, carefully photographed all important features of the house foundation and subfloor, patiently and completely answered my many questions regarding the nature of “earthquake retrofit work” and all the hardware involved, and fully explained all aspects and particulars of the work he recommended being done to our house. Tracery then did an outstanding job in wading through the involved permit process with the city, state and FEMA, showing admirable persistence in the face of the many bureaucracy-induced slowdowns exacerbated by the ongoing viral pandemic. Finally, with all permits obtained, their crew came to our home and actually completed all the work in one day. They were professional, courteous, considerate of our home and floors and furnishings, mindful to make sure our dog and cat did not escape while they worked, and carefully photo-documented all their work. I doubt you could find a more competent, professional or considerate company.

Tracery Builders did a superb job on our EBB project. From initial contact to post construction follow-through they were consistently organized, professional, responsive, and highly competent. The owner is a structural engineer and passionate about quality and precision. This really shows in the caliber of work they perform. Tracery also receives high marks from us for integrity, they did what they said they would, quoted accurately and provided a great service with no surprises or issues. Mark at Tracery Professional Builders was one of 3 contractors that looked at the junior ADU I wanted to build. Mark immediately stood out from the competition as the only one look at my electrical panel and tell me I needed an upgrade before the remodel. Secondly, as a structural engineer he told me what was and was not possible in regards to moving doorways and adding appliances. Lastly, he was the most creative. Manny and Pepe came in found a solution to my 2 way switch situation (I no longer have to run across a dark room to turn on the light), put up the wall, patched up a doorway, hung my doors and added a doorway. They were efficient, courteous, cleaned up after themselves and were excellent at problem solving (found pipes where I planned to put a doorway). There were a lot of surprises (typical 1950's home), but they communicated with me about the issues and their solutions. I could not be happier with the quality of workmanship and service I was provided.

After another engineering firm put together an incomplete and disappointing set of plans for a major foundation repair and seismic retrofit project, I reached out to Mark at Tracery to help us get the design back on track. While the construction is still ongoing, Mark helped counsel the design firm, made a number of very clear and actionable recommendations to the team, walked them through it, and made some clearly cost-saving recommendations to me and crew. His expertise in seismic and concrete work was unparalleled when I compare it against the 5 to 10 other local contractors with whom I consulted. He was also responsive, funny and generous in his work style. I kind of couldn't believe we were talking about concrete. I would heartilty recommend him for these kinds of services and look forward to doing business again in the future.

Found these folks doing a earthquake brace and bolt project. We obtained a reasonable bid and accepted it. They handled the city paperwork, showed up on time, and finished the original project well ahead of schedule. In the course of bolting our house down, the folks doing the work found existing problems and were able to come out to handle those (which were serious issues left from the folks we bought our house from) the day afterward. Liked the tradesmen and craftsmen who showed up to do the work, and really appreciated the quick and professional way the additional work was handled. The additional cost was reasonable, and the work to accomplish that (which was not entirely straightforward) was fantastic.

Mark, Bridget and the Tracery team are fantastic! My wife and I hired them to do a seismic retrofit of our 1960s home. They did the whole job in 1 day and even did a cursory check of the plumbing and found a small leak! They kept our house clean (our crawl space access is deep in the house in our nursery). When we got back in the evening, we didn't even think they had come in!

I have been working with Mark and Tracery Builders for so many years now and being a sub-contractor to a company that so believes in Team work and so organized, I cannot understate how organized this company is.

My project manager Bridget did a fantastic job of keeping me informed through a process that required lengthy waits for FEMA and City permitting. The job was finished in the time it was promised (actually a little more quickly) and the company stood by its contract price even when there was confusion over a reimbursable expense.

The level of professionalism and quality of work at every stage were well above my expectation for the seismic retrofit. All details and scheduled actions were completed as promised. Truly a professional organization with quality people who communicated exceptionally.

