I hired Modern Design for staging my empty house before putting it on the market. I was hesitant at first, thinking maybe I didn't need to stage it, but several realtors said a house shows so much better with furniture. Plus, I was putting it on the market 2 weeks before Christmas, which wasn't ideal timing for listing a house. So I went ahead and had Gemma stage the house and I'm so glad I did! I hired Gemma to stage a vacant 3 bed/2bth home that we had purchased several years ago as an investment rental near TCU, and were now selling. I am a Realtor in St. Louis, and understand the value of staging a vacant home. I looked at Gemma's website and personally spoke to her and was convinced that she knew exactly what she was doing. She looked at the property and made some suggestions, that did cost me some money, but I knew as a Realtor that I would get more back out with the sale, than the cost of those improvements. This involved painting the oak cabinets in the kitchen (outsides only - costing me $1400) and painting several rooms a neutral color (cost of paint approx $200, and my daughter and I did the painting in a weekend). Gemma staged the Living Room, Dining Room, Master Bedrm, Kitch/brkfst Rm, and baths with all up-to-date furnishings and accessories that coordinated all together and flowed nicely through the house. The cost for the first 2 months was $2200. The additional month that we had the house for sale was $500. This is in line with the professional stagers in St. Louis, so I thought this was very reasonable. Usually staging helps sell a home faster, however, I knew that I had just missed the prime selling market in the area, and our list price started too high, (I should have taken the exact advice originally given to me on pricing the home from our Realtor in Ft Worth...of all people, I should have known better!). Gemma's staging crew was very efficient in setting up the staging, and in removing it when all was under contract and I called her with the news that the staging could be removed. I would hire Gemma again in a heartbeat. She, and her company, were great!