Hiring Mark and his team to do a seismic earthquake retrofit to our house was the best decision my husband and I made in the last 3 years. Mark and his team were extremely professional and actually cared about the work they did! WHAT! They showed up when they said they would(!), did the work they said they would do while exceeding our expectations with their workmanship(!), cleaned up after themselves(!), went to real effort to protect our property(!), and gave well thought out, professional advice that sometimes didn’t work in their favor financially but that improved our home! WHAT?!?! We really hit the jackpot with this company and appreciated their work and professionalism. And, to top it off, they were really nice guys. This review is long overdue! Mark and the Tracery team were great to work with on our remodel. We remodeled our kitchen, family room, powder bath, and living room. They were easy to work with, professional, cleaned up the work site every day, and were overall great people. Larry, Jose, Jesus, Edgar, and David (among others) became a part of our daily household for months, and were always very accommodating. Their work was impeccable, and they often gave us options to consider. Mark came by regularly to check on progress and help troubleshoot, provide recommendations, work with our designer, and provide a roadmap through to completion. We have received plenty of compliments from friends, family, and neighbors (who also enjoyed interacting with the crew). We are very happy with the project we did with Tracery and recommend them highly. Will definitely be back to Tracery for the next project.

I have never dealt with a more professional company. every email and phone call was answered in a timely manner. when I was told that someone would show up, they showed up exactly on time. Very professional and responsible company. They are familiar with the full project process start from the working permit to finishing the project perfectly. I don't need to deal with the town and actually I don't know how to do it. Their engineers and technicians are very professional and they can finish the project just as they scheduled. I want to give ALL the stars! We had a challenging project in our bathroom--we wanted to have a shower as part of our whirlpool tub. The problem was it was an irregular shape, and we *really* didn't want to rip out the whole wall to make things happen. Mark and his team stepped in and BAM! They not only came up with ideas to make it work, their ideas did not destroy our bathroom or our budget AND every time I shower in the morning it's like being at the spa. I almost don't want to give such a glowing review, because we want to hire him again for our kitchen remodel!

We purchased our home in 2015, a large two-story on a hillside in Morgan Hill, with a spectacular view of the Santa Clara Valley. It was built in the 1980’s and had an updated kitchen, but the rest of the house showed its age. Beyond updating fixtures and paint, we wanted a remodel that would create bed and bathroom suites, add natural light, and improve energy efficiency, safety, and general comfort. A major consideration was our desire to live in the house as construction took place. After interviewing several contractors, we were impressed with the proposal from Mark McDonald of Tracery Builders, which was both practical and addressed our expectations for the house. The result is beautiful. We were very pleased with the work and the process, and have since had Mark and his team back for an additional project. Mark Macdonald looked over the existing plans and construction, crawled around the attic and gave us guidance on project elements; his degree in structural engineering added to our confidence. Mark brought in an architect, Stan Royer of Royer Designs, and a structural engineer to work with us on the design, and provided his own input throughout the project. Mark was on site regularly to make sure every detail was perfect. (Did you know that the screws in wall plates should have the slot vertical?) The remodel project took six months during which we lived on the opposite side of the house. Mark and his team made it work for us; the job site was segregated with temporary walls and doors. The team cleaned up each day, and evenings we could walk through to see how things were going. Tradesmen showed up when they said they would and were conscientious about maintaining our privacy as they came and went. Jose, Pepe, Sergio, Carlos, and Ed were all working on our project at various times and all were professional, friendly, and helpful. Chris Bates was our project manager and was a joy to work with. He was in regular contact so decisions needed from us were made on time. Chris was more than a project manager - he helped with construction, made sure things were done properly, and insured everything we brought up was addressed. Chris and team found and addressed existing water leaks, and problems in support beams in two different places that they fixed. Chris anticipated future work we would like to do in our living room, made sure that the foundation and support were done to allow it, and took pictures so we have the evidence. When problems were found or, more cost-effective approaches could be used, Chris met with us to explain the issue and make sure we'd be happy with the outcome. He convinced us that doing a heated floor in the downstairs master bedroom would be better and more cost effective than trying to run another vent to that space, and everyone who has used the room has been very pleased Manny Trevino worked with us on the design of our closets, and then built custom furniture with the numbers and sizes of drawers/shelves/rods that we wanted. Manny took my design and walked through it with me, then pointing out ways we could improve it. I'm grateful he did - the results are beautiful and functional, with drawers that are nicer than what we have in our kitchen! Manny created a quality result: metal rods that aren't going to bend, and knobs that won't catch on clothing; things I'd not have thought about without his input. David Sotelo did the plumbing, and like Chris and the rest of the team checked and re-checked to make sure that the type and placement of the fixtures were as we wanted. We added a tub in the master bathroom and it was not easy to place the faucet such that it wouldn't block the view and would be easy to use. I'm happy with the resolution. Like everything else Tracery did, the plumbing was top quality - so pretty we joked about putting in glass walls instead of the drywall. Edgar Pelaez did the painting and staining, and, like the rest of the team, made sure it was perfect. He finished some natural wood doors, and sanded and painted others since were were changing the colors in the new area. It all came out beautifully. Mark & Chris brought in Daniel from Rogers Electric to do the electrical work. He did a walkthrough with me to make sure that the switches and outlet placements would work for our planned room layouts and we had the right kind of lighting for each space. The bathrooms each have several types of lighting, and I find I use all of them. Two of the bedrooms have reading lights with switches reachable from the beds - a luxury which leaves the nightstands clear for things other than lamps. Even the closets are lit just as you need. They brought in Ty Schmidt of Ty's Tileworks to do the tile floors and showers. Ty and his team did a beautiful job. We split one large bathroom to make an en-suite and a half bath off the main living area. He had to make do with tile we had on hand and make it blend into the existing floors using old spare tiles. There weren’t enough large tiles, so he got creative with some smaller ones we had on hand and made it look like something that had been planned that way from the beginning. Our showers are lovely, and the glass tile accents were beautifully done. Sticks n Stones did the fabrication of the stone - and the marble/granite was a feature in each of the bathrooms. Our master shower has walls done in stone, the countertop is underlit with the same stone - it's beautifully done. We initially had an issue with a joint in the stone (which had been designed in - not a problem they created), and they came back to change it. The person who did it is an artist - getting the colors to blend across a multi-colored stone - very impressive. They brought in Luis (Esco Woodworks) for the cabinets. Luis, like everyone, was wonderful to work with. He provided us with a collection of samples and gave us his advice which again was much appreciated. We ran into a problem with one cabinet and a windowsill - and Luis met with me to show me the options, took the original cabinet and redid it to make it work perfectly in the space. We ended up with a mix of wood in one bathroom and painted cabinets in others. All were delivered in perfect shape and exactly as expected. The results were rooms that are beautiful and easy to live in. Even more important, with the problems they found and fixed on the way, the house is also safer. His team was wonderful to work with, enough so that we tackled another half bath with them last month. It was a much smaller project but also turned out even better than expected. Manny and Jose did this one on their own and had it done in less than two weeks. Edgar came back and did the painting in that room as well as painting in some of the other rooms we hadn't done the first time. He managed to match the color in our existing living room to patch where a new alarm system had exposed old wallpaper and you can't tell there'd been any problem. Tracery does high quality work, listens to your needs and delivers against them, and has a team of employees and subcontractors you can be comfortable leaving in your house and will enjoy working with.

I hired Tracery to seismically retrofit my 100-year-old bungalow. Both the company president, who showed up in person three times during the six-day project (kudos for in-person attention) and who checked in by email at the end of each day, and the on-site workers showed great professionalism and attention to detail. The workers showed up on time every day, worked past the usual quitting time, always had the materials they needed on hand, took the time they needed to explain the complex task they were doing when I had questions, and obviously knew their job. The company president took time both at the beginning of the job and at the end to explain the complexities of a seismic retrofit and what to expect in terms of performance--what a good seismic retrofit realistically can and cannot do in a big earthquake. This is a professional, knowledgeable, and honest company. I highly recommend them. And by the way, I also hired them to install a dryer vent at the same time. It works great.

We recently purchased a new house and the former owners knocked down one of the walls of a bedroom to create an open space. We had a specific window of time that we needed the wall put back up, before the movers brought our belongings. Mark and his team not only were spot on with his timing, but they did an excellent job! Manny had the wall put up and even matched the molding perfectly all within a 24 hour period which greatly exceeded my expectations. This was a simple job, but Tracery executed it with perfection. Because of their timeline and professional team they used we were able to limit the time our family was without a kitchen and under construction. Tracery added a room to my 1950 era house. They started the job on time and completed it ahead of schedule. There was never a work day without workers at my home. They were clean and tidy, the dust control was amazing, and the quality of the interior and exterior finishes was excellent. In addition they were pleasant and easy to work with.

Tracery Builders performed seismic strengthening to our home's existing foundation, and attic beams. The crew was on-time, the worksite was covered with a dust barrier system to keep the dust contained, and the job was completed according to the proposal's timeline and cost. When the job was complete, Mark re-inspected the work for accuracy, and his crew even meticulous vacuumed our hardwood floors. We highly recommend Tracery Builders!

Mark and his team worked on our extensive remodel of our 1906 craftsman house several years ago. Their work was exceptional and the remodel is seamless with the original features of our old house. Recently, we needed a small job done of replacing a 1906 door lock on the front door. Even though the job was small, Mark's team took the job seriously and found almost an exact match of the original lock but with modern conveniences. They installed the lock with such precision that the door works better now than previously! We used Tracery Builders services for our kitchen remodel. It was a full gut job. Mark and his crew delivered outstanding results that were in budget and on schedule. Mark managed all permits and trades very professionally. Mark has a great attention to detail, and walked us through all the steps up front, such that we there were no surprises. We were very impressed with Mark's ability to work through all existing unforeseen conditions without impacting the project's budget and schedule. We love our new kitchen, and will definitely work with him and his team on any future renovation.

Mark Macdonald bid on the remodel of our house. He was highly recommended by our architect. Before we met to discuss the project in preparation for the bid, he and the architect met to discuss some modifications to reduce the time and cost. He and his team always kept the schedule and all members were committed to high quality work. Further, Mark always showed the utmost respect for his team. He also had a high expectation of a neat job site. He relayed to us that a neat and clean job site reflected similar work, especially when inspectors would come. We always felt like we were the only project he was working on. They came every day and the whole crew worked very hard when they were there. Mark made sure the neighbors were comfortable with any disruptions. Mark treated our house remodel like he would treat his own. He understands that qualify craftsmanship lasts for decades, and wouldn't allow even a small mistake to remain when it’s easy enough to fix in the short term. We are most impressed with his support. It’s been 3 years since the work has been done and we moved in, yet he will come and answer any questions and consult if we need his help. I get the sense he takes so much pride in his work, he enjoys being in the houses he works on.

Mark is an engineer, and it shows in his aesthetic and ability. He accounts for every detail of the project, explains why he includes/excludes each element, and was scrupulous in providing us with exactly the result we envisioned. He was very flexible in his plans. He has a tight schedule, but when we added things and changed our minds, even after work was completed, he was always easy-going and accommodating. Nothing was ever a problem or an inconvenience for him. His crew was equally responsible, prompt, and kept the job site very clean. His standards were, at times, even higher and more demanding than ours, and we had very exacting requirements, from planning to construction to applying the finishing details. We wouldn't consider using anyone else for future remodeling.

We now have the best looking house on the block. This project started with new bay windows, but the water and termite damage was extensive around the front of the house. Everything that this company touch is now better, weather tight, and even build stronger for the earthquake that will be coming. (You know, California, so more rebar and sideplates for the foundation). It's not just the quality construction, but the head of the company, Mark, pays so much attention to detail and how his work is going to look. Simple things like where to put vents, lights, painting, and making sure the stonework is up to his standards. (very high) There is so much quality work that goes with this company and we are starting another job with them in a month in dining room and living room areas. It will be done right. :)

We hired Mark McDonald, Tracery Professional Builders, on recommendation to raise a sunken living room, strengthen and level subfloors for hardwood floor installation, repair a termite damaged wall, install raised ceiling lights and a host of home remodel items. We could not be more impressed with the man, his crew, caring to get it right, honesty, expertise, work quality and ethic. From the outset, we were really impressed with the extent to which Mark worked with us to get the remodel completed the way we wanted and to his high standard. Something not done right would be redone, even before we noticed it. There doesn't seem to be any aspect of a home, how to design, build, remodel or repair it that he doesn't have a mastery of and, in fact, he holds a Masters Degree in Structural Engineering. Mark's quote laid out all his costs, including detailed material list and where he generates his profit, all open, fully honest, nothing hidden, and the price was very reasonable. The number of little things that Mark and his crew did at no cost to help us through the construction process, including moving furniture in and out, was equally impressive. In the end, beautiful remodel, couldn't be happier with the job Mark and his crew did.

Worked with our architect to get the best design to salvage our great room that had extensive termite damage, rat infestation in the crawl space, and needed a seismic upgrade. Builder is a structural engineer and very experienced with materials and used high quality subcontractors. Good communicator, transparent with written bids, change orders and fees. Great supervision of his crews and the subcontractors. Very accessible by phone, provided updates on weekly schedules. Very flexible with changes in the work order and interested that we were getting the renovation we wanted. Quality work at a fair price.
